Location is perfect, could not be better. Right on the center of Duval St. so you can walk everywhere. Lovely grounds and pool area. Very kind attentive staff. Moderate fair price.

My particular room wasn’t super comfortable. It was maybe an attic space that was converted to a room with slanted ceilings and a 3/4 high wall to separate the bathroom from the sleeping area. Not even room for a small table w/ 2 chairs. We had our muffin and coffee sitting at the edge of bed off our night stands. Would come back but would need a better room.

Best Location and attentive staff. Bonus we were there during Songwriters Fest . We enjoyed music at our pool. Rented bikes and explored the city.

Breakfast wasn't much unless you want bread items. Lots of places to eat near by, though.

We booked a what they call a “cozy room.”We expected to be small, but we didn’t expect TV and microwave not to work and hot water not turning on. They shouldn’t be offering rooms in such condition to guests. When I reported the problem to the management, they told me they will put a work order in and in the meantime need to “play” more with the faucet in the shower to find a magic position in which hot water will run. I did for quite a while, but it didn’t work, so the first night we couldn’t take a hot shower. To their credit, when I complained the second day, they moved us to a better room where everything was in perfect condition.

The only thing I didn’t like was the air conditioning kept me and everyone up all night. It is extremely loud in that room

At breakfast by 8.40am you ran out of yoghurts and butter and muffins. Your housemaid tending to breakfast was really abrupt and said she would not replenish - ‘Run out’ she said ‘no more’ That’s not fair to a paying guest. Poor service she let your accommodation down big time. Obviously unhappy in her job.

It is a 140 year old structure that has not lost its charm. It has been updated without affecting is charm. The location on Duval Street is excellent. I enjoyed setting on the front poach before bed and watching the people walking by. The imitation rattan chairs were comfortable. There was Free PARKING. The room was small but very efficient. I liked it. While I did not partake in the provided breakfast (other plans), it appeared that many of the other guests were enjoying it.

I could not make the On Demand Hot Water work. I ended up with a choice of COLD or not as COLD water for the sink and shower. I wish that I had known that I would need t turn in my car keys ahead of time so I could have brought an extra set and had access to my vehicle. I like to pack long before check out.

The location was good. The rooms were big and spacious and worked well for our family. Gigi at the front desk was a superstar and very helpful especially with parking.

We didn’t have hot water. There was something wrong with the hot water and maintenance had to come and fix it every time we wanted to take a shower. We thought it was we were not doing one thing right since the instructions say to run the hot water in the sink first. When we did that still didn’t work. So maintenance would have to come and fix do something to fix it. Was very inconvenient.

Had a good Continental breakfast; free parking; nice pools; right in the heart of Duval street within easy walking distance of major attractions, good restaurants, and free bus line; nice tropical foliage; lots of outdoor seating areas.

Since it is in the heart of Duval and our room was in the front building, it was very noisy outside, especially early in the morning, when food and other trucks make deliveries to the various places of business.. The front porch overlooking Duval street needs ceiling fans. It was too hot to sit out there for most of the day and little air flow. The coffee for the room coffee maker was pretty bad.

The staff was awesome! Friendly and informative. The location is perfect. The grounds and decore are beautiful! Basic Continental Breakfast was a bonus. Bike rental on grounds a big A+

Unfortunately the pool was closed on our side due to an inspection issue. However we were able to use the pool across the street A+ Not a negative however wish they could add scrambled eggs to breakfast. Did Not Like that we had to go home. 😅
