Good location, character/period property and being attached to the canny man’s pub/restaurant. Free complimentary drinks with our evening meal and chilled Prosecco in our room to help us celebrate our First Wedding Anniversary. We were upgraded to a gorgeous room with an enormous bath and walk-in shower. The bed was super comfy. A 20min walk gets you into the city or you can take a bus from outside of M&S food hall. The location was good with lots of quirky shops, coffee shops, bars and eateries nearby. There’s also a lovely park nearby.
Expect noisy traffic if located at the front of the building. To get to the parking it’s a one way system. Take a right before the canny man’s pub and follow your nose. It took us three attempts to find it. Attention to detail with the dusting in particular the bathroom which had dust collecting on the back of the door and cobwebs in the corners of the ceiling which we cleared. Attention to detail on topping up coffee pods and tissues. Albeit when prompted staff replaced these straight away. Our towels were clean but badly stained. Not all of the staff were the friendliest but we were on holiday and they were working so we will give them the benefit of the doubt.

Very clean and a cosy bedroom
Walls aren’t very soundproof, the couple next door for our 3 night stay seriously needs couples therapy, and Bob if your reading this I don’t believe her that she only kissed your cousin the week before your wedding!! You can do better Bob!!

Our suite at the Lane Hotel was a dream. After staying in postage stamp-sized rooms for over three weeks while traveling, finally landing at the Land felt like we'd become royalty. Our suite was massive. The bathtub was massive. The shower pressure was massive. And our REM sleep on our massive bed was massive. Honestly, just a dream of a stay, an oasis in what was otherwise a very busy madcap touristy rush to experience all the sights and sounds of Edinburgh. I would HIGHLY recommend anyone traveling to Edinburgh stay at the Lane rather than anywhere else, particularly the Royal Mile. On our first day, we took a long walk to the castle through the city. It was fantastic to see the parks and colleges, and neighborhoods. On the next day, we took the bus from the Lane to all of the tourist attractions. Super easy and very affordable. Rather than watching tourists and their mad scramble on the Royal Mile, staying at the Lane afforded us an opportunity to enjoy an actual Edinburgh neighborhood alongside locals who were going about their day-to-day. We were even treated to a whiskey at Canny Man's! The efforts of the owners, management, and staff at the Lane do not go unnoticed. They solicit input from their guests and are conscientious about their responsibilities. Such customer service is greatly appreciated. We wish them the very best, as we have wonderful memories from our dreamy stay at the Lane.

We had a lovely stay at The Lane Hotel. Rooms were comfortable and stunningly decorated with an amazing eye for detail. Morningside was a great location for easy access into Edinburgh with lots of amenities and a vibrant high street of independent shops and restaurants. Would highly recommend the breakfast at The Canny Man which was extremely good. We would definitely stay again and recommend this hotel to others. It was a real find!
We chose this hotel mainly for it’s parking. We were lucky enough to secure one of the two parking places available for the duration of our stay but if not we would have been very disappointed. The check in staff were lovely but we would have really appreciated someone being at the property when we arrived instead of having to go into the Canny Man. It would have added that personal touch. Whilst the hotel was otherwise spotless a few areas let the room down like mould in the shower and also a black iron and ironing board cover. The cleaner also left a used speed mop wipe on the sink.

We went to Edinburgh for our mini-moon right after the wedding. Upon checkin, we were advised that we had been upgraded to The Watson Suite. When we walked in and saw it, we loved it right away! What a beautiful view, large lovely room, modern bathroom (which was incredibly clean!). There's a nice coffee machine in the room too and the coffee is delicious. The bed was very comfortable too. We had dinner at The Cannys Man on the first night and we enjoyed the ambience and food. The next morning we went there again for a full Scottish breakfast - and it was very tasty! The area around the hotel, Morningside, is one of the loveliest areas in Edinburgh, it's so so beautiful and you have various cafes, coffee shops and restaurants around you too. Overall, it was an amazing stay right after our wedding - it was exactly the vibe I wanted: quiet cosy luxury!

Beautiful family-run boutique hotel above The Canny Man Pub. Very comfortable bed and spacious bathroom. Super friendly staff. Breakfast at the pub was amazing, loved the selection of hot breakfast choices and continental buffet breakfast. The baguette and croissants were the best I ever had! Quiet location in Morningside with easy access by bus to Edinburgh city centre and beyond. The immediate neighbourhood offers a lot of little shops and restaurants. Highly recommend a stay at The Lane Hotel!
Nothing major at all, just my personal opinion: I didn’t like the green-white duvet covers, they ruined the colour scheme of the room. And the mesh basket with the succulents in the bathroom didn’t match the decor.

Comfortable and nicely decorated room - although not as spacious as the photos indicated - with a very large modern bathroom. Very comfortable bed. Our room had a garden patio which we would have loved to use had the weather not been so foul. Very responsive staff and host. Access to a free car park was a bonus and then good access to public transport to avoid Edinburgh parking costs. Lots of cafes and eating options nearby. The free drink on arrival was a nice bonus. I had a problem with wifi (possibly my device) and host very responsive.
Not much really. We just recall an image of a larger room when we booked - which attracted us - but our rooms was still very comfortable

A beautiful small hotel in a great location--easy to get around by car or by bus. Comfortable, nicely decorated room. Extremely comfy bed and wonderful walk-in shower. Recently added breakfast option at The Canny Man pub next door was a nice and unexpected addition.
Nowhere to sit in the room except on the bed, even though there was a desk. Parking is very tight and hard to access. (Map app will insist you can't get into Canaan Lane--it's one-way coming out to Morningside Ave., but you *can* get there if you go around enough blocks.) For anyone with mobility limitations, there's a long flight of stairs up to the rooms.

Very sleek and modern, big rooms with big beds and with a theme curated for each room. We loved the personality of the property and the pub included, along with its distance to the city centre. Central heating was working and underfloor heating added that extra bit of luxury.
On arrival, we noticed some stains and marks on the bench at the foot of the bed and the wall but was no major fault. However, the sink drainage was very slow and couldn’t run the tap fully for this reason. Additionally when showering the shower head would not adjust as it had been taped and the shower screen wasn’t long enough to prevent water splashing out onto the floor creating a puddle outside the shower drain which we led us to dry the floor mat every night. Other than that no serious problems! I recommend😄

Very good location, close to some great local cafes and restaurants. Buses into the city center are regular and take about 15 minutes. The room was very clean, a good size with a fantastic shower. The Wi-Fi was faultless and speedy during our whole stay.
The bed was very soft which wasn't our personal preference but if you like that kind of bed I'm sure you'll love it. Thermostat controls were very clunky and not responsive maybe some instructions in the welcome pack would be welcome. There was a series of beeps that happened every night at around midnight, which would be enough to wake you from your sleep we were awake normally so didn't affect us but hopefully they can sort that out.
