Good place with reasonable price. at walking distance to city center and all amenities
Toilets were blocked even though the room and bathroom were very clean. the staff is not very welcoming, he was bit rude to my friend when she asked to store her luggage the next day

Hotel was warm and spacious. Good storage space Hotel a 10-15 minute walk from Haymarket train station. Lots of small shops, cafes and restaurants in the Haymarket area. 20 minute walk to Princess Street. Nearby bus service into the city centre. Easy access to Waters of Leith for a walk along the river bank.
Check in process needs improvement. Cannot check in until 3pm then there is a first come first served 'arrangement'. There needs to be an ordered system so those who arrive earliest should be checked in first. We had a double room but only one chair, a second chair would have been a great benefit. Hotel did provide some entertainment but no publicity (we could see) as to what and when was taking place.

Despite some not very nice reviews,I was very pleasantly surprised. I thought the hotel was clean and comfortable, my room was clean and tidy although the shelf above the toilet was falling off the wall this didn't bother me as I didn't intend to use it but bath and shower was clean and water nice and hot and towels provided were very soft. . The breakfast was ample with good choices and very tasty. Overall I had a lovely stay.
The hill up to road from reception hard to walk up and made me breathless. Long walk to main road to catch Lothian buses and trams which I didn't mind so much once was on flat ground.

The Location was good, a short walk away from most of the centre and in a nice part of the city. The Price matched expectations, fulfilled the requirements for a few nights' stay. The Helpfullness of the staff was particularly noted as I forgot a charger and rather than waiting for a person from housekeeping to clear through it the receptionist went and sorted it right away before I even got back, either way I was very happy with that attitude and am sure that were I to encounter any sort of event that would require help from staff they'd be willing and able to sort it quickly
The room didn't have any windows despite overlooking a scenic river-It wasn't so much of an issue and the place was still great value for money, but I must have missed the part during booking that would have stated that the room doesn't have windows as it seemed most of the hotel did.

The convenience of the location. Central to what we wanted to do. Arived early, able to store bags and continue to sight see. 1 friendly staff member Fatima..
I booked a double room and given a twin room. Went back to reception, and this was fixed by Fatima. (Nicest staff member) Booked as stated, had food. This was not offered nightly. Asked about breakfast, told not offered daily, to find out that it did occur. Poor communication asked for a coffee paid and then told go make it yourself. It seemed so much was a chore for some. We had to evacuate in the middle of the night. And no communication on why or what, after standing outside for 40 minutes or so, we were told to go back inside. 🤔

I honestly don't know how this place is rated so low. It's a 20-minute walk from the city center, it's in a peaceful neighborhood, and it's also 20 minutes from the airport, which is very convenient. The rooms are decent and clean, with private bathrooms. They're perfect for what you need (a place to shower, do your personal hygiene, and sleep). The beds are comfortable and the floors don't creak. Considering the price, I would choose this place 10 times out of 10.

Room was as requested (twin rather than double) Clean - space for personal items - lovely large fluffy towels - toiletries - all excellent! Beds were so comfy! Breakfast was awesome! Lots of it - well cooked and topped up - cooked breakfast, fruit, toast, pastries... so much choice! Well done! Staff on reception desk were welcoming, polite and cheerful Close to both Waverley and Haymarket - easy walking distance into centre of town - but far enough away to be peaceful at night. Very close to National Gallery modern 1 and modern 2 :-)
Our room was above the reception area so we did hear the hum of the air conditioning unit most of the time and did need the window open as was warm. Check in at 4 pm was a little late in the day, but understandable with coach trips using the hotel and all checking in and out at the same time - there was an offer to store luggage if we arrived earlier. Check out at 11 am was very generous (we left earlier).

The staff. I had some issues with my phone and they were very kind and helped me out! The receptionists were so lovely, kind and patient. The hotel itself was pretty close to my workplace - only a 15 min walk so it was also very convenient.
I have no complaints really. I booked in for the location, the staff were very kind and I got a safe and comfy room. The room was a bit cold but I think I could have done something to the window to stop it so that would probably be on me. I did find it a bit funny that they gave plastic cups instead of glass in the rooms though.

The location was perfect for me, given that it was close to my workplace, and the castle. I have never had the necessity to use public transport. The room was clean, I always had hot water in the shower and the staff was nice and warm at all times. I spent a month there, always be treated with kindness. It is a big hotel, in front of the National Galleries Modern 1 and 2. It has a bar and they serve breakfast. In the room I had a kettle, a Tv, a hairdryer, and an iron with its table. Tea, coffee, milk wery freely given. Same goes for the towels. Close to the area of Haymarket, where I could find several restaurants open till late, it has behind it the Water of Leith walkway, which is a lovely path along quite a fast flowing river.
It is not possible to open the window completely. I dislike fitted carpets. Maybe it has something to do with me, but when first I arrived I had to bump twice in a car parking before I could find the entrance to the reception.
