The room was clean and I had everything to myself with toilets and bathroom in my room. That's exactly what I wanted.

I didn't like the bed sheet because it was torn and also the duvet sheet was looking old. It should look new instead of old. Your neighbors told me that I was not safe in that place. Your neighbors should not talk down on your business. Its not right. Also the front of the hotel is not clean enough and weeds needs to be cleared off. Invest in flowering the compound so we can see beauty when we come in as that place has good prospects for more.

Great property and the staff members were really friendly. I was especially happy that I could check in after 1pm. The price was reasonable and the facilities were clean and organized.

The room was really cold, I woke up in the middle of the night from the cold and realised there was a bad draft. After a while it dawned on me to check the windows which were wide open. There was no option to turn on the heater from the room, so I really suffered because I didn't want to go downstairs at 4am. I am sure there are ways around this but considering that it snowed I believe customer’s comfort should have been considered.

This is a cheap and cheerful option for Leeds so I've rated it as such. It's not claiming to be a 5* hotel and if you choose a shared bathroom option then obviously you have to share🤦🏽‍♀️ The whole hotel is very clean and the shared bathroom was washed and tidied each night. The bed was clean and everything was very nice. High ceilings, fresh air, nice view of trees. There's a shared fridge and microwave downstairs with a couple of sofas and a tables to eat. It's a nice extra to have so you can have a breakfast in the morning if you bring your milk and cereal. The hotel itself is in an improving state: many things need refurbishing or to be built! But take it for what it is: a clean place to stay, quiet and an easy journey into Leeds centre. Ubers are plentiful and are about £6-£8 each way into town.

The Indian lady on reception gave an Indian welcome: direct, abrupt and efficient. This can be a bit grating if you have English manners but she did her job and smiled.

I booked twice here. Each time I go out in Leeds. I am allowed to have friends over being that they don't disturb other guests and respecting limitations of one's booking. It's nice to know I'm allowed to have friends over to catch up before heading out. I of course, don't allow them to stay the night unless i already bought a room with the same capacity. The bedrooms are soo homely and the price for what you get is so good. There's plentyful of storage, warm carpet, soft bedss, towels, soaps, TV, kettle and tea bags and parking included. All my friends agreed that the water pressure for the shower is insane. The rooms are spacious. I like that we get to pay at the desk it makes splitting the bills easier for all of us but knowing our room is secured. Lastly for families with children or pets there's a park across from the street. The staff have been nice and not judgmental and the place is discrete and secure. Can't beat the price for what you get.

The place is a bit far from centre of Leeds. But that's given since the centre will be more expensive. I wish they did have a fridge. I think some rooms do, but our booking was last minute. The first time I booked, there was a swing at the centre which me and my friends enjoyed sitting on as we waited for our taxi. Unfortunately the swing has broken on one side. Again not a huge deal but it did bring me joy being able to sit there and enjoy the sun. I do wish there were more channels available on TV as it is limited. Again I'm fine with it as the place is at a good price. There could be ramps available as you have to climb up the stairs and carrying a large suitcase can take a while. Regardless I will only book a hotel room from here from now on.

Helpful, friendly staff. Nothing was too much trouble for the receptionist. Although it backfired on her. She thought she was doing me a favour by changing my single room on the first floor to one on the ground. This was after I struggled with the outside flight of steps up to the door. Unfortunately, the sockets weren’t working in the room hence no tele and unable to charge phone and IPad. Couldn’t even boil the kettle. Then when I wanted to leave the room the lock wouldn’t open from the inside. Having said all this, when I was moved to the room I should have originally been in, everything was perfect. Bigger en-suite, seemed better laid out making it larger. Comfortable bed.

All the steps at the front. But then it was on a hill and not a lot you could do about that. It didn’t spoil the stay.

I’ve stayed here many times. I choose it as it is close to my old home in Chapeltown. The staff are helpful and friendly - particularly the manager Hassan. It is comfortable and clean. Staff and Hassan made great efforts to locate my rooms next to each other and sort out my cancellation for a future booked date.

Paving tiles missing on outside steps- a health risk. Metal railing on outside steps unattached-a health risk. Garden swing broken- a disappointment. Had to get out of bed to turn light off.

Although the grounds of the hotel were obviously in the process of renovation, the inside was newly updated to a very high standard. My single, de-luxe room was newly decorated, quiet, very clean and with a newly-installed and updated en suite facilities. In all very good value for £63 on a Saturday night in July.

The grounds will be much improved in appearance when the renovations to them are complete. At the moment they could well put off someone staying in this very good accommodation.

- Communal showers were clean and the water pressure was so good! (Better than at home!) - Staff were friendly and explained all necessary policies/procedures. - Great location. Only 25 minutes walk from First Direct Arena which was fantastic. - Great price! You’re not going to get much cheaper in Leeds. Well worth it! (And there’s a kettle in the room, fantastic!)

NOTHING. There were a few questionable stains on our bedding but that didn’t put us off as they were fresh and clean!

The person who greeted us was pleasant, helpful, offered to help with our bags. Showed us to the room. Told us what to do when checking out as we were checking out at 4am to catch a flight. The room we had on the top floor was more than adequate. There were of 4 us and the beds were good, clean and comfortable. The bathroom was was very clean with complimentary toiletries. We had a kettle with complimentary tea, coffee biscuits. It was perfect for us as a family.

The carpets in the main hallways seemed to be a bit dirty but I think they have a lot of tradesman staying there but honestly didn’t affect our stay at all. The carpet in the room itself was not dirty and quite modern.

Jaini was very helpful, and welcoming into the hotel. Security was amazing as I accidentally lost my phone and it was returned to the front desk with no issues. Lovely people and area. The rooms are spacious with excellent views of the city. Everything worked well and I felt very comfortable during my stay.

There were no issues and Jaini made sure if there was, it would be amended as quickly as possible.
