Best property manager I've ever met. Simone gave so many nice tips about Firenze and google maps pins which are popular among locals, it was very kind of him. Also it was possible to leave lagguage after check-out which was really helpful! The room itself is very modest, tiny bathroom was nextdoor. Generally, the main things needed for a short stay were there. I had a throat pain and wanted to drink some warm tea but the room didn't include a kettle, so Simone shared the kettle from the reception. Historic building in five steps from Boboli Gardens and Pitti Palace.

Beautiful building! Authentic experience in an old home. Location was fantastic, and being on the ‘other’ side of the river was a great experience! Staff were exceptionally helpful, provided advice, tips, recommendations for us to get the most out of our short stay. External bathroom was clean, easy to access and use and really nice :)

The room retained the heat over night and did not cool down. There was an air conditioner, but it made no impact on the temperature over night. The addition of a pedestal fan would have been really helpful to help us have a restful nights sleep.

The hotel is in a fantastic location, and the host was incredibly friendly and helpful, providing great information about the surrounding area. The room was spacious and comfortable, though the AC didn’t work very well, and it was quite warm in the room most days. Additionally, the shower seemed to be leaking and had some clogging issues. Despite these minor inconveniences, the room itself was excellent. The bus stations are nearby, and there’s a laundry within walking distance of the hotel. Plus, the coffee shop close by is wonderful.

The brief about the city, the room was so good and big, the bed was ok, the storage area was good big enough the location was great with so many places around that locals use with reasonable prices with a nearby bus stop the room was cleaned the price was great 👍🏼 it, the bathroom size was good Its and old authentic building, with shampoo and soap

There were no amenities in the room no kettle, no water bottles no glasses to drink in no microwave, no mini fridge, only a hairdryer which was useful The bathroom was out side the room The most annoying thing for me was that the bathroom window wasn’t covered so anyone can see you while taking a shower 🚿 from the other rooms or the building inner courtyard

The man who checked us in (I assume the owner) was very friendly and gave very comprehensive instructions. The room had everything we needed and a nice view to Boboli Gardens. The owner shared a Google Maps link with attractions and restaurants which was a nice touch and we used it to get breakfast a couple times. They provided shampoo and soap in the bathroom.

The wifi was quite weak and could only be used in certain places and hours in the apartment, but the owner warned us so it's fine. Apart from that it was a good experience.

We loved Simon's energy and kindness. He gave us an exclusive map of the best spots in Florence and even the less touristy parts of the city. We loved the location, which is within walking distance of everything. Plus, the Piti Express downstairs is the best value-money for everything literally (food, drinks, breakfast, coffee) anything your heart desires. Also, we were very surprised at how big the place was, which included a kitchen as well.

The windows are thin and the street is pretty lively so it disturbed our sleep.

Property was very clean. Host was prompt, very informative and friendly, spent at least 20 minutes sharing information about Florence. Location is great, right across fro Boboli Gardens. Bus stop is close outside the front. Restaurants and shops just outside the door with convenience store and small grocery.

Internet was sometimes slow or I had trouble connecting sometimes. My room had a detached washroom right outside that was just for my use only, that’s probably why the price is so good value.

The hosts were amazing! They were quick to respond and helpful in giving us recommendations on the best places to eat, drink, and shop like locals! Every place we went for dinner was recommended by them and it helped us avoid the “tourist traps” that tend to gouge tourists for their money. This helped us have a truly authentic experience in the city of Firenze!

It was a little further than we expected it to be from everything, so make sure you have your walking shoes! Also our door would open every time another would open/close in the building which was a little frightening in the middle of the night! However, we just had to lock it to ensure it wouldn’t swing open.

The property is located next to the Boboli gardens and the Pitti Palace and has a lovely location for all walking activities . The owner is very nice and he has supported me with the accommodation , as well as with recommendations for places to eat, visit and more and been active on WhatsApp if I needed to ask anything .

The only disturbing thing is that being an old building in the city center , there is a lot of noise from the building itself and from the streets .

Friends of Florence is definitely on top of the top location within walking distance from major sites. The host, Simone was super nice and kind. The most important thing is that he is available whole time for his guests. We really appreatiate it. He also gave us a helpful tips and advices where to go, which we've added to our must visit list. Definitely great experience. If we decide to visit Florence again, we will definitely book our stay here again.

It's hard for us to say that there was something we didn't like, but we didn't like the constant bad smell in our room, coming from the outside, only when the window was opened. Also the toilet flushing issues. The host came to fix the problem, but shortly it happened again. However, as tourists we were the whole day out exploring this magnificent city, so this little problems don't made a huge difference.
