We stayed in a room with two beds that had a sofa and table, as well as a small kitchen area and a private bathroom. The window doors opened and allowed to step outside onto a tiny balcony. Slippers and toothbrushes were provided, as well as shampoo, conditioner and body soap, sustainably in refillable containers. The beds were comfortable. Checking in and out was easy. Staff was friendly. The place was clean. Good location in a quiet alley crossing a street that was magically decorated with laterns. Close to a cute tree lined canal and historic Gion district. There was a variety of food options in the neighborhood.

Quiet area, close to metro, and close to 24 hour grocery store.

The location was fabulous. Just a few mins walk to the metro and many shrines. It was very spacious with a washer, kitchen, microwave and air-conditioning. We loved the nearby creek. Very pretty area.

Don't expect a view out of the window. It is in an older, residential area with closely built buildings/houses. That felt a bit claustrophobic at times.

The location is a bit far from kyoto station if you have planned a lot of day trips from kyoto

The room was very spacious and had everything we needed in it, including extras like a sofa, table and washing machine. More like a mini apartment than hotel room. The area is lovely and the location is handy to walk to some sights and near a metro/bus for others. The receptionist was very friendly and helpful.

There was a lot of banging noise from upstairs. Couldn't work out if it was people going up and down the stairs/corridor or from a room. Either way, I think the ceilings are very thin. This was the only thing that would put me off booking this hotel again. Also, you had to take out your own rubbish and the room was not cleaned for the duration of the stay. This did not bother us, but I would say it was more like an apartment stay than a "hotel" for this reason.

The location is great, walking distance to Gion and Higashiyama which I feel is the beating heart of Kyoto. Plenty of bars, restaurants and cafes nearby. Although near to busy areas, it is in a residential neighborhood so if you want peaceful nights this is the hotel to book. 3-5-minute walking distance to Higashiyama subway station and bus station so transport won't be a problem. Room looked exactly as advertised, the beds and linens were comfortable, the room facilities were top-notch. I loved that there was a small cooking area, which is something I don't see in regular hotels. Staff was super friendly and accommodating. Will definitely choose to stay here again.

The limited physical availability of staff is something that one needs to get used to. If you have problems at night (which thankfully we didn't) it might pose as a bit of a challenge.

Good location, station and bus stops are very close by. The double twin bed room was spacious for two + 2 checked luggages and had everything one could need. Family Mart, coin laundry and various options for food also nearby. Staff was helpful and friendly!

- The location was excellent! Right next to an alley of restaurants and shops, quiet street, close to public transit and also to the art museum I think. Easy to walk to a lot of things nearby. You’re on a small street but it’s still accessible to taxis! - We had a deluxe double room, it was just two of us but the price point was so good. Definitely a good value hotel. Room was spacious, beds comfortable, loved having a mini kitchen with fridge, freezer, microwave and stovetop. - washing machine in room

- No outside space to hang clothes to dry, so we hung them in the bathroom and turn on the try heat. Not the best for drying clothes but we managed - toilet was leaking a little at the bottom after the first night. It still worked throughout the trip though (2 nights) - they can receive luggage that’s forwarded but can’t forward it for you yet (but staff said they’re working on getting this service soon!)

check in instructions were self check in and this wasn’t used, but a staff member was available to check us in. however, the staff aren’t always there

The rooms are clean and big enough for a family of 3. There are many food options near the hotel.

Our room was near the garbage disposal area so garbage bags would pile up near our door :(
