Our family is very satisfied with our weekend stay at this hotel. It was a great value for the money. I was looking for the hotel at the walkable distance from all the best Niagara Falls viewpoints and attractions. That was important for us - and the hotel fully met this requirement. So the location is just perfect! The room has all facilities for a good stay - it was warm and very clean. We were pleasantly surprised by housekeeping service even though we stayed only for two nights. The beds and bedding was very comfortable. There are many restaurants near the hotel. Check-in and check-out are very fast and easy. The owner was very kind and helpful allowing us to leave our car in the parking lot for a few hours after the check-out so that we could have a walk before heading home. We would definitely recommend this hotel to the families with kids - our son liked it.

It would be nice to have a floor standing coat rack near the door 🙂.

The location of this accommodation is very good, close to everywhere - possible to walk to bus station, to Niagara Falls and even to croos the borders to the US. There was coffee machine and coffee refilled every day. The beds were very comfortable and room was quiet. Personnel was nice and waited for our later arrival.

The cleanliness of the bed sheets were not that good the day of arrival, it looked not totally clean.

Niagara Falls is full of hotels/motels/inns. MANY of them are tired and dated with owners reluctant to update or upkeep. We decided on a last minute trip, didn't want to spend a fortune so I scoured booking.com and looked at prices, location and REVIEWS. We had never stayed at King's Inn so as I was reading through, it dawned on me that there were far more praises than critiques and hardly anyone had given a poor review. That is NOT usually the case, I assure you. Told me something was special. I was right. It's a small property but it's most apparent the owners care about the curb appeal. So neat and tidy, the parking lot was paved and painted and the pool area was clean, safe and pretty with flowers, chairs, loungers and umbrellas. Check in was quick and efficient by a lovely young woman who was very sweet.We went to our room, opened the door and was really pleased! It was IMPECCABLY clean. There was a sofa, chair, refrigerator, coffee maker, flat screen TV and fireplace. The king sized bed was an older spring model but comfortable and the sheets/blankets were crisp and white. There's even a mattress protector. Yes, it's an older property but you can tell the owners take great pride in taking care of their inn. It was only 10 -15 minute walk to Clifton Hill. I was comfortable and felt safe. The other guests were respectful and it was nice seeing so many different types of families mingling amongst each other at the pool. We would definitely stay here again. P.S. Do not hesitate to tip your cleaning matron-she did an amazing job.

For this price point, location, care of the property and cleanliness (especially when compared to similar locations)- Im giving two big thumbs up, we can't complain about anything.

We booked two rooms. One was blocked off by another room just in front of it so no light and no view. Staff not too friendly or approachable. They close the lobby door and go away. So everytime you need to ring the bell and wait for thwm to come doqn to the lobby and open the door. It feels vad as if you're disturbing thwm.... them not smiling and looking annoyed doesn't help either lol.

Near the falls, it was very clean. Friendly staff.

Their was a damp, musty smell in bathroom. Maybe window needs replacement. And room needs more lighting. Also a microwave should be added.

My wife and I spent two nights at the hotel during August. The hotel is one of those with the doors to the rooms opening to a walkway on the outside of the building. Expectations were honestly rather low as we checked in. We were pleasantly surprised to find that our room was cleaned for us every day. Our experience is that when staying multiple days, most hotels will leave it to you to straighten the room and make the bed until you check out. These guys were the exception. The location of the hotel was very close to Niagara Falls

The room showed some wear and tear from steady use, but on the other hand everything in the room worked

The location is much calmer and more local than the tourist areas and traps. It was in an area that was surrounded by local stores and restaurants without the hordes of crowds and tourist prices. The staff was warm and welcoming. Just front office, although they are professional, they just need to inject some warmth and wel one in their demeanor.

Just the walls are thin so I can hear above me and next door moving around, taking a shower, and talking. There was one night when it sounded like youn'uns had a night of drinking and came back loud at 2 a.m.

The room was spotless, bathtub actually gleamed. Staff was friendly and helpful. Parking is free at King's Inn. The beds were extremely comfortable with equally comfy pillows. The room had a nice table with 2 chairs and a small refrigerator. My only negative would be the lack of a microwave. I missed that but otherwise our stay at King's Inn was 5 stars fabulous. Oh and we were in walking distance of restaurants, main attractions and more though at our advancing age we elected to drive everywhere. In closing, the price per night was low low low, I would stay again at King's Inn and I highly recommend .

I have absolutely no complaints other than having a microwave in the room would have been nice. But then again if you consider the price and the cleanliness and the location it is not a complaint... a suggestion maybe. :)

We loved everything about this motel. We walked the 1/2 mile (or so) to the Falls. We were able to avoid the tourist traps and hustle-bustle arcades. In the evening, we sat outside of our room with a refreshment in hand enjoying quiet time. The owners and staff were very attentive to the property. No cigarette butts, paper wrappers, etc. Exceptionally clean. Regarding cost and expectations, we didn't know what to expect. Everything was perfect! Skip the glitz and glamour of label hotels with their high room costs with pricey restaurants. Stay at the Kings Inn and dine at Napoli Italian restaurant on the corner! Best Italian food outside of New York City.

The room was perfect. It was incredibly clean and you saw the cleaners there everyday. I was given an upgrade as the manager/owner, Dave, had said that he makes sure to give those staying for a few days the bigger rooms. The bed and pillows were incredibly comfy. The room was equipped with a coffee machine with free coffee, sugar, and whitener which was all very appreciated. There were also complimentary soaps and shampoo included which was very helpful. The mini fridge was great for keeping my drinks cool and for a beverage pool side! The pool was fabulous and was open from 9am-10pm. The owners/managers/people working there were fantastic and very helpful - upon arrival, you will be given lots of advice on visiting the falls and given coupons to get discounts to the falls attractions and places for food. I also loved how out of the way it was but within 15min walk to the falls. The hotel is also really really good at regulating people being loud and unsociable, so if you're someone who is looking to have peace and quiet without being woken up at 2am by people drinking, then this is the place for you. I could not recommend this place enough - it is fantastic value!!

I loved this place and will 100% be coming back and recommending to anyone visiting. The only perhaps 'bad' part about this hotel (which isn't bad at all) is that it is a no frills hotel - it is old fashioned and doesn't have all of the modern features. I didn't mind this at all however, but I know some people want very modern hotel rooms.
