Our hotel experience was magnificent. I was travelling with my adult daughter and we enjoyed every single detail. First, as two ladies we felt safe in our environment, the hotel staff was helpful and security guaranteened. Second, the location is perfect - exactly few minutes away for the main sightseeing objects, all transports were just right away. And you can come back for rest any time a day - it is so close! Third, the hotel itself was really good. The white walls and warm atmosphere. Everyone was so quiet and polite. Our room was perfect, the shower was very good, the beds and pillows - perfect. The elevator wasn’t that slow and stairs were right next to it. Forth, it is worth mentioning the excellet breakfast. We were ready for just a croussant and coffee like in Italy but we got wide range of eggs, meat and sausages, a lot of cheese, fresh fruits, many many pancakes, cakes, muffins, doughnuts, and 4 kinds of croussants. The coffee was strong and delicious. Everything tasted perfect. Fifth, about the feeling like at home. Every day after breakfast you are free to make yourself a coffee, hot chocolate or tee at the bar, even water, sparkling or still. That was really good for us in the evenings. We didn’t need to worry about nothing at all. At the reception you could have an umbrella at rainy day, in the room you get refreshments and soft bed. Overall, we enjoyed our stay at Principles Hotel very much. Honestly, we couldn’t say one bad thing - it was perfect!

We liked everything! The Principe Boutique Hotel exceeded our expectations and we were really pleased we made this choice and stayed for two nights. The location is close (5 mins walk) to Rome Termini Central train station, right next to the Basilica Papale di Santa Maria Maggiore. We didn't use the metro at all and found we could walk to all the attractions, including The Vatican, as long as you are fit and like to wander about. As our first time in Rome and our wedding anniversary, the hotel had provided us with a free bottle of red wine and a personalised note which was a very nice touch - thank you. From the outside, the building is impressive and once through a small courtyard door entrance and passed a staffed security booth there is a small lift to the hotel floor. Reception staff were very polite and spoke excellent English. There is also a small breakfast area which provided a very good range of bites both hot, cold and savoury, along with fruit juice, yoghurts and fresh tea/coffee. Our room was modern and comfortable, with a view out over Rome. Whilst the roads are busy, no street noise interrupted our sleep. No issues with safety and we passed many small cafe's, restaurants and shops that we wished we had time to visit when walking across the city. Rome was lovely and this boutique hotel a perfect place to stay enabling us to visit all we wanted to see. If we head back to Rome, we would definitely stay here again.

Wish we could have stayed for a few more days!

The location of the room was fantastic: it was about a seven minute walk from Termini Station and located next to Santa Maria Maggiore Basilica. The room was beautiful with large windows and plenty of light streaming in. The bathroom was comfortable and the shower was spacious. There was plenty of closet space for putting our things. However, I really want to point out CHRISTINA at the front desk who is the best. She is attentive and very helpful. Breakfast is included, but when Christina found out we had to leave to the airport before breakfast hours, she requested the kitchen make us a couple of sandwiches with fruit so we could have something at the airport. And let's talk about the usual breakfast...it is AMAZING. Croissants, pastries, eggs, hams, bacon, sausages, yogurts, cheeses, fresh and dried fruits, juices, all sorts a delicious pastries, and, of course, coffee any way you like it. Just a super good experience. Cristina: grazie mille per essere cosi buono con noi e grazie alla gentilissima signora che ci ha preparato la colazione ogni giorno!

Great location for exploring Rome. Ten minute straightforward walk from Rome Termini along Via Cavour (to reach hotel, go through light grey double door @ No. 29 on right hand side as you look towards the back of Santa Maria Maggiore from Via Cavour). Plenty of places in which to eat in area, e.g. opposite entrance to Santa Maria Maggiore (worth a visit). Despite popular, busy location, there was no street noise in room (401). Room was exceptionally clean & very well presented - everything seemed new & newly decorated. Room compact but cleverly designed with everything you need. Very comfortable bed, handy fridge, great shower. Good breakfast - including fresh fruit which I love! Will definitely stay here again when next in Rome!

Would like a bigger cup (or mug) @ breakfast!!!

Excellent location and very spacious, clean, and modern rooms. The views of Santa Maria maggiore were amazing. The rooms were very quiet even in the middle of a busy area. The staff were very helpful, friendly and very professional. The breakfast was abundant. I very much enjoyed my stay and would highly recommend.

The entrance to the property at street level is not a traditional hotel lobby and more like a condo entrance. The hotel facility is on the fourth floor and is very nice.

It’s location just off Via Cavour, a few blocks from Termini railway station and walking distance to Roman Forum, the Colosseum and restaurants. Rooms were good size, quiet and comfortable. Breakfast selection was fine and the staff were excellent.

Love the layout of the room which is perfect and sufficient for 2 large luggage with ample space to move about. We love the great view and the availability of small coffee table & chairs where we can sit by the window and enjoy the view. The air conditioning is strong, shower water pressure is great, Wi-Fi signal is strong too!! The bed is very comfortable and huge. TV channels with English language (finally!) The breakfast spread is normal but food is of quality! We enjoyed our 4 days breakfast with almost the same food but it’s still great. There are complimentary unlimited water, sparkling water and coffee bar at the lounge which is the first we have experienced in all our hotel stays in Italy. Even 4 stars hotel doesn’t have such provision. So this boutique hotel is really value-for-money!! It is also within walking distance to places like Colosseum (15-mins walk) and it’s at a less crowded location where it’s quieter at night (but still feel safe). Best part is that we were there for our honeymoon and the hotel staff (we forget to take down their names) surprise us with a complimentary bottle of red wine for celebration. It added warm memories to our great stay there :)

The only thing is there is a slight sewage smell in the room which we suspect is from basin. But we got used to it and it was still bearable with the air-conditioning.

What a great hotel on the 4th floor of the palazzo (with a good lift)...almost afraid to say how good it is so it becomes too popular!! Seven year old hotel with modern facilities/bathroom. Mostly a 20-30 minute walk to historic sites ( remembering the are a few hills) but very close to Termini. Good size rooms..... and fantastic air conditioning ! Sensational breakfast ..perfect scrambled eggs and crispy bacon/pancetta plus all the rest! Coffee machine available all day along with cold water. Beds were ?latex mattress/pillow and were exceptionally comfortable. ALL the staff were extremely friendly and helpful ... Thank you Lea for a great recommendation ! Look forward to our next stay.

1. the team from the get go are proactive and very responsive to Qs via the booking.com chat app. overall the team who looked after us were so kind. 2. location was prefect - few mins walk from terminii. and convenient to get Bus to and from locations we needed to visit 3. aircon was perfect 4. appreciated that we could grab a hot drink before we went back to the room in the afternoons or evenings. Also appreciate the ability to top up water in our water bottles. Bfast was also very good. when we came back in afternoons, appreciated there was also some pastries to grab a bite

We loved the service and modern rooms at Princeps Boutique Hotel. Although we would like the rooms to be larger, the layout is well done. The shower has great pressure and temperature control. There was plenty of shelving so that we could fit all of our toiletries. The room was very comfortable and had a modern feel. We felt the breakfast was delicious. Lots of variety and very fresh pastries. Great location which made walking to various sites very doable. I would love to stay here again.

The hotel is on the 4th floor which looks great when you get there but the front door to the building was a little strange and the elevator as well as the rest of the interior building looked a little ragged.
