The breakfast is fine! The location is in the city center, perfect.

The room is old. The air-condition is old and function in a strange mood. Window on a ground floor, you see the legs of the coming through people ... And EXTREMILY noisy from the outside street, even 1 am - 2 am and later.

Truly I can say that "No 12 Boutique Hotel" is one of the best hotels in Tbilisi and near the area for a few reasons: - Great location, only 5-7min walk from Freedom Square and 10-15min walk from Old city, "Sulfate baths". Very comfortable to reach anything - Metro in Freedom Square 8-10min walk in Galleria - Amazing staff!!! The hotel manager can lead, advise and train his employees to perform and serve the best possible way! The lady in the kitchen makes the best hot breakfasts "as at Mom's place" every single day and remembers your preferences <3 - Cleaning staff always ready to help and resolve everything, so that person would be happy In this hotel you feel that you came to your long lost family and this is a great reunion of everyone, in a great way! Highly recommend!

Often the Georgians struck me as rather blunt people showing little sympathy for their customers. No 12 Boutique Hotel was one of the few exceptions which is why we were especially surprised by the little smiles and the small gestures of hospitality. The receptionists and the breakfast staff gave us that warm feeling of being welcome that we missed so often in Georgia. We had a nice small room with a balcony and a clean, spacious bathroom on the third floor. There was wifi, a TV with unusually many stations (we browsed between Russian, Georgian, Turkish, Iranian and US-american television). There was a water kettle with tea, coffee, a fridge, AC and - something I especially liked - plenty of "Turkish lanterns" that spread a warm, colorful light. A welcome change after all these bright and uncomfortable lights. There was a small breakfast buffet with a selection of fried and boiled eggs every morning. If you are looking for a place from which to explore Tbilisi, you'll find this hotel in the centre of the old town with most sights within walking distance. All in all, No 12 was one of the best hotels we stayed at in Georgia.

We had a large room with a private balcony (although some other guests used it as well). The room was cleaned daily, we had a nice breakfast until late in the morning and the overall experience was very nice. The location is wonderful, right in the middle of the old city of Tbilisi, everything is walking distance. The hotel is located on a side street so the noise from the main street does not reach the hotel.

The room was very dusty, the curtains could be cleaner, At night drunks would pass under our window and make much noise, but this happened a few nights only. The staff speaks very little English and communication is not that easy.

the staff are great and the old house//hotel is nicely done - they have really made and effort and people are friendly and helpful.

some bits of it were not in great condition. some of it can’t be helped as it is an old house but some of it could be better - it does not quite live up to its ambition. cab driver found it very difficult to find. that could be a reflection on the cab driver!

This is our second time staying at this property. We love the hotel, the staff, and the location. Since my last review about the mold in the bathroom. The manager attempted to clean and disinfect the shower stall but there was still quite a bit. We kept the fan running for days while we were staying at the property. The other surprising issue was the bad wifi connection. It was spotty and pretty disruptive and frustrating. If it wasn't for the great staff, Romeli and night guy and Ali the manager. I would have scored it much lower

Black mold in the bathroom which can cause some serious side effects if inhaled or came in contact with. VERY Bad wifi, continuous drop of connection.

Beautifully designed cosy hotel in a 'hidden corner' right at the heart of the old town. Loved the interior decoration and the attentive & discreet staff. We had a room on the second floor, with a roof top and an amazing view of the Trinity Monastry. The breakfast was delicious, with a choice of home made delicacies and lots of fresh fruits and salads. The hotel manager is a super helpful and pleasant man, he helped us out to book drivers, and served us wine and cheese when we checked in very late on our first night.

The rooms did not have many electrical sockets.

The location of the hotel is very good, very close to the city center. The employees are courteous and help as much as possible. Our flight times were late; They allowed early check-in at 5am. and they upgraded our room for free. Additionally, they kept our luggage waiting until we picked it up on the day of return. We had no problems. Room temperature and hot water availability were good.

Personal care products can be provided (shampoo, shower gel, toothpaste, etc.). Breakfast was a bit weak, it may not suit Turkish taste, some more universal breakfast options can be offered.

The room that I booked was very basic with no sunlight/windows. It was as the pictures suggested but I hadn’t looked at them properly. But the owner was kind enough to upgrade us to a bigger room with lighting with no additional charges. The staff were friendly and willing to help. It was walkable distance to the center, restaurants. There was a small Asian restaurant WokFire with yummy noodles for takeaway. Just a word of caution, when you travel from the airport, book cabs online using Yandex, Bolt apps etc. The airport taxi charges us 3-4 times extra.

The original room booked was too basic with no sunlight. To be fair it was as in pictures but not comfortable.

Best location in the center of old Tbilisi, at the same time place was quite. Breakfast was super good and very friendly lady served it to us. For breakfast we had selection of fruits, cheese and drinks, khachapuri or pancakes, matsoni homemade yogurt, possibility to choose a hot omelet with additives. Comfortable bed and clean bed sheets. Around hotel many restaurants and shops.

Electrical sockets in the room are not conveniently located and there are few of them. A new house is being built under the window. Concrete was poured at night and the noise was disturbing.
