Staff, facilities, organised and effective, efficient and professional staff who listened and supported me with my health and Fatima was ACE! She went beyond the line of duty and was genuine and generous to give me 2L milk when my order through Just Eat did not arrive. All the staff, kitchen, front of house, house cleaning and construction workers were friendly and welcoming I will definitely stay here again, now my second time and I will refer this hotel to ever I meet who needs accommodation. My ginger cat Van Go experienced a luxury hotel and friends in the staff. Thank you so much because if it wasn’t for coming here to rest and recover and heal, I would be in hospital right now. I feel ready to take on the world but importantly ready to start working again, so thank you everyone Love from Brigitte

The staff is absolutely amazing—always smiling, incredibly helpful, and quick to address any request with professionalism. They go above and beyond to cover any needs and make you feel welcome. The location is excellent, the rooms are clean, filled with natural sunlight, and wonderfully quiet. A perfect stay thanks to this outstanding team
While my stay was overall pleasant, there were a couple of areas for improvement. The toilet flush didn’t work properly, which was quite inconvenient. Additionally, the hotel’s location is a bit far from public transport—it requires a short walk to reach the bus or tram stop

It was the cheapest hotel we could find for the date required with parking. The reviews were not fantastic, but we went with it anyway. The room said it had no windows! but it was only for one night. There was a fake skylight in the room, so it was bright enough. The bed was massive and comfy. There were tea/coffee making facilities with shortbread. Soap and shower gel/shampoo supplied. Shower was powerful. We didn't have breakfast but there was a small area for this, and an area you could sit and have a drink, very basic. Some parking spaces outside main entrance, luckily got the last one on arrival.
I was expecting it to be bad and was therefore pleasantly surprised. The room doors could do with a skim so they close quietly instead of having to pull them really hard to close and making an almighty bang for those in the same corridor.

The hotel is next to the Water of Leith (Leith River) so it is in a beautiful location. I took a walk along it which made for a lovely stay. It's across from a couple museums and the Dean Cemetery and near Dean Village, which was cool. The staff was good, and responsive. With the room power going out, the staff found a suitable way for us to shower during repairs. The hotel isn't very far from the old city center and train station, yet far enough away it was fairly private.
The power went out in the room during the night, and it took several hours for Maintenance to go in and repair it. We weren't offered coffee or tea from the main breakfast in place of not being able to make it in our room. The shower curtain was about 5 inches short so water poured out into the bathroom floor.

The selection of breakfast meals is very good, and well presented. The reception staff, particularly David, were excellent, friendly. David is patient, professional and very helpful.
I was there for 4 breakfasts and on 2 occasions it was not ready till well after 7.30 ( guests are informed breakfast is served from 7.30 till 9.30). On one morning at 7.40 there were no glasses, no juice, no mugs, the toaster was still off, and no hot food. One lady was trying to fix it all as quickly as possible but it was not acceptable, As I had an early tour one day I was not able to have a V proper breakfast, I was tempted to ask for a refund, but decided to write a review instead. Many non complimentary comments from guests.

The view once I found the outside area was stunning. The room was just what I needed for a spot of respite and the breakfast was tasty. The staff were up beat and helpful. Chatty and easy to approach for things you need. Such as extra coffee and milk. The reviews are based on things out with the room's control. Such as the exit light. It's not a big deal and if you reach the age you're able to book as an adult you should be confident it's not a deal breaker. Overall great experience and good value.
The toilet was smaller than anticipated but there's facilities open downstairs that are more suited to my needs.

Premises very clean and quiet. Had excellent sleep both nights. Breakfast looked good but I don't eat until after 11, just had a cup of tea, so didn't have any but the selection was good and it looked well cooked and presented. Hotel in good position to walk into city centre, situated on the banks of the Water of Leith which is a nice early morning and evening walk.
There was nothing that I found unsatisfactory or below the expected standards. I booked late and was a bit concerned at one of the reviews which I now consider was unwarranted. I can recommend this hotel.

Close transportation to the city centre and if you like walking it's about 11 minutes to the hay market which is great. The hotel was neat and comfortable. The dinner was great, didn't meet up with breakfast 🤣🤣💔💔 cos it was very early and I was still in bed.
The heating in my room didn't work properly. I was cold and we had to go buy a hot water bottle. Although the second room we lodged later was a bit warm (had to book an extra night because our bus back to London was for 20:45 and check out was 10:00) The second room we lodged had a fridge whilst the previous one had none and they were both double room. But generally it was a good stay.

Hotel was warm and spacious. Good storage space Hotel a 10-15 minute walk from Haymarket train station. Lots of small shops, cafes and restaurants in the Haymarket area. 20 minute walk to Princess Street. Nearby bus service into the city centre. Easy access to Waters of Leith for a walk along the river bank.
Check in process needs improvement. Cannot check in until 3pm then there is a first come first served 'arrangement'. There needs to be an ordered system so those who arrive earliest should be checked in first. We had a double room but only one chair, a second chair would have been a great benefit. Hotel did provide some entertainment but no publicity (we could see) as to what and when was taking place.
