The person who greeted us was pleasant, helpful, offered to help with our bags. Showed us to the room. Told us what to do when checking out as we were checking out at 4am to catch a flight. The room we had on the top floor was more than adequate. There were of 4 us and the beds were good, clean and comfortable. The bathroom was was very clean with complimentary toiletries. We had a kettle with complimentary tea, coffee biscuits. It was perfect for us as a family.

The carpets in the main hallways seemed to be a bit dirty but I think they have a lot of tradesman staying there but honestly didn’t affect our stay at all. The carpet in the room itself was not dirty and quite modern.

It was the nearest hotel to where we had an engagement on the saturday evening. The bedroom and bathroom were newly decorated. The shower was brilliant. Plenty of tea and coffee. The reception staff especially Adam were lovely and so helpful. We were given the choice of a ground floor or second floor room. Although breakfast wasn't included there are plenty of cafes and restaurants nearby. It was only £8 in an uber to the city centre. There are also plenty of buses into the city.

Just a couple of minor things. There is no mirror near to the electric plug when drying your hair. There is no toilet roll holder so its akward to reach for the toilet roll. Although it didn't affect us the drive and the steps upto the hotel are quite steep. I don't know if there is a disabled access into the hotel. Overall it was an ideal stopover for 1 night. We did have trouble with the tv reception but Adam came to sort it out as soon as we reported it.

The room was modern and spotlessly clean, the beds super comfortable and the staff really friendly.

I wasn’t expecting much for the price but I would 100% stay in this hotel again, the entrance is a bit dated but the rooms clean, fresh and modern, only down side I can think of was the lock on the bathroom door was broke and the latch didn’t work so the door just swung open all the time and the steps entering the building are broken, in the dark could lead to a nasty injury, but neither were big issues during our stay at all.

The room was very nice, good size for the price we paid and very clean. Hotel had a Fob system to get in if you were out late. Staff were friendly and helpful when a room close by were playing music late at night. Provided shower and toiletries stuff. Room came with TV which was nice. Bed was comfortable for two. Wardrobe with hanger space was helpful and kettle with tea and coffee was also a nice touch. All round comfortable stay.

Not a lot we didn't like. The halls are very echoey, and carry a lot of noise and the rooms aren't very sound proof, unfortunately some guests came back at 4 am and decided to continue their party, which we could hear every word of. The staff however were on it which was very good. Turning the heat up and down in the shower was a bit of a mission also but not too much of an issue.

The room was very large, light and airy. It was clean and provided all the basics, including tea and coffee. The bed was comfortable. The location is very good - opposite Potternewton park and set back from the road, so that road noise is not an issue even on a busy weekday. There is free off road parking, which is very handy too.

Bear in mind you need photo ID on check in, which is a bit unusual, but check in and out was very easy with helpful, polite staff.

Good sized room, clean and warm. Bathroom had everything we needed, great shower. Nice to have tea and coffee facilities. Good location, easy to find bus routes into Leeds or surrounding areas. Staff were very friendly and helpful. Good value for money, would definitely stay again!

Just some small details! The room smelt very strongly of bleach when we arrived, we had to open all windows to air the room and found it a little strange that the smell was so strong. It did mostly go away after airing. The bed was quite creaky and wobbly, but not uncomfortable. The TV didn't work very well, it kept losing signal and we had to fiddle with the cable a lot.

I liked the hilltop position next to a park full of Spring foliage. Staff very friendly and polite.

Personally, I found the little hill up to the property, the very steep steps outside, and the three flights of stairs to my room to be a trial for tired, ageing legs after walking all day. Some sort of warning might be given to those booking who are not as spry as they used to be.

The room was clean and a good size. Bathroom was great and the shower was large- great pressure. The staff were friendly and helpful when we needed tea/coffee/toilet paper replaced. Beds were comfy but on metal frames that squeaked slightly as you moved. Bus stop right out front or a quick walk to the next that leads right into town. Coin operated laundry mat 10min walk and very clean and quick.

The steps! It has a very long, steep drive and lots of steep steps. Then steps up to the floors. Not ideal when trying to lug large, heavy suitcases. Passages are also very narrow so you need to push/pull your cases. Walls and ceilings are paper thin. We could hear conversations around us easily. People in the room above us thumped , stomped, spoke loudly and cleared their throat until 1am for 3 of the 4 nights we were there. Spoke to the manager but it didn't stop.

We booked last minute and checked in after midnight and were greeted by two helpful members of staff. The room definitely exceeded our expectations. It was clean and nicely presented. There were plenty of towels and some nice toiletries provided. The bedding was nice and the biscuits were a nice touch.

One of the cups was dirty. We were woken up by the fire alarm at 7am. We could hear other guests from the room, but regardless I was very impressed for a 2-star hotel. Would definitely stay here again.

Id stay again. Excellent value for money, I've payed more for much worse in my batting up and down the country. Clean. Great facilities in the room (fridge, kettle, toiletries, towels, tea and coffee) Convenient location for the city centre (10 min drive) Good mattress. Excellent shower room. Nice outdoor seating area

Tired in places, just needs a lick of paint on the skirting boards. Bed frame needs replacing as support has broken and creeks a bit.
