The location is fantastic and was very good value for the price when you consider you are up against the top hotels of Cannes charging a fortune for such locations. The room was clean the staff were friendly and helpful.

Its not really that I did not mind it as i understand for the price and location I am not expecting a suite. The single room I had is tiny that you could barely swing a hamster let alone a cat but it didnt overshadow my stay as I was there purely for the location. However if you are an american visitor expecting what i would call an american sized room you may be in for a surprise

Everything was perfect, couldn't wish for a better location or staff. The room had a large comfortable bed, a clean and modern bathroom and a cosy balcony that I could see the ocean from. It was both close to the ocean, harbour, supermarkets and some really good restaurants. I was travelling by my own and the staff made me feel safe. They were really helpful, they helped me for example with the laundry and gave me all the recommendations and information I needed (for example the ferry schedule). I will definitely return to Cannes and stay at Modern Waikiki Hotel again! Thank you for making my experience the best possible

Everything. Perfect location is AMAZING. Approximately from all the great spots, was easy to watch the fireworks from the blvd la Croisette on new years ever…. And all the restaurants and shopping areas were extremely nearby . Perfect location, bed sheets were made new on a daily basis. Stafff goes the extra mile for u

the fact that i did not receive the pin code on time to get in - but the reception guy that picked up the phone was extremely proactive about it, and delivered the information so i could get it! Thank you honestly

We took a short visit to Cote d'Azur and since we spent the whole day sightseeing we just needed a small room for the night to sleep at for a reasonable price. Even though the room is tiny (as it was written in the previous reviews), it perfectly suited all our needs. Its location is unbeatable, close to the beach, bars and restaurants and it was a pleasant surprise that we got a better room with a balcony and a sea view than the one originally booked. In this respect, it even exceeded our expectations.

The location was simply amazing!! Super easy to get around. The beach was right three minutes away, groceries and stores were also easy accessible and the train station was also close by. Yet, didn’t hear any noise from the street. The staff was just amazing! I haven’t felt this welcomed in a very long time. Right from the start, they were very accommodating and also very friendly until I left.

Well, my room was tiny. But that’s what I booked, so I can’t really complain about what I have booked in terms of size. And yes, you may hear people walking the stairs sometimes - but it didn’t really bother me.. as these old buildings simply have that.

Great location, very central. Friendly and welcoming staff. The hotel is centrally located within walking distance of the beach, train station and downtown Cannes. The location is really excellent for visiting Cannes. The staff was very courteous and friendly. The rooms are modest but comfortable and have all the necessary furnishings, in accordance with the very fair price. Highly recommended for singles, pairs or even families for a short stay.

Great location! The friendliest man at check in, always so happy and ready to help with anything. Offered coffee/snack and always gave us new bottles of water everyday. He is the best!

Rooms are quite small and pokey but they have everything you need. People in rooms next to us come home at 3am every night being really loud- not the properties fault but walls must be very thin.

The location was amazing. 2 minutes walk to a beautiful beach in the smartest part of Cannes. Comfy bed, great shower and fantastic air-conditioning. All staff welcoming to me and my dog and helpful with parking etc. A lovey stay in a beautiful town. Early morning swims in a warm sea were just amazing

I loved it all. If there is any downside, the room was small ( but single rooms are rare and are usually small). Enough room for my little dog but with a big dog could have been tricky!

The A/C unit was above a large wardrobe which significantly affected its operation. It was very cold so I needed heat in the room. Suggest you get rid of the wardrobe or replace it with one that is smaller in height so that the temperature sensor in the A/C unit is not affected. Otherwise good.

Fantastic Location. 3 minute walk from bus and train station, 5 minute walk from Cannes Film Festival venue, beaches, port & Casino and affordable too. Easy connections with Nice and Monte Carlo. Could not ask for anything better.

Breakfast offer does not include eggs. Room size may be tight for 2 or 3 people staying in one room.
