Clean, comfortable bed, very nice staff. Nice breakfast.

Parking spaces are limited, have to be booked in advance and cost £18 per night. Also not easy to carry lots of luggage from the underground car park to the hotel.

The breakfast was excellent and staff very friendly. The bed was very comfortable and the room was pretty pretty big. It was quiet and a great location to sites. The showers were good temperature and pressure. At first I was a bit sad that the room didn’t look as nice as the photos but the room was comfy and quiet. The common areas and outdoor garden are very nice as well. I thought the rate was worth it especially with how nice the breakfast is. I would stay again.

Rooms felt dated (not as nice as the photos) and carpet/ furniture was a bit stained.

A nice and cozy hotel for a short stay. Good choice of breakfast, helpful staff, a convenient and comfortable common area to make up of the small rooms, fast wifi, good location only 10 minutes from the centre and 10 minutes from the Airline bus to the airport.

Nothing I can remember, so probably nothing worth mentioning.

Location was very good, it was very clean, tastefully decorated and had a working lift, which was very useful. Staff were friendly and very helpful. Nothing was too much trouble to organise when asked. Beds were very comfortable and linen nice and soft and cool during the warm weather.

Tiny bathroom and shower doorway was very narrow. Squeaky headboards. No air conditioning meant we had to open the window all night which meant it was noisy from outside activities, cars, rubbish collection, people passing by, in the early morning.

The location is superb and within a reasonable walking distance to both Edinburugh Castle and the main high street where the new year street party and open air theatre was held. Just around the corner was local cafe's, Tesco express and a gorgeous Italian restaurant we found. The hotel staff were really friendly and welcoming and helpful when needed. The hotel has spaces reserved in a secure closed underground car park, which you are advised to book, due to very limited and often full car parking around the city, so very glad we did this. The hotel was well equipped for eating and drinking too. I would stay there again despite the few nit picks with the room.

There was a botched plaster repair to a very severe and leaking damp patch to the ceiling of the shower, although the shower itself was fantastic. The toilet seat was? Broken/loose, but usable. The bedside lamp had two broken spokes, when turning it on, so had to keep it balanced. The bed had a ripped cardboard base on the left lower side, but given this, the bed was actually really comfy and we got a great night's sleep each night. None of the above would put us off stopping there again, as we used it purely as a base for touring Edinburugh and attending the new year/Hogmonay festivities.

Staff were really friendly and the Room was very comfortable and newly renovated. The shower was absolutely fantastic. Lovely choice of pillows. Bed was soft and duvet was big and comfy. Excellent value for money. We thoroughly enjoyed our stay and wouldn't hesitate to recommend it.

Television stations were limited to BBC channels. Hotel is currently being renovated so the corridor was a little shabby. Would be good if a coffee machine was available (even just in common area). Having said all this. I have given a score of 9 given the price we paid.

It was decorated beautifully, the bed was super comfy. It was very quiet. Staff were super helpful. Quite a big room with a big bathroom. Not very far from Edinburgh City centre at all. I would definitely stay there again.

I didn't have breakfast there, as I thought £15 quite pricey. My room was located on the first floor, at the very end of the corridor through a set of small double doors (this was a tight squeeze) just by the service stairs. Which as I said I didn't mind as it was super quiet for me, but I suppose some people wouldn't of liked this.

The room was Cosy the Bed was so Comfortable Sleep like a log..Brakefast was so Nice spot on great chef..service was first class will be using this hotel From now on for sure 15 mins walk to town.princess street.. plenty shops and Restaurant close by..Good off street parking near by big car park..all round great stay.great staff clean and cosy..100%Recommend this Hotel..

Have no Complaints about this hotel everything was a Plus..have stayed in many hotels and guesthouses in Edinburgh over the years but this one had the edge over any of the others no cheap juice at breakfast time no heaters on timers that don’t work until certain times of the day plus all round for this hotel..

The staff are as always and breakfast and the honesty bar were excellent touches. I love the location to the grassmarket and pubs, only a short 10 minute wall and not too close to the hustle and bustle.

Someone on our floor was constantly smoking marajuana and the entire floor stunk. Unfortunately the staff possibly didn't know how to deal with this and left it. Disgusting habit especially in a hotel where others stay.
