Flats looked amazing, spacious, modern and we received a delicious bottle of gin as a welcome gift (tysm!!!). The kitchen was well equipped, big bathrooms and rooms, huge shower + small private pool in all flats! The flats are great for a group or couple!

Not a lot of toilet paper, the sofa bed in the living room was comfy but maybe a tad small to host two people. The flats are located in the new hotel area in Tulum, full of new modern buildings but a lot of construction around!

The property is absolutely beautiful! We wish we had more time to enjoy the property! The plunge pool at the top was a plus, the aesthetic of the property was immaculate! The unit felt like there was a lot of privacy.

Even though the host seemed very nice through message, they did not send check in information until 1 hour before checkin. This was a little bit nerve wracking at the time. Also, it is very dark at night since it’s located in a more quiet secluded area. Must get in a cab or get a driver to go back.

This place exceeded our expectations. The flat was spacious, with minimalist decor. We had a private plunge pool and could get in the bigger (though not huge) communal pool too. The staff were responsive and friendly. We had an issue with the aircon on our last day and we’re offered the penthouse for that day.

The location is out of Tulum, so you do need a car really- but we had one!

It would've been nice to maybe have spices other than salt and a toaster. Also more toilet papers. For the washing and drying machine it was complicated to use and I feel like it wasn't properly working. It was different than the one in Canda or US and everything was in spanish...

The appartmen in general is very beautiful and spacious. You need for sure a car to stay at Arba. But we found this is a positive thing; you're away from the bustling beach scene and can enjoy the tranqquility but can still get to town or to the beaches within 10min drive. There is construction around Arba which contrary to other reviewers are barely noticeable. Our concierge Caro was very helpful and gave us good recommendations.

Some spots were not really clean The wooden deck in the showers are not really hygienic as the staff can't clean it properly.

some visible wear and tear location - at night it was a little too dark and scary to walk to the restaurants the street lights were not working we were a group of young females.

Specious rooms, plenty of towels and toiletries. Well stocked kitchen. The decor is modern and industrial feel to it.

No toaster, the common area pool is too small and uninviting. The water in the pool is always cold as its located in a shady area. The building is hard to find, no signage outside, had to stop and ask few time untill we found it.

It was a beautiful apartment in a safe location in Tulum. Beds were comfy! Lots of restaurants and scooter rental shops in the area. The pool downstairs was a huge plus!

I really enjoyed the property and the owner was absolutely amazzinggg!! Extremely helpful, responsive, and we could tell he really went the extra mile to help make our stay perfect. He answered all of our questions in a reasonable time and really tried to help us with everything he could. I think my boyfriend messaged him every day on WhatsApp and each time he kindly responded back. You can tell he really cares about your experience!

The only issue we had was the AC was broken most of the trip. The owner tried his absolute hardest to get it fixed but unfortunately was unable to. This made the property extremely hot, humid, and sticky. We literally all took 4-5 showers each day because we all felt so sticky and hot. It made it hard to sleep especially because I have asthma and the air was so hot and humid.

The style of the place. The helpfulness of the staff. The built-in water purifier.

Woke up one morning to find there was no water working in the building and surrounding area. Definitely made for an inconvenience that morning.
