Modern pub/restaurant, outside Brighton (10 min drive) nice staff and well run. Equally modern rooms, tastefully decorated with thought. Super comfy beds, nice linen and pillows. Housekeeping superb. Good to have the nespresso coffee, tea and biscuits, Iron and board in the room. Good choice at breakfast with waitress service.

The water pressure was too low for the rainfall shower so disappointing as it looks great but not fit for purpose. The window in the bedroom would not open so I felt claustrophobic without fresh air. The restaurant wine was ridiculously expensive! £10.45 for a large glass of Sav, pubs in the centre of Brighton are cheaper!

Friendly helpful staff, special mention to Louisa. Spacious room with a very comfortable bed, lovely crisp sheets. Big fluffy towels in the bathroom, good shower, and everywhere was spotlessly clean thanks to Claire. The little bed side lights could be turned to just the right direction for reading. Coffee machine with pods was a welcome change from sachets of instant coffee; shame about the little plastic pots of milk but I guess that's the only option for the hotel.. A hair dryer, iron and ironing board were also provided. Very good choice of breakfast options..

Despite being provided with a fan the room was very hot. Very little breeze made it's way into the room despite us leaving the curtains open and having the windows open as far as they would go. Our stay was during a heat wave to be fair.

Pretty much everything! Arrived late in the evening but still able to get a meal. We were shown to our room which was a nice touch. Our room was well presented and immaculately clean! Breakfast the next morning was exceptional - it felt very personalised and the food and service were brilliant! This hotel is a real gem, very good value for money and we will definitely be returning!

There were a couple of niggles - the design of the bathroom made using the toilet very 'snug' and the blind on the door to our ground floor room didn't completely block out the light so we had a very early morning wake up when the sun came up! Neither of these two were deal breakers, just feedback that could improve others staying in that room.

The four main aspects were well covered by the Downs Hotel; The bed was very comfortable, the pillows excellent quality, the bath/monsoon shower water piping hot and the breakfast large and delicious! Our room had been well prepared by Myline and as an avid coffee drinker the quality of the brew in the bedroom and restaurant was great.

If you're not used to a busy road try for one of the back rooms but the extensive view from the front is lovely. The restaurant table was clean but like so many other places felt sticky to the touch. Why do they do that?

The room was lovely, tastefully decorated with a sofa, good curtains kept out the light and double glazing helped with traffic noise. The breakfast was generous and very tasty, staff were very friendly and helpful. There are some lovely walks over the Downs accessed from just across the road. Co-op, Tesco Express, petrol station and pharmacy all within 2 minutes walk.

The south facing rooms get quite hot but a fan was provided and the view was great over the Downs to the sea. The hotel is on a busy junction but double glazing helped.

The staff were very welcoming, friendly and helpful. I was signed in and walked to my room. The room was incredibly specious, well equipped with iron, fan, kettle, coffee pod machine, decent TV and more. The rooms are also nicely decorated, full of character and the beds are really comfortable. The bathroom was also huge and finished to a really high standard. The food (I had breakfast and dinner) was delicious and plenty of it.

There wasn't much that I didn't like. The shower drain needed a clean because the basin filled up really quickly but when I raised this it was already in hand. Also there isn't loads within walking distance from the hotel so you need a car or to take the bus but there's a really good bus network around and they stop right outside the hotel.

Really lovely decor in the rooms and the pub and restaurant. Location was good, close enough to the Marina and main Brighton town which was only a short drive away and the views around were fantastic. But mainly the breakfast, included in the price, was delicious! Generous with options and lovely staff delivering the food. Fantastic value for money.

Only down side I can think of is that it is on a busy junction so at night with the windows open from our room it was quite loud. But that wouldn't put me off staying again. The pros far outweigh this con!

Good breakfast. Nice atmosphere. Extremely comfortable beds. Enjoyed the shower. Views from the window down to the sea.

Needed a bathroom shaving mirror. I was too short to see and my husband couldn't get close enough to see to shave. Stairs to room were quite narrow and steep. We had to ask for extra cup and glass for the room. The sofa bed made up meant the bed was out all the time which impacted on space and seating. We appreciate this was because there was 3 of us. Felt it was a bit over priced but was convenient for us.

A good hotel with parking nicely situated on the edge of Brighton and Rottingdean (plenty of buses) & a short distance from the stadium and the Keep. The staff were very friendly, the room was a good size, comfortable, and well equipped. There was a nice view towards the sea (but plenty of traffic in the foreground). Attractive restaurant and bar.

The hotel is at a busy crossroads and there is traffic noise from early to late, but you quickly get used to it and it didn't really stop us sleeping. There is a good menu for dinner lunch and breakfast, but we were a bit disappointed with the food. It was generally tasty but the quality was not always there.

Having driven past this hotel many times on our trips to Brighton, it was a really lovely surprise to stay at this very welcoming, fresh, and well equipped hotel which had struck us as rather dowdy in the past. The food was of a good standard and the views from the restaurant were idyllic. Exceptionally friendly welcome and service at dinner and breakfast. The room was well furnished and a modern and clean bathroom topped it off.

The road noise could have been a problem, but didn't effect our nights sleep and there were even some ear plugs if the noise was too much !
