Can i start off by saying i never write reviews but on this occasion i felt it would be an injustice not to. Flavia was the most amazing host I have ever encountered on my travels. Nothing was too much trouble for her and she did everything to make sure that all your needs were met whether it was booking a tour or a taxi. She was extremely informative and helpful. The property is absolutely spotlessly clean. The bed was extremely comfortable, the shower and hairdryer were great. The soundproof windows were an added bonus.. The location is excellent with everything in walking distance. I would highly recommend staying at The Five Roses and hope to return in the future.

I cannot say enough good things about our stay at Five Roses. Anticipating our early arrival, Flavia met us at the door and took us up one flight to the premises. The B&B is beautifully appointed and inviting with a delightful and information filled breakfast area. There is also an outdoor seating area for either breakfast or just relaxing on warmer days. The room we had was thoughtfullly designed throughout, right down to the soundproof windows. It is the little details that made the stay a warm experience and nothing was lacking. The only regret is that we were only there for one night! Hopefully there will be other excursions that will bring us back to the doors of the Five Roses B&B.

The B&B was in a great position, 5 mins walk from the station and an easy walk to all the main attractions in Pisa. Flavia was the most amazing host, with great communication. She met us on arrival and gave us a map and lots of recommendations of things to do, and even told us where to get the best gelato - which was delicious. We followed all her suggestions and had a brilliant afternoon in Pisa, the leaning tower, walking the walls to the river, along the river, the botanical gardens and more! We can’t thank you enough for our wonderful stay with you Flavia.

Breakfast was plentiful if you wished and served on the little terrace. We were leaving early so she prepared our breakfast ahead of time. Perfect! The location was perfect and a short walk from station and easy to find.. The room was lovely and the whole place very thoughtfully decorated. Bathroom was modern and everything worked well. The bed was very comfortable. Flavia is a sweetheart and speaks good English. There is nothing she wouldn't do for you. So pleased we found the Five Roses. We will be back.

Nothing! Everything was perfect. The lift to the first floor didn't work which wasn't a problem for us and we were offered help with our luggage.

Flavia was very welcoming and kindly allowed us to store our backpacks at the accommodation while we explored the city. The room was clean and well-maintained, with regular housekeeping. The breakfast was substantial and on our last day, when we had to miss it, Flavia provided us with some delicious croissants instead. Additionally, the accommodation was conveniently located near the train station and in a central area, making it very easy to get around. We really appreciated the thoughtful gestures and excellent service.

Location was very close to centre and the train station. Flavia the host was great, gave us some good recommendations and played with our son while we had our breakfast coffee in peace. The room and beds were very comfortable and exceptionally clean every day.

The only downside was there was no lift which meant we had to carry our sons stroller up and down the stairs. It was fine as our son could walk but something to keep in mind. But I wouldn't let that put you off

Flavia was really nice She helped us out with the parking (a stone trow from The B&B),we were supposed to pay 19 euros for 24hrs but she gave us the prepaid ticket which only cost 15 euros Very close to the leaning tower 100% clean and conducive environment Neat toilet The picture really doesn't do the place any justice If u are thinking of staying in Pisa,Five roses Bed and Breakfast is the best place to stay

We arrived very late after a flight delay and Flavia was there to welcome us. She had sent us a detailed map of where she was located which was really helpful as it was dark and raining. The room we had was comfortable and warm. Breakfast the next morning was lovely with a good selection chosen by us the night before.

Nothing to not like. If you like the personal touch of a b&b then this is perfect, if you expect hotel style accommodation then it's not for you.

I love the soundproof windows, very thoughtful and helpful. With earplugs you barely hear any noise at night from the street, I am sensitive to noise so really liked the soundproof windows. Flavia was lovely, very welcoming and kind, even helping me carry my 20kg suitcase up and down the stairs on arrival and departure. The breakfast was perfect, you order on a form the day before. Great location less than 5 mins from the train station, 10 mins taxi from the airport, less than 15 mins walk to the leaning tower. The room and the whole place was very very clean, Flavia works very hard. Coffee etc and kettle in the room plus a fridge.

Only downside on one night was noisy people in the next room (until at least 1.30am) then my sleeping pills kicked in, luckily they only stayed one night. Not the B & B'S fault. The B & B is up a flight of stairs so may not be suitable for people with mobility problems etc.

The location was within walking distance of Pisa centrale train station and also the leaning tower. More importantly, the rooms were immaculate, comfortable, and cosy. The en-suite washrooms were excellent and had all travelers needs if wanted. The theme of five roses was found in all details of decor. Breakfast was served to your liking and either in your room, on terrace or in dining room. The owner Flavia was a most gracious host, always willing to help and make trip suggestions. She accommodated all our needs. She is kind and thoughtful. Bravissima!
