Very comfortable and quiet room with large bathroom and two very comfortable beds. The position of the hotel is fairly centrally and you can reach the main attractions by buses. The hotel is well designed and equipped with the lift. The accessibility to the property is 24h by key card. Also you can leave your luggages close to Kyoto JR Station and they provide to have them in your room when you get back so you can start to visit Kyoto before to go to the hotel without think about the carrying the luggages.
Unfortunately the staff of the hotel doesn't speak english and it was very difficult to communicate with them about check in, check out, luggage, etc etc despite they were kind. Also the window of the room was blocked and it wasn't possibile to access to the small balcony outside.

Location - about 10-15 mins walk/car ride from a few main attractions Cleanliness and especially the toilet is seperate from the bathroom. Everything is still pretty new and in good condition Size of the room - good amount of space for 2 people to open their luggage and still have space to move around Great aircon - it’s pretty strong and you are able to control the temp yourself (and not have the admin have control over it) Staff were really nice
No luggage forwarding but this was ok - we just took our luggage to Yamato which was about a 10-15 min walk away and sorted it ourselves which turned out to be pretty easy Also no coin laundry on site

The location is perfect as it is quiet and in the nicer area of Kyoto to stay. The room was spacious and clean and felt very modern. the wet room as a bathroom was lovely & we couldn't fault the layout of the room with a nice large window for light. This hotel is worth the money and it was close to Gion to stay in the authentic side of Kyoto but it was equally a 25 minute walk from the hustle and bustle making it a good area to stay. We agreed that we wouldn't have had the same authentic experience if we stayed near the markets and shops.
Access to food/drinks for a night time so that we don't have to walk to a 7/11 shop. Appreciate that breakfast isn't provided but a vending machine would have been very handy.

the rooms and hotel are brand new and in great shape. it’s located in walking distance to the city Center and to temples and restaurants are close by.
the rooms are very small that I struggled to find space for my open suitcase to put. with two suitcases it would not be possible to stay in the room.

Spacious room, with really comfortable beds. Good lighting. We liked the traditional bathroom, and separate toilet. The room layout was perfect for large suitcase storage, and nothing felt cramped. Mr Miagishi (sorry if I spelt his name incorrectly) was the perfect host.
In hindsight, we should have chosen a hotel with breakfast facilities, since we could only find the combini for breakfast. That was our choice though and not the hotels issue.

Really great location. It's in a residential area but it's very close walking distance to everything I wanted to see and the train. Room is small as is typical in Japan. I liked that it has a separate toilet. Lots of nice amenities and toiletries.
Unfortunately the toilet room had a weird smell coming from the tank so I basically had to hold my breath when inside that room.

Really liked the position and the hotel style, it was cozy but spacious. LOVED the lights (dimmable) and the window shades, they had a really traditional feeling. Close to Kiyomizu-dera and nishiki market (20 min walk)
Not really an issue, but we added an additional day by booking on booking.com and let the staff know on the first day, yet on the day of the checkout for the other reservation we had staff at our door who were very confused as to why we didn't check-out 😅 we were still in the room so no issues, but I think there was miscommunication with the staff

The room was lovely and with a lot of confort. The area is closer to the Gion district and it happened once that we saw a Gaisha coming back from work during night time. The position is great to reach many interesting places by feet.
The room was fantastic but any extra service aren't for free: - If you want them to keep your lagguage before the check-in or after the check-out it cost an extra. - As the structure is not an Hotel, the change of sheets it cost an extra.

The room was pretty good and bigger than the average in Japan, the position is pretty good but you'll have to walk at least for 10 minutes to come to the closer station / bus stop. The free delivery service from the central office near to kyoto station to the room is an optimal option.
The structure does not clean up your room in case of stays shorter than 4 nights. They leave you one towel/day for person and nobody is showing up until the last day unless you pay an extra service. This could be acceptable but should be properly reported in the hotel details.

The room was very spacious compared to other accommodation we had for a similar price in Japan. Very clean room, comfortable bed and bedsheets, basic amenities in the bathroom. The room is a great combination between classical Japanese and Western vibes. We felt very good at our stay, convenient for walking in the city centre and easy to reach to the train stations. The staff was very attentive and ready to help with any question we had.
