Beautiful property with nice Tuscan landscaping and pool area. We enjoyed the nature inside and outside the property! Staff was very helpful and kind - restaurant staff very attentive. Food and coffee were delicious. Even though they were preparing for a private evening event, they still let us use the pool area after we already checked-out and took care of us. Our chihuahua dog was impressed by the beautiful grass! :)

Our personal preference is a fully self-served breakfast instead of a combination of a buffet and a la carte options, but the food was great.

Very pretty, well decorated. Big bathroom, big rooms, great amenities. Amazing breakfast! We also had dinner in the restaurant, and it was really good too.

Just to point out, if you have any problem with stairs, ask for the ground floor rooms. One thing we didn't like was: there's too many lights in the room that you can't turn off (fire alarm has a very bright green light that blinks at night and also the wifi light). They are a very disturbing as you can imagine, you're trying to sleep with a many lights blinking in your face. We had to buy face masks in order to sleep. Since we had the upper room, we couldn't reach the ceiling to add stickers or whatever. Also, we thought the hotel would be in the middle of nature, but it is actually in front of a main road, and it can be noisy.

Nicely modernised old buildings set in large grounds. Friendly efficient staff. Excellent breakfast and the restaurant served a very good evening meal.

It is very well done, the beds were super comfortable, the staff was extremely nice. The food from the restaurant is really delicious.

I did not like the fact that they had weddings (2 in 4 days) from american guests taking almost the whole hotel. Those guests want to drink and party, come back at 2:00 or 4:30 am , not very discretely. It made it hard to sleep through for a family. The staff was really super super nice about it even gave a discount as an apology. But at the end of the day I think the wedding guests should take the whole hotel.. with no external clients , who are obviously not there for the same reason..

I Vivai exceeded our expectations, in terms of service and room size and style. Everything was super neat and tidy in our spacious room and the staff was helpful and polite. We loved the overall aesthetic of the hotel. Breakfast was classic and tasty.

The location was a bit off - it seemed as a suburban area, but we were on a road trip so it was not a problem. Car is probably mandatory to reach the hotel.

The location looks very good, from the design of the buildings to the pool to the way the rooms are arranged. The breakfast was very good, the pool and the pool services were the best. Very spacious room with a superb terrace.

I have nothing to complain about, everything was very good.

The staff was amazing! The AC worked so well and the pool was huge. They also allow dogs and I was able to take her to the restaurant, too.

Some things weren’t up to the standard you would expect from a pricier hotel. They could for example provide pool bags in the room with towels etc prepacked. Also the pillows and blanket felt quite cheap and plasticy.

We really liked The restaurant and even The breakfast was okay for The italian off season standard. Parking is spacious It is Easy to reach from a highway

Staff could use some more training as they were not able locate our room for half an hour. Matress were uncomfortable. It is not a very Good call to Have memory foam in a hotel. It fits less people than other types of matress.

The facilities are new and everything is working as it should.

The room does not have a real closet which makes it a bit messy. One ac worked another didn’t. For the rest the lunch was minimal but breakfast we do like. Pool is nice but a bit crowded. Location is nice between a lot villages but the location itself is terrible.

Rooms were nicely decorated. Staff was extremely helpful. Especially Simone has done it’s utmost to provide the best service experience we had at the hotel and outside of it! Hotel is just newly opened and it has so much class and style. We stayed in a suite and I can’t imagine a better room than this. Will definitely come back again.

Location of the hotel is sadly in a small town where there is not that much around and it takes you 1,5 hours to go to Florence with the public transportation. Therefore the hotel makes at this point an excellent place as stopover or to enjoy your peace and quiet. Note; the hotel will broaden their facilities in the coming months.
