I have thoroughly enjoyed my stay in the Averon Guest House. The House is located about a 10 minute walk from the city center and about 15 minute walk from a Tram/Bus Station which can take you to the airport. The house itself does have an old-fashioned feel to it, it doesn't look old. The room and the bed was very comfortable and offers plenty of sitting space as well as drawers, and a wardrobe to put your stuff in. The room also came equipped with a sink and a mirror. The staff itself are very nice and cater to your needs, for a breakfast you're always provided with some toasts, but you also have the option of preparing yourself a bowl of cereal, some fruit, and a nice warm cup of coffee/tea, and even some cakes/buns with all the necessities provided. Although the bathrooms are a bit small, they get the job done by providing all the necessary facilities, there was always some soaps by the sink to wash your hands and even if there aren't each room comes equipped with its own bars of soap. When you're using the shower, make sure that you give the start/stop button a solid push otherwise the water will be on for a second before turning off again. At first I thought that the facilities were not working correctly but I only found out on the last night that the fault was me not pushing the button hard enough to keep the water flowing, and to stop it. An absolute highlight of the guest house though is the concert that the host gives every evening in the main room of the guest house. Mr. Cran is a great musician and a story teller who sings traditional Scottish songs on his guitar and drum like instrument (apologies for not knowing the exact name) and provides facts about Edinburgh and Scotland in between the songs. I have learned much through his music and absolutely fell in love with the "Ye Jacobites by Name" song.
It would be good if the rooms came equipped with some sort of a table/desk. As someone who writes a lot by hand during my travels having this sort of furniture is a good would have.

The location was great and the house was historical. Everything worked like was promised and staff gave good advice. Breakfast was fast and good and live music with virtual tour in the evening was nice! Everything was clean and organized. We loved our stay! Affordable and great at a perfect location. Do visit and listen to Mr Cran's music and stories! Check in and out was available at almost any time which added flexibility!
Some nights the heater was not turned on so it was a bit chilly but the comforters were warm.

Great parking and facilities for a guest house. The staff were all wonderful and very accommodating. The room was lovely with just the sleeping arrangements required. The house is wonderfully old (1700's) and the Scottish music in the evenings is wonderful. The location is within a reasonable walking distance of the old town area of Edinburgh with a wide range of eating choices nearby.
Breakfast is a personal choice. I'm a full English person but we went in knowing that the breakfast is continental in nature. One challenge is that the dining room is not large enough for everybody in the guest house and if you choose a popular time you may have to wait for a table to come free.

The location is perfect, close to all important sights, including the Edinburgh Castle. A bus stop a few metres from the houseThe room was clean and comfortable. Breakfast - toast, jam, cheese, cereal, coffee, tea, fruit juice - OK. Very kind staff, every evening a live show with music performed by the owner.
The only negative thing was that it was not possible to open the window in the bathroom.

This was a very Scottish experience that we enjoyed. The guest house was built in the 1700s and as such we expected it to be old. Furnishings were not modern. The hosts were very helpful and served breakfast in kilts along with providing entertainment. The Lothian bus stop was nearby, and the guest house was in a good location for walking to attractions. We utilized the on site, secure parking for our rental car.

What a beautiful stay I had at 300+-year-old Averon Guest House. Far exceeded my expectations. Beds extra-comfy. Excellent breakfast served by attentive friendly staff in highland dress. The free evening concerts of Scottish music were extra-special and my local friend was made very welcome. The staff could not have done more to attend to the guests' needs. Definitely on my return to list. Very clean and attractive environment with beautiful garden.
Sharing a bathroom was a challenge for me, but on only one occasion was it engaged when I wanted to use it. The showers are on reasonable timers, so non-one is going to stay in the shower for three hours!

Averon Guest House was a very pleasant surprise!!! A huge room for 3 people with a bathroom for a reasonable price, in the middle of a festival that was going on all month in the city, which we didn't know!!! We were desperate for the price when we found Averon in our research. We booked it right away, even though we thought it was a bit far from the center. And then came the very pleasant surprise: the house is in an excellent location, just 8 minutes walking from the hustle and bustle and 10 minutes from the biggest attractions. After the wonderful location, even with a more favorable price than all the others, I only have praise for the staff that served us during the 5 days and, especially, Alan... He is a show in his own right, literally!!! In addition to managing the guesthouse and helping his guests book tours, I fell in love with the way he entertains his guests, 6 nights a week, in presentations of just over ½ hour, telling the history of Edinburgh and the house, showing photos and videos on the TV, and playing and singing songs relevant to what he is telling!!! Your soft voice and your guitar fill the room!!! I'm sorry I don't understand English very well, because I would like to understand all the knowledge you share, Alan!!! You're amazing!!! And as I said, I'll go back to my sister-in-law to visit Edinburgh and this wonderful house, which is over 300 years old!!! As for breakfast, it's not continental, but it always has milk, coffee, toast, delicious butter and cheese, sweet tangerines and cakes/muffins!!! It's not continental, but it has sooooo much flavor and quality!!! Congratulations to everyone who provides a wonderful immersion in this picturesque and cozy house!!! And, Allan, you were wonderful in your presentations!!!

Owner was personally involved throughout the day and would make sure that you have a comfortable stay and that you have a good experience. He was so dedicated that he himself has breakfast only after everyone is done and the same breakfast that everyone had, this is not only an example of quality control & audits but a great sign of constant improvement on the quality and experience. A number of people were constantly involved in the breakfast and were running back and forth to provide warm toast/milk/hot water, etc. Amazing service, great experience and the best was the traditional Scottish musical night which is an immersive experience by the owner- Mr. Alan Cran. He sings a couple of traditional Scottish songs and shares with us a story of his historic house. Rooms had windows with excellent ventilation sunlight in almost every part of the house. They follow a schedule of opening the windows of every room in the afternoon for 1-2 hours to provide ventilation and close it before the start the central heating in the house. The house is located just 10 minutes walking distance from the Edinburgh castle and has plenty of restaurants in a vicinity of 300-400 meters.
The size of room was extremely small, not suitable for 3 people. Lighting in the room was also a problem, there was technically no light, just a chandelier and a table lamp in a corner. I understand people do not stay in their rooms and want to explore the city, but the city closes at 6pm, so what do you do after that, sit in a room without lights ? There was another family room which was bigger in size but occupied by someone who came before us, so we were not assigned that.

Great location! A quick 15 min walk to the castle and 5 mins to multiple bus stations. As an FYI, they have two buildings next to each other. Less than 20 seconds walk to the other door. The owner plays music every night and was extremely kind. Let us keep our car there a little longer than our checkout time to do Arthur’s Seat hike the next morning. Large room and old fashioned house according to the picture on the wall built in 1750. Met our needs and a mini piece of history. Breakfast 7:30-9am
skeleton keys for the room door. I just am terrible at opening doors with a skeleton key.

There were so many "best parts" about this stay I am having a difficult time knowing where to start. The room was excellent! Clean, cosy, homey, with tea and coffee available. Room temperature was pleasant. The house was lovely. Breakfast every morning was really good. The best part was the musical evenings. We attended every evening and learned new things about Scotland while listening to the traditional music. It was what I had been looking forward to the most and it did not disappoint! Overall, the staff and owner were all very friendly and helpful. It was one of the best hotel experiences I've had, and my family and I were able to enjoy our trip that much more thanks to the loveliness of the house stay. I warmly recommend this to anyone who is in Edinburgh, even for a day or two. It will be everything you need and beyond. Location was also great. Located near Old Town. The area was central enough that you could walk almost anywhere, but in a quiet and calm environment. Thank you Alan for your hard work and the music!
