Bed was comfortable and a fan was included in the room which was a great touch as it was fairly warm during my visit. Check in was easy and the host was friendly good location for the beach and the Bierhaus if you like you're German beers. Whilst not for me, there were a significant amount of LGBT bar's and clubs within a couple of streets of the guesthouse and close to local bus services to get to and from the station and other areas of the city. very little noise from other guests, i heard a door close once or twice whilst i was there but that's it which is nice and getting into the property after closing was easier as it was key entry and not card.

Room was good, a tad on the small side and the shower was in an awkward place getting into the bathroom but this didnt ruin my stay

The room itself was fine - comfortable bed, small TV that worked, kettle with teas, coffees and milk pots that were replenished daily. Its an excellent location and represented decent value for money. We were around the back of the building, the downside being the lack of a view other than the back of other buildings, but the upside being that it was nice and quiet of a night.

Its a house of rooms more than a guest house or hotel. By which I mean, there was no on site staff or reception desk at all - we had to phone to be given a code to a key box to let ourselves in to the building.

I was greeted my the lovely host Rick and received a lovely warm welcome and he explained everything that I needed to know about my stay! I felt very much at home straight away, which made to a good start of a relaxed weekend away. The room was lovely and clean and a very comfy bed and so homely also. I would definitely be staying again on my next trip.

Friendly host greeted us and helped with bags. Rooms comfortable, if a bit small, but that's the building layout, they have made the best of rooms with nice furnishings, decor etc. My 91 year old Mum slept in the single room and said she was comfortable. Nice that we were all accommodated on the ground floor to aid access. Very nice beds, we all slept well. Powerful shower and good TV.

A bit awkward to get heavy bags around corners, eg double doors at right angles, but we managed. No breakfast now, I guess this is due to Covid? We were told before hand, however.

The establishment kept in good contact prior to arrival and I received a warm welcome on arrival. The room was pretty basic but matched expectations. The location is fabulous - close to the sea front and the Royal Pavillion

Although the establishment had a breakfast room, breakfast at the guest house was unavailable.

Excellent location. Fantastically helpful staff, so nice and welcoming. Super clean. Value wise, on par with Brighton guest houses.

Room 2 - shower not the best and can’t adjust it. Cannot open bedroom window at all (fan provided if too hot)

Rick is a fantastic manager, very helpful, make everything as much easier for us. The bed is comfy, the internet is good for normal use. We felt very welcoming and definitely would come back

The shower switched off and didn't get hot again on my turn, my husband didn't have problems with it, so I had the impression with someone in the hotel had a shower same time as you, you might end up with cold water, and that was annoying. The internet was not good for work, we had a video conference all day long with more than 10 people, but we didn't have a problem finding another place to work in Brighton. So all good :)

Well, the room was a little small, and the location didn't seem to quite match the expectation, but it was a lovely guest house and well situated... good value for money too.

The room was comfy, bright and airy, we also found it quite quiet considering it's in a fairly central location. The room also had a fan which we didn't expect but made the stay much more comfortable in the heat. We also felt really welcome and staff were friendly but left us to enjoy ourselves which we liked. The hotel was also in an ideal location to explore brighton.

The bathroom was a little grubby in parts but nothing that bothered us too much, the shower also didn't drain very well.

Bright, clean room. Quiet. Just a few minutes walk to the centre of Brighton. Close to good restaurants and tea/coffee places. I was by myself but felt very safe. Easy to find, landlord contacted me before I arrived.
