Our expectations were exceeded. The couple who run the guest house were very accommodating, friendly, attentive and always available for a chat. They provided information for excursions and restaurants. The breakfast was delicious and could be customized. When we asked for a breakfast package for a day trip and we had to leave early, they even brought it to us in the city. Many thanks again for that. The accommodation was in a quiet residential area, between the harbor/pier and the city center. It was nice to come back after a day in the busy city center. Good connections. About 10 minutes by foot to the bus. And from there to the city about 15 min. Buses run regularly. We really enjoyed it and would come back anytime.

Lovely staff who greeted us on arrival We were offered fresh milk on arrival for a cup of tea Shortbread in room complimentary Clean and comfortable We got a park in the front of the property though if we weren’t lucky enough to get that, parking may have been more difficult in the narrow street Functional bathroom Attic room - we could open the attic window for fresh air plus it had a good blockout blind on it Good information folder in room The owners are on premises overnight

A fridge in room would’ve been handy Bathroom was small - but as mentioned above very functional Mattress was hard but this is personal preference and I did read in the info that a mattress topper is available Could hear snoring and talking in room next door - this didn’t wake me up, I was already awake - so if you are a good sleeper, it probably wouldn’t bother you

Great hosts who welcomed us on arrival. We stayed four nights for Edinburgh Fringe. Location is a 20 minute bus ride from the City centre. Tea, Coffee and shortbread biscuits in the room with bottled milk rather than UHT cartons. Shower was very good and the bedroom was clean and bright. Breakfast choice was excellent with full Scottish, cereal, fruit, Yoghurt and toast all available. It needs to be pre-ordered the evening before. Bed was very comfortable and there were plenty of power points in the room. Proper room key rather than a swipe card.

Breakfast is served in your room but would have preferred to eat in a dining room. Discount vouchers for trip to the Royal Yacht Britannia were available but only discovered this after we had already booked. Maybe better to leave these vouchers in guest’s rooms.

Great location to visit Edinburgh and Royal yacht Britannia. We stayed at this guest house to visit the Military Tattoo and Fringe in August. The couple who own it are so welcoming and friendly. They gave us lots of information on the area, bus routes etc. The hotel is a 30 min pleasant walk to the City centre, the last 10 mins is uphill but nothing too strenuous. There’s a bus stop at the top of the street with buses running regularly into the centre and it’s £2 each way so a great option. There is also a walking/cycle path right beside the guest house which goes off in various directions (Ferry Road Path) We walked the path for around 30 mins to Royal Yacht Britannia in Leith then took the tram into Edinburgh city centre, again £2. We had a lovely double room at the top of the guest house with the usual shower, tv, tea & coffee and lovely shortbread. The room was spotlessly clean and the bed comfy. We ordered breakfast for the following morning which consisted of cereal, fruit, yoghurt, bacon, eggs,sausage, beans, rolls, toast. It was absolutely huge and beautiful, perfect eggs. I changed my portion to small for the following morning as it really was huge👍 All in all a lovely place with great friendly owners. A great option if you want to be just outside the city but on a great bus route. Will definitely return.

Kathryn and Stuart were excellent hosts. If you want to experience Scottish hospitality this place is definitely the one. The rooms are clean and equipped with everything you need for your stay. They also had a kettle, tea, coffee, sugar and shortbread biscuits in the room and fresh milk was also provided. The location is fantastic with easy access to public transportation and the neighborhood is residential and quiet.

Our hosts, Katherine and Stuart were excellent. They were friendly welcoming and very helpful. They made Falcon Crest seem like a second home. The breakfast was very good and plentiful. It was very clean and the location in a nice part of Edinburgh close to transportation was great Lovely view of the backyard gardens.

We had to go up 3 flights of stairs. Our room was very small.

We found the hotel a perfect location for hogmanay, the couple running the hotel were excellent and made us feel very welcome from when we arrived to when we left. The rooms were cosy and spacious and, of course, exceptionally clean. Kathryn and Stewart are excellent hosts. The hotel is close enough to walk to the castle but far enough for a quiet night sleep.

The only thing we didn't like was that we had to leave.

The house is located in a nice quiet neighborhood which allows a good night sleep. The room was clean and with all the necessary equipment. Hairdryer was provided upon my request for the whole length of my stay. It was great value for money as it was <80€/night for a single room. Kettle with some tea bags, shortbreads and milk was a nice addition to get a warm cuppa before sleep. Thanks to lovely hosts for this wonderful experience!

Location though not in the city center was actually excellent. Bus stop(s) near and couple of times we even walk from city center to our guesthouse (max 30 min walk, by bus would take as long because buses have like stops in every 100 meters). Very clean, tea/coffee making facilities in the room, biscuits, fresh milk was provided (BIG bonus points from me cause I drink my coffee with lots of milk and I don`t like those tiny separate coffee creams). Comfortable beds, enough pillows (2 for both). Kathryn is very helpful and friendly. Neighbourhood was quiet.

It won`t take "points down" from my point of view because that`s just the way the house is built but separating wall on the top floor had to be that thin that I heard our neighbours snoring :D But it didn`t bother us.

I have a joint disorder and have had spine surgery so for me, a firm mattress is important. VERY comfortable bed. Lovely clean room, with a skylight that opens properly, and offers the most wonderful view over this section of Edinburgh. Btw this area is not filled w light pollution, but is lit safely. I wish City of York took lessons in safe lighting that doesnt "steal" the night sky! The owner also is friendly and has the local knowledge to solve a few problems (we needed extra rooms for more performers; she knows other B&B owners; we needed restaurants, she recommended some). Plus: the Royal Botanical Gardens are very close!

Not her fault but parking was difficult. However, for those in good condition, buses stop nearby.
