Breakfast was not included in our stay but we paid for breakfast in the hotel restaurant one morning and it was delicious. The coffee bar with pastries was also a great option. The restaurant food was delicious, if a little pricey (if it was a little cheaper we would have eaten in more for sure). The setting was gorgeous and restaurant staff were great. All staff were great. We found everyone super helpful and friendly. Reception staff gave us some great recommendations for places in the town to eat which we would never have found on our own. Really lovely hotel, felt like we were in the middle of nowhere, super quiet and green. We hired bicycles and cycled everywhere which was great - felt super safe on the roads, drivers are really courteous to cyclists.
My only comment would be that the wooden chairs on the room balconies look great but they are not comfortable enough to sit on and relax.

The meals were amazing and the location was ideal. We hired the pushbikes from Kan and rode everywhere. (We like to bike) The bikes were great, they had gears (most don’t) and a light for when we ate dinner out. If you wanted to travel further, another mode of transport is needed. They also have free Yoga, unfortunately we never got to do any as we were out on tours or already exploring.. The staff were super friendly and the place was always immaculate. We got to meet the owner who was super chill, friendly, explained the amazing architecture and design of KAN, and gave us some good advice on the Tulum area. Ohh and that cenote!! Felt absolutely spectacular after pedalling around all day! Highly recommend this place

I absolutely loved staying at the Kan Hotel! Wow what a unique stay! From the Cenote with a waterfall in the middle of the hotel to our very own private Infiniti pool which we could see through sliding glass doors from the comfort of our bed! We really enjoyed the staff they had very good recommendations on places to go and things to do. I really enjoyed the food and drinks at the hotel! They were reasonably priced and very fresh and delicious! I got a watermelon cocktail that I couldn’t get enough of! My husband and I shared an amazing Cesar salad on top of toast several times. I also really loved the pork belly I got for dinner and my husband liked his skirt steak tacos! For breakfast I had the thickest piece of French toast I had ever seen with blueberry compote and eggnog on top! My husband got a Poblano pepper omelet. For lunch we had a poke bowl and burrata toast! We were able to communicate with the front desk on WhatsApp for room service, tour bookings, taxis, anything we needed. During our stay we met the owner and really enjoyed our conversation with him! He is very passionate about the hotel he has built. He is a design guy and put a lot of thought and effort into the design of the buildings. He is very welcoming and grateful and humble. There is a speak easy at the resort which was fun. The rooftops are amazing for sunrise or sunset. There are little pools on the top as well you can swim in. Great view of the jungle from the top. Every morning at 9am there is a yoga class which we participated in and really enjoyed. I could go on and on but rather just trust me and quickly book this spot before it’s sold out!
What I didn’t like was the fact that people complained in their reviews saying that the hotel was hardly accessible because of the road it was on. I did not agree with that. There is more than one entrance and road to get to the hotel. One is a bit longer and bumpier but the other is very short to get to a paved road. We rented an ATV and had zero problems!

My wife and I recently stayed for 5 nights for a relaxing getaway and our first time in Mexico. The room we had was fantastic with its own personal plunge pool. The pool was used every day if not twice a day to relax and cool down. The rooftop infinity pools a bonus feature. The bed was very comfy and the wet area a nice modern style. The staff were friendly and always helpful providing us local tips for food and drinks but the food and drinks at the hotel were excellent. We loved the location being a short distance away from the town centre and halfway to the beach. We walked to town and biked to the beach which were both easy to get too. Overall, really enjoyed our time at Kan Tulum and would highly recommend.

There’s everything to love about Kan Tulum and very little to not like. From the architecture to the way it blends to feel like you’re almost in the middle of a jungle, Kan Tulum is everything you want in a relaxing getaway. The staff were super helpful, especially Gustavo. I also loved the fact that the bedroom was cleaned everyday. Overall, a great experience
I think the only thing I didn’t like was the fact that the rooms don’t have coffee makers. If you want coffee, you’ll have to go buy it from the restaurant. This is probably the first time I’ve ever stayed at a place without coffee in the bedroom.

Plenty of options for a swim, nice variety of drinking Areas plus an onsite restaurant and good parking. Room was big with 5 good pillows on the bed. Bathroom was a good size with a separate toilet.
Mini bar available but no supplied cork screw or bottle opener for the contents to had to take to the bar to open which seemed odd. The lights in our private pool didn’t work at night nor did the lights in the balcony. Location left a lot to be desired. It’s the only finished hotel in the locality therefore no real roads connect it. The roads are construction unpaved and unlit so beware you probably need a hire car to get around. Onsite food and drinks were expensive. Uber eats is your friend here.

Food was good, room was good size, very friendly staff and beautiful gounds. This resort is nice for the rates.
Didn't like no tv or phone. Rained tire entire time, and there wasn't much to do but sit there in silence. Tulum isn't what it used to be and will never be back to this city. The cost here has far exceeded most any place elsewhere, and it's just not that nice to cost so much. The city is very dirty with trash everywhere amd terrible roads. It's a shame also that everywhere rapes you on conversion rates, went from 10 to 1 to 18 to 1. Should be more regulated. Not the fault of the resort, but it definitely needs attention.

This property is amazing! They have their own cenote, how can that go wrong? We also had our own private pool. Our room was so dreamy, I just loved everything in there such a beautiful place to stay. Was super comfortable, clean! Staff is so nice and helpful, we got an ATV rented with front desk help and also an amazing cenote tour with zip lines.
*The only two negatives situations we had: - we had breakfast included and on our first morning the server didn’t communicate that they the eggs plate was the only included and we ended up ordering two salmon toast and fruits that we got charged for! So make sure to ask them what’s included so you don’t have to spend an extra $50 on breakfast like it happened to us. - one time when we requested a taxi just to take us to get tacos and come back (3min drive) he charged us $40. So whenever requesting taxi with front desk make sure you ask for price before hand

The design of all buildings as nests is great, it is really a hidden gem. The best thing is their private cenote - it is very picturesque and you may be there on your own. Amazing experience! The restaurant is also very good - food and cocktails were delicious. The guy on the reception was also very nice and helpful.
Please note that the hotel is located between construction sites, so there is nothing around and taxi is quite expensive. Moreover, you can hear construction noise during the day and enjoy the sunset from the rooftop only through construction cranes. Breakfast is quite limited. We were very surprised when we were charged 40 pesos for piece of bread we asked for the eggs (no one said that it would cost extra) in the hotel of that level. The girl who did our checkout was unfriendly, so the end of our stay was a bit disappointing.

Kan Tulum was a stunning retreat. The rooms were beautiful and comfortable, and the restaurant was delicious and affordable. The spa and staff were top-notch. We felt like we were in a jungle oasis the entire time. And the CENOTE! it was just gorgeous.
The lighting in the bathroom was a bit challenging, could have used a bit brighter of a light or more of it. We stayed 6 nights and they seemed to run out of things after Saturday night, some juices we liked and avocado.
