The owner was incredibly welcoming and friendly, chatting with us daily during breakfast. Her warmth and hospitality made us feel right at home. The spacious room and large bathroom provided ample comfort, and the quiet surroundings made for a peaceful retreat. A 25-minute walk downhill brought us to Kingsbridge, where we enjoyed exploring the local shops and restaurants.

The location and the view from the comfortable conservatory were just stunning! Good cooked breakfast set us up for the day in this wonderful area.

The road from Kingsbridge is quite narrow and has some nasty potholes, so needs to be taken dead slow. Good practice for all minor roads in the vicinity though!

Lovely bungalow overlooking the estuary and pretty garden, all rooms were spacious, good quality towels and bedding. Joan is certainly a character and full of stories and doing very well to run a b&b in her advanced years! if she was busy she may struggle a bit. Good breakfast. Short drive into town, could have walked just under a mile but wouldn't want to walk back along quite hilly narrow lane in the dark.

Although lovely refurbushed private bathroom info does not make it clear that two of the bedrooms are not en suite bsthrooms are opposie, not a problem if no one is around. Bedroom carpet could do with a clean as could surfaces in bathroom. No shampoo provided just shower gel. A welcome biscuit abd more choice of tea, coffee etc. would be nice.

Our host Joan was very accommodating, we enjoyed all our little chats at breakfast time with a very knowledgeable lady.

The only downside to our visit was the access road, as town and city folk we were not used to the narrow roads, but we soon adjusted to road layouts.

What a amazing woman Joan is,she makes you laugh,smile and realise how we can all be when we are older. The room we had was huge and so was the ensuite with bath and big shower cubicle,the breakfast was lovely and nothing was too much trouble for the lovely Joan who was 86 years old! We could all take a leaf out of her book. Would we stay here again oh yes it was a great experience listening to Joan’s experience of life. Value for money definitely. Fantastic gardens Fantastic views Fantastic host Lovely remote and peaceful location. All you can hear is the birds singing and cows mooing. Everything was within reasonable driving distance.

There is nothing to dislike

We loved the location. It had a lovely view of the estuary, it was quiet and peaceful, up a country Lane in a farm location. Breakfast wAs great, anything you wanted, provided by a charming, chatty host. Only three rooms to rent, so felt very personal. Our personal bathroom was huge, both a bath and a shower, which was across the passageway directly opposite our room. Each room had its own personal bathroom. Bed extremely comfortable, and all amenities you would expect were provided, including a little fridge.

There was nothing we didn’t like!

Lovely place to stay just outside Kingsbridge 25min walk to city Centre, Nice breakfast comfy bed , lovely surroundings lots of places to visit within a 30 minute drive .

The lanes around the area are narrow with plenty of potholes!

The room was spacious with everything we needed, including a good mini fridge. Modern bathroom with a bath and an excellent walk-in shower. The bathroom looks like it had recently been refurbished to a high standard. Lovely quiet location just a few minutes out of town. Plenty of car parking space. There are three rooms, one with en-suite bathroom. the other two have their own bathroom across the corridor. Don’t let this put you off though as everything was a high standard.

good breakfast. fab location and views. birds in garden. easy walk into Kingsbridge for the able. super accom. the lady of the house, tho' bearing a handicap, is brill, and speaks like JETHRO!! laugh a minute!

It was quiet and I had a big room in a bungalow in a rural setting where I could walk to areas of natural beauty without needing a car and get to Kingsbridge to shop and get the bus.

It is still quite a long walk to the shops in kingsbridge if you have no transport walking up a steep hill in places.
