The room was clean and cosy. Tea and coffee making facilities with supplies restocked every day. Room cleaned every day. Good quality clean towels. Constant hot water with powerful shower. The price was excellent and in a quiet location with the city a 20 minute walk away. I would definitely stay again
The room is dated but with a small spend could be made really nice. The on-street parking is only free late afternoon to 8.30am and outside these times street parking is expensive and limited to 4 hours but I found free on-street parking a 15 minute walk away which was perfect. The room walls are thin but we're fortunate to have quiet guests next to us.

Host was friendly - good location and easy to find - room was clean enough, large and ideal for 1 night :)
The room was BOILING. there was no way to turn the heating off in the bath room and no way to open the window ( fire hazard ? ) One window didn't even have a handle and the other was locked. It was late when we returned and the heating in the entrance way seemed like it had just started to go off but the room was unbearably hot. Luckily by time I fell asleep it had started to cool for it to be boiling again at 8am. I understand it's the winter but on a mild night there is really no need. Or at least let us open the window !?

Location not far from main centre (3tram stops). Staff where very helpful and friendly. Place was nice and warm. Room was basic but had everything you need. Clean, bed clean, room spacious and reasonable size led tv with freeview channels.
Tram service was not very good. Ok going into centre. Only £2 each but paid £4 for two tickets at machine coming back at 10pm but no trams turned up so eventually walked it. You could use tickets on certain buses but wasn't sure what bus to take.

My friend and I liked the coziness of the room, and the decor was lovely. We also had a good view of the street from our window. The bedsheets were clean and so was the bathroom.
We didn't like that there was a large gap under the door. We guessed that the "thin walls" we had heard about were in fact just sound bleeding through that gap. We also knew that if the temperature were warmer, that room would've probably kept the heat in to an uncomfortable degree. Fortunately, the temperature was fine when we visited, but that was on our minds, nonetheless. Finally, the bathroom door was hard to figure out how to close. It ONLY closes when you lock it, and the lock is fiddly.

It was so quiet and was cleaned every day which I didn’t expect. The bed was comfortable. The bathroom was a dream . Cosy feel. My friend who lives around the corner also thought it was great. While I was there I didn’t hear the other guests much at all. No tv or talking or anything only opening doors but not late or early.
It seemed very hot and stuffy then after a while it would cool down. I never felt hot in the morning. I was always able to sleep with the blankets on, but when I entered the guest house I thought I wouldn’t be able to sleep with any blankets on

Excellent localization, about 15-20 minutes on foot from the main train and bus stations, close to the city center, many bars, shops, cafes and restaurants around. The room itself was clean, a hair dryer was provided, as well as basic cosmetics, tea, instant coffee and milk. The staff during check-in was very nice and the Wi-Fi was included in the price.
The room was small for three people and there was no storage room except of a few hangers. Short term it was manageable though.

Very nice room, good location, comfy bed. There was everything that we needed. Having a kettle in the room is very handy, and the staff was very nice to let us borrow some knives and forks, so we could have a proper meal in the room.
Bathroom door did not close properly, the water in the toilet kept running after flushing unless you press the flush button in a special way.

Location was great in relation to trams, ability to store luggage prior and after check in/out, shower was excellent along with good toiletries.
Some areas and rooms are slightly dated but that was expected. No direct access to reception, need to ring a bell outside and wait for service. Room was very hot and only had a small window that wasn't easy to get to which was closed when we arrived.

The property is based in a good central location to Leith and Edinburgh town Centre with many local buses or a short walk to both. The room was clean, bed comfortable and supplied with coffee, tea, milk and kettle. The shower was hot with essential toiletries and towels provided. It was quiet and you had freedom to come and go at anytime day and night. Staff on arrival polite, helpful and welcoming.
Bathroom door wouldn’t stay shut, lock didn’t work but no big issue. Basic and dated decor but fully functional and clean,

Comfortable room, tv, clean shower and bathroom. Great local pub around the corner the Brass Monkey at Pilrig and Leith Walk. Close to a grocery store and other restos. Walkable to city centre. Overall quite enjoyable.
No hot water one morning…i believe several other guests were showering etc at the same time and it overtaxed the system.
