Great value family hotel - very comfortable rooms. We enjoyed the extra space of the two-bedroom suite, which is interconnecting rooms with two bathrooms, two kitchenettes and two washing machines. Bathroom 'dryer' function really was fabulous - easily dried our clothes overnight. Peaceful, cute laneway - very atmospheric with pretty, tree-lined waterway at one end and a few shops at the other. Not a lot of close eating choices at night, but an excellent Fresco Petite around the corner. Short walk to Yasaka Shrine and Hanamikoji Street (lots of eating places) and a longer walk to main streets of Gion. Would definitely stay again.

Don't know why guests have to go to a central office near Kyoto Station to check in first. I understand it's a boutique hotel but the hotel was staffed during check-in hours, so it seemed unnecessary and wasted time to have to go to a different location to get keycard and sign guest registration. Also, be aware that luggage delivery service from central office stops at 4pm.

The hotel was amazing, very clean, in a good quiet neighborhood. There are many shrines and temples to visit around, and many restaurants and stores. You find everything inside, washing machine, fridge, water boiler, microwave. It was also very clean and the staff very nice. There were three beds. And we could leave our luggage during the day after check out until 21pm which was very helpful. Overall, a very good experience, I highly recommend.

I was surprised that the address of the check-in bureau wasn't the same as the hotel. As the hotel is a little further from the station.

We stayed here for 4 nights as a family of four and can’t rate this place highly enough. Nice quiet location but within walking distance of Gion and only a 10/15 min walk from Pontocho with all the restaurant options there. Having a small kitchen meant we could have breakfast at home before heading out for the day and the washing machine was amazing especially with the bathroom converting into a dry room when needed. I would book this place without a doubt on our next stay in Kyoto.

Spacious room, ideal for 2 adults and 2 children, perfectly equipped, with two large single beds and two single sofa beds that were a bit hard, but our kids slept well. We used the washing machine, and our clothes dried quickly thanks to the heater/ventilation in the bathroom. The location is excellent, a 2-minute walk from the Higashiyama metro station, in a quiet corner by a picturesque canal bordered with tiny houses and lovely small bridges and willowing trees. Very atmospheric at nighttime and a 10-15 minute walk from the Gion district. Important: The guest welcome desk is located close to Kyoto train station. You will check in and receive your room key there, so don't skip this step!). They kindly agreed to receive send our luggage straight to our hotel room. There is also a small reception desk at the hotel, too. They were friendly and helpful, helping us call a temple where we had misplaced something. Great service.

Some pegs to hand our towels in the bathroom, as there was only one small shelf. Also, perhaps, a small folding table and chairs to have breakfast (we had to sit on the beds).

Really nice location - only <5 min walk from Higashiyama station, also ~10 min walk to Sanjo station. Walking distance to Yasaka Shrine and Hanamikoji street (~10 min), many temples and shrines if you continue down including Kodai-ji, Kiyomizu-dera (~30 min walk from hotel). Also nearby bus stop that you can easily use to reach various tourist destinations. Room also had good amenities including washing machine and kitchen. Luggage storage service available before and after you check out, which was really helpful as our next hotel had a much later check in time, so we were able to explore more of Kyoto in the time being. Note that they are not at their desk from 12-3pm as staff have to leave, so you cannot leave or drop off luggage at this time. Staff were very friendly as well.

4 people bedroom was a little cramped and other than the two beds, only had one small table and two chairs. But the room was still very much value for money. Also no cleaning services during the stay (or we were not aware if they were available)

Very good location, close to metro station and local markets for food and water. Plenty of restaurants around and a nice neighbourhood to walk about and around. We stayed in three (one year todler) and having the kitchenette was super useful!. Good was also the drying fan in tbe bathroom. It wad easy for us to wash our clothes and dry them up.

I had to pay extra taxes (1400 yen roughly) once checked in. I am not sure this was warned by booking or not but it seemed a surprise to me.

The apartment was perfect for a short stay and well-situated, near the subway, particularly handy for the direct line to Haneda airport. The staff responded quickly to requests and went out of their way to be helpful.

We found the apartment difficult to find at first, despite the detailed instructions sent in advance (but which referred to travelling in from the airport). If coming from Tokyo station, you need to take the A2 subway exit!

Excellent location. Two bus stops a few minutes walk away.. Train station was moments away. Great dining options nearby. Spacious and clean. Staff very pleasant. Very quiet at night. Bed was comfortable. Washing machine and drying racks were very convenient. Airconditioner well during the hot weather. Many attractions within walking distance from the hotel. We had to buy disposable bowls for breakfast, but other than that it was very comfortable in a family suite for 5 people. There were two interconnecting one bedroom suites. This meant we had two bathrooms. We would stay here again.

Wonderful location by the Higashiyama station and close to a small river that is pleasant to walk along. This neighborhood is close to the attractions and shrines of Gion but was not over run with tourists and most people we passed by seemed to just be going about their daily lives. The hotel is very clean, modern and easy to communicate with. There is a washing machine in the room which was super convenient. To dry you can hang clothes in the bathroom which is equipped with an advanced venting system so you can blast hot air into the room or dehumidify it and that speeds up the air drying. The shower room was extremely clean. I used Yamato takkyubin to get my bigger bags sent from Tokyo and they were in my room already at the time of check in. They do not offer luggage storage on site but the Stay Sakura chain has a guest service center near the Kyoto rail station that can store luggage after check out. The Guest Service center is a 5 min walk from Kyoto station so it is very convenient to pick up your luggage and hop on your train to your next destination.

Guests must bring any bags they want to store after check out to the Guest Service Center themselves, which is a 20min bus ride away from this hotel. Not a huge hassle but it would have been nice if there was hotel run carrier service of some sort.

Friendly and helpful English speaking staff met us on arrival. Wonderful stay with everything we needed. Perfect location close to the local train station. Shops and food located down the road with central a short 10-15min walk away. Apartment was suitable for our young family. Excellent value for money.

Can't fault the property or our experience staying here. Pillows weren't quiet what we were used to but everything else was fine. Bins are a bit small if you're eating in but rubbish was collected after the third night. Would stay here again :) Would recommend.
