Rooms have the basics, but all you need for a comfortable stay in area that's so close to tourist and historic spots. The bed is super comfortable and pillows high enough for my liking.

The TV is only in Japanese and there are no instructions if you can connect YouTube to it. The windows are locked and the hotel has policy to not allow visitors to open the windows. I find that unhealthy as I'm used to open the window daily to get in some fresh air, and the air quality in Kyoto is quite good, so I really miss this fresh influx of cold air in my room in the morning.

Seemed very new, everything was clean and in good condition. Small room but comfortable and with useful amenities such as kettle, fridge, good wifi, a few coat hangers (otherwise nowhere to unpack your stuff). There was a microwave, water cooler and 2 washing machines (paid) on the ground floor. Great location, near shops and can easily walk to the river and all the temples in the old town. 5 mins walk from Sanjo station. It’s on a quiet road, could hear people every now and again in the corridor but otherwise was quiet and had a great sleep.

Self check in on a computer where you have to scan passports etc and had to pay a tourist tax which I wasn’t expecting (200 yen per person per night). Can’t see out the window, so no idea what the weather is like when you’re getting ready!

The hotel is located in a very convenient location. Close to many Temples and other city attractions but at the same time in a quiet location. Nice and convenient check-in and check-out. The staff were professional and courteous.

Some basic facilities that are common in other budget hotels across Japan are missing, for instance, a shoe horn, and clothes spray. These are very small but necessary items that people don't carry while traveling.

For the price, I would say that it is a real bargain for Kyoto. The room is rather spacious and very clean. The location is quite nice. A great choice for a budget traveler who still wants some comfort.

The things I hate the most are check-in and check-out times. The check-in time is far too late, almost forcing you to pay for early check-in (which is quite reasonably priced). The check-out time, likewise, is far too early. Also, the mattress is a tad too sloppy, making my back ached a bit. Also, each bed should have one more pillow, if I am to be very nitpicky. But overall, I still think the positive outweighs the negative by quite a lot.

The check in was very easy, we only needed a few words in english to understand each other. The place was silent, clean and the location is quite good. We had a code for accessing the lobby and another for the room. They have a room with two washing machines for laundry (around 400-500 yen).

They clean every 3 days, which means reusing towels, bed sheets, etc. The windows can't be opened. The washing machine (+ dryer) did not dry completely the clothes, but leaving them a few hours more in the room did the trick.

very clean room. good bed, bathroom has sufficient facilities and bath/shower works perfect. Walking in and out with passwords works just fine. location is excellent, public-transport wise and for the tourist spots. washing machine and oven in the shared space.

This place is ideal for people who don't care about atmosphere and space. For me this place - that I have to give good points for most of the standard items - was a turn-down. The room is so small and efficient that is feels claustrophobic. All the usual stuff in a room - table, desks, lights etc is squeezed into the wall, as a fold-out system. Together with the small size of the room and the totally cold and functional outlook of this building, I run literally away from this place in daytime and spending all my time in coffee-bars to have at least a cozy feeling and a table. It Feld more like an extended capsule-hotel then an apartment. Go here if you don't care about this. Don't book this one if you want some romantic atmosphere while being in this great town.

The room was super spacious compared to other hotels In japan which was nice. The street is very quiet yet still close to convenience stores and train stations. About a 20-30 minute walk to the main streets and markets which isn't bad considering the breathtaking views along the river and streets.

The bed was a little hard and pillows a bit flat but not unberable.

The facilities and staff are amazing. The room was immaculately clean. The hotel is walking distance to many tourist attractions. The staff also speak English.

In Australia, many places store your luggage for you after you check out and you can pick it up at the end of the day but this service wasn't available. I suggest using the lockers in the nearby station. My suitcase was very large but it could fit in the lockers easily.

Very nice room and bathroom! Felt very clean and the bed was super comfortable. Easy to find and convenient amenities as I would expect from M's Hotel. I always think the value you get for the hotel is worth it. I love M's hotel and will often stay in M's hotel.

For this particular M's Hotel, I wasn't too fond of the location. It felt like it was in the middle of nowhere but it is near a popular Izakaya area and shopping area of Kyoto so it's not too bad.

It could have been more clean at our arrival. window is a bit claustrophobic but for the good price I was more than ok with it! You go to sleep there so ok :-)
