We booked a family room 2 adults 2 kids aged 6 and 12 with breakfast. The breakfast was lovely (especially the sausages) with a very quick service. Our room was nice and clean and location was very good to. We really enjoyed our stay and will definitely be staying here again when we next visit Blackpool. I didnt get the ladies name who served the breakfast but nothing was a bother to her and she even offered to make my daughter anything she wanted that wasn't on the breakfast menu. We parked at the football club which has security camera's and only a 5 minute walk to the hotel

The staff were incredible and offered us a warm welcome; very accommodating and helped me back my car into a car parking space on Check-in (parking round the back is £10 per day). Lovely home-cooked breakfast for a small additional fee, including a full English, toast and preserves and tea or coffee. The hotel was very clean throughout and well-kept. Fantastic value for money and nice and quiet at nighttime. Comfy divan bed, too with good pillows and bed linen.

Some may find the decor dated in the hotel, but for us it was charming. I must reiterate that the property is very clean throughout, and kept well.

Honestly, this was better than my expectation. The family run hotel is excellent for family. We were a family of 4 including 2 children and the room was spacious and beds were comfortable. Everything was so clean specially the carpets. The husband and wife owners are always welcoming and they always have a smile to their face, unlike the robotic faces that one usually sees at other hotel receptions. They are very friendly and always ready to help. The room had plenty of tea bags, sugar, coffee etc in case you want to help yourself with a cuppa. A good buffet english breakfast is available from 8am to 9.30 am and the dining hall is spacious. I would definitely recommend this hotel and if i visit Blackpool again, undoubtedly this will be my first choice.

The royal oakwell hotel is ideally located as it is less than 5 minuete walk to beach & seafront.the staff are friendly anne is exceptional nothing to much trouble always smiling very friendly and she does an excellent job serving breakfast.breakfast is very nice .the hotel & clean & tidy as its own bar onsite which is very nice the onlh negative with the hotel is the lift isnt workkng as prevous owners never had it fixed.so wouldnt be suitable for people with mobility issues.the owners of the hotel would benefit by getting the lift fixed ,& reinstated.

Not enough parking & i dont believe parking should be charged as additional cost should come in with cost of hotel accommodation & although breakfast is very good i believe that should be in the cost of accommodation not additional charge of £6.00 per person per day for duration of your stay me my wife and my son stayed for aweek & it would of cost us an additional ,£126.00 for a cooked breakfast ontop of £35.00 for parking for the week as parking isnt free. But if you dont want to pay for a cooked breakfast you can have toast tea/coffee orange juice & cereal for free daily & this us what we did with the exception of the last 2 days of our stay where we payed for a cooked breakfast.would do well to get lift fixed.

Really happy with this hotel, we will definitely be staying here again on our next trip to Blackpool. The owner of the hotel couldn't of been more accommodating, he even put board games in our room prior to our stay as we were taking children away too. Our room was modern and very clean. Beds are super comfy and considering we had a front facing room it was very quiet. You have tea and coffee facilities in your room aswell as a t.v, radio, iron and ironing board. Breakfast was lovely and made to order every morning, we were served by the owners son who is very polite. We had our own keys and we could come and go when ever we liked. We also liked that the hotel had its own bar which is open from 5pm to 11pm, it was nice and quiet with some retro games in for the kids, very cheap for the drinks too which was nice. The hotel itself is just off the sea front so a 2 minute walk to the beach. Plenty of shops surrounding it too. I honestly haven't got a bad thing to say about our stay or the owner of the hotel. Thank you for allowing us to stay with you we throughly enjoyed our stay, we can't wait to come back.

Great room very clean with very comfortable bed. Had a side view of prom and beach. Breakfast was buffet style but everything you would ask of breakfast. Fresh tea/coffee and toast brought to your table. Ray and Ann were very attentive with good knowledge of area. They were friendly and accommodating too organising taxis when requested nothing was too much trouble. We were there for a concert at the winter gardens which was about 20 mins walk away. Alternatively the trams and buses were literatly on the doorstep and good prices.

Maybe a larger shower but thats just a preference. Otherwise there was nothing we didnt like about it.

Lovely place to stay. so close to the beach and within walking distance of everything to the north and south shore. Staff are very accommodating. Breakfast was lovely (addition cost to the stay) Main door is always locked for security but you get a given a key to let yourself in. Room was big enough for a family and the beds were very comfy.

The only thing we felt could be useful is to have a mini fridge in the room, just to store a small carton of milk and some juices or pop for the kids but this isn't a negative really, more of a suggestion.

Room was good,, bed was comfy,, heating on at night was a bonus,, coffee tea facilities were there,, value for the money for 2nights,,plus parking at back of hotel was great, the hosts were helpful,,

Only downside was No hot water for shower,,but there was in the sink,, plus it was loud downstairs with guests shouting speaking n laughing,, late on at night, when it was spose to be quiet time between 10pm n 7am,,,n that was with us 3floors up,,

Fantastic stay at this very charming hotel. A very warm welcome from the host on arrival, very comfortable nice sized double room. Spotlessly clean with very good facilities. Good TV and radio in room, incredibly comfortable bed. Had a really good night's sleep. I will definitely be returning on my next trip to Blackpool. I would highly recommend a stay at this hotel.

Just stayed here from the 9-11th August myself and my son. Excellent hotel and first class service from Ann. Room was small but more than adequate for the 2 of us and nipping clean. Breakfast was amazing with the added bonus of fried bread which you rarely get these days. I will do as promised and send her a copy of our Big One photograph so she can start to post these on her wall. Hoping to come back in October half term for the illuminations and will without a doubt he back here.

Nothing, can't fault the hotel or the staff.
