Great location, quiet, easy access to restaurants and convenience stores, friendly staff.

Stayed 6 nights in a room with a window from which you only see a wall that’s less than 1 meter away so natural lighting was extremely limited. No bottled water provided in the room at all.

Very conveniently located to the main train station for trips to Nara, Uji & Fushimi Inari-taisha; as well as a scenic 45 minute walk along the river to Gion district (or a bus from just around the corner). Some good food options within a few minutes, a coin operated washer/dryer and luggage storage.

Bedroom & bathroom both on the small side but good enough.

Room was a good size by Japan standards - actually had plenty of room for luggage and having a table with chairs was nice for extra surface space. Very quiet and dark - great for sleeping. There's a self-check-in kiosk though a staff person was available to help us when we arrived. Reasonable walking distance from Kyoto Station, we managed with our luggage without much trouble. Wifi was strong.

Lobby is very plain but we weren't expecting anything fancy. Ran out of hot water in the bathroom sink every morning, though not the showers. TV is a far distance from the beds.

Location: Is a bit far to walk around daily, it needs to takes 10 min walking distance to the kyoto train station. Staff: Reception not always there for help, it's more like a self service apartment rather than a hotel, and there's no room service, we need to pack our own rubbish to the lobby.

The location was fantastic, super accessible to conbinis, restaurants, and Kyoto station. The room layout was really lovely, it made excellent use of the space available. We were delighted to see that there was even a table and chairs in the room for us to use which was great. The lighting arrangement was also excellent, as we were able to turn all the lights off from the beds - super convenient!

The bathroom cleanliness wasn't the best. There was scum around the taps and along the edge of the bath, as well as the vent above the shower - right where you have to stand to wash- was full of dust and fluff and very daunting to stand under. As a result, it took ages to vent out after it had any amount of hot water run in there. The bathroom as a whole was really cramped, not really the right size for a two person room as it was a struggle to even fit one person in there.

-the room was clean and up to date. -the check-in process was streamlined and easy to understand. -it is close to Kyoto station, perfect for use with the JR lines for travel. -the beautiful Higashi Hongan-ji temple is also a short walk—about 3 blocks away. -air conditioning works well and the bathroom is nice. -beds were elevated so we could put our suitcases underneath them for more room.

-the check-in time was 4 PM. To be fair, they disclose the check in time whenever I booked it (and it displays it from the “bookings” page on booking.com), but I still feel like that is pretty late. I was able to check in sooner for a small fee, so I’m not too upset.

The proximity between the busy Kyoto crowd and the hotel was perfect. It gives you quiet space, and walking distance to the station and convenience stores made it so convenient and perfect place to live in. The room has enough space to move around as well.

Pricey 😅

Pro's: The location was very good. It's less than a 10 minute walk to Kyoto Station where you can catch a train, subway or bus to wherever you are going. A convenient store is 2 minutes down the road, and a local grocery store is about 6 minutes away. Another thing we liked with M's is that you can enter your information via a self-check in station that has an English language option. The staff that greeted us was polite and helpful. The double bed was nice and firm. The room was very clean. We also appreciated the AC, especially after coming back from walking around during these hot, humid days! We also liked that there is a laundry service on the ground floor. It came in really handy!

Things that could be better: Having a hotel room card. We were given the print out of the entrance's code key and our room's code. It's not a big issue, but it would have been convenient to have a room key card for easier access into the building and then into the room. Lack of some other small amenities like a toothbrush. In the pictures, they showed that these were available. But upon arriving, there wasn't any. However, it is again a small thing because it is easily remedied by walking to the convenient store 2 minutes down the road and buying your own. Or just bring your own.

They clean the room every 4 days and dont clean cups

great location. near kyoto station. great for day trips. not the nest if youre focused on kyoto. there was no stuff, the place is almost fully automated.

in 8 day stay they cleaned the room only twice. also no restaurant in the hotel.
