Location, right in the volume center and opposite the bay where you can see famous pastel row houses. 1-minute walk to boots and co-op. Room. We stayed in Premier Plus room as it was the last room left when we booked. Room is newly renovated and clean. Spacious with nice armchair. Window that can see to the bay and open to get fresh air. Amenities in room has tea and cookies, and all basics that you need. Food: we ate there dinner one night and breakfasts. Love Cullen skink, overall quality of food is good. Breakfast is okay - we can choose hot food from menu. Staff : i didn't quite understand some complaints on reviews as during our stay we found the staff is nice and helpful. As we are visiting from overseas, it's quite a hassles to get our large suitcase to/from our room on 2nd floor. One staff saw us struggling our way down the stairs and rushed to help us.
It's a bit pricey given the facilities offered. We paid 200 gbp+ per night when we booked 1.5 months in advance. I guess it's because Portree has limited supply of hotels and the isle of skye is very popular. Anyhow we had a lovely stay there and room is comfortable.

When we walked into the outdated lobby, we were not expecting much from our room. Thankfully, we were very wrong about that! We decided to book one of the Premium Plus rooms and it was an absolutely beautiful, newly renovated room in a quiet wing of the hotel. Absolutely immaculate and modern, huge bathroom for our child's cot and all the necessary amenities. Great corner room overlooking Portree and one of the few places that had dedicated parking which was a God send as parking in Portree is a nightmare. Right next to a Co-op which was super handy. Pretty good breakfast setup for the mornings, did not try the restaurant for dinner. Would absolutely recommend and stay here again.
Nothing immediate comes to mind, great stay here! It was pricy, but reasonable compared to the other alternatives in Portree.

We booked two rooms, and we were pleasantly surprised that they were both in the new section of the hotel. The rooms definitely exceeded our expectations. They were very spacious and very clean, and the beds were quite comfortable. We ate dinner in the hotel one night, and it was just ok. The breakfasts, however, were delicious. The location was great, as we could walk anywhere in Portree. The housekeeping staff was superb!
The hotel restaurant could have been better. It seemed to be short on servers, and the quality of the food was average. Also, we met four members of the front desk staff during our stay. Two were very nice and helpful, but two were not friendly at all.

A review by a Travel professional. Hotel is in a glorious location and in fact the only 3 star hotel of size in easy walking distance from town centre. The rooms and beds are really comfortable and we enjoyed lovely sea views from the rooms. Reception were always obliging but also often busy. Breakfast was fairly rushy ( as is the case in most of UK when there are orders taken at the table ) but the mostly-European staff were always doing their best ( although often eggs orders were under or overcooked ). BOOKING PROCESS : 5/5. Very straightforward as we eventually booked online through a 3rd party given this was cheaper and with a far more generous cancellation period. BREAKFAST / RESTAURANT 4/5 : The mostly European staff were always rushing and doing their best although one fellow looked depressed all the time. After a nice chat he was fine. They were let down a little by consistently wrong cooking of eggs. ( some were raw once ). A coffee machine with beans would be great. We did not try for dinner, but was always busy and others said the food was great. Reception & Concierge : 4/5. Reception staff - mostly Jessica and Paul - were aways friendly and assisted whenever possible. Location : 5/5 . Outstanding location overlooking the sea. Housekeeping : 4/5. A bit of confusion about whether we wanted rooms serviced as they had us down as ‘no service’ for some reason. Really bright happy team who sorted out that misunderstanding. Room : 4/5 . Rooms are upper end of 3 star and beds super comfortable.
Very little. Need a bit more support from kitchen for the breakfast team on the floor and a coffee bean machine would be nice.

Room was good. Maybe a little dated, but to be expected in such an old building and everything was clean and worked properly. Location was the best in Portree. Staff were more friendly than the notices may imply, food was good, and reasonable value.
Cooked breakfast was very good for the price, but better presentation of the buffet wouldn't go amiss. In particular, there were practical issues with toast which was just bags of brown and white sliced bread left out for guests to dive their hands in the bag and pull out slices to put in the toaster. Decided not to have toast when I saw a child wipe their snotty nose with their hands and then put their hand in the bread bag to pull some out. Baskets and tongs please! Better coffee would be nice too. Would have a more welcoming feel if the number of (not particularly passive) aggressive notices around the place aimed at both staff and customers were dialled back a bit, not reflected in our interactions with staff who were all lovely.

Excellent location, we had a room with a view over the harbour and close to everything. Thankfully we were able to get dinner reservations on short notice in the hotel restaurant because we were guests in the hotel, otherwise reservation are hard to come by.
The hotel could use some updating, but is typical of what we found in our 10 days in Scotland and was very clean and comfortable. Parking is not available but there is a lot close by. The town of Portree was very busy and it was still not summer yet, so if you go be prepared for crowds and long waits for restaurants. Make reservations in advance. (Of course, there's a reason it's so busy - it's a beautiful place!!)

The view from our windows was excellent. The breakfast was one of the best ever! The wait staff was very attentive to my allergies and made sure everything was safe for me to eat (Thank YOU guys!)
The only way to control the heat in the room was to open the windows. That meant all the street noise was loud. The place is dated and while some might find the bathroom sink with its separate taps charming, I couldn't find a way to get warm (not boiling) water to wash my face.

Beautiful room, very clean and nicely decorated with a great harbour view. Staff are delightful, very comfortable 2 night stay. Great breakfast and service too. (Thankyou for Gluten Free!!)
Parking is realistically in the long stay car park which is further away than I realised, no lift in hotel so it was 2 flights of stairs to room. But neither of these things were an issue once I realised. All restaurants in Portree need advance bookings in summer, but now I know.

We were able to book here at the last minute due to a water leak in the hotel we were supposed to stay in. This turned out to be a great thing as Royal Hotel is right in the heart of Portree and we thoroughly enjoyed being in town and being able to walk to everything there. Portree was also a great hub for seeing the beautiful sights of Isle of Skye. Oh and parking was free right across the street from the hotel

We only booked 2 hours prior and all went well . We were driving through winter and there was parking just across the road from hotel which was available as part of the hotel for free first in .. so lucky for us . Great position .. walking distance to everything .. small town .. great pub by the pier for drinks… Pier Hotel .. restaurant was closed in winter but had a fabulous meal at Tingadale Hotel .. fabulous Haddock and also Mac Cheese just like the good old days . Highly recommend for a quick visit / overnight on Skye ⛄️☀️
