It was advertised as BREAKFAST included. However, we’re informed upon checking in that breakfast was for one adult for the first day only and a percentage discount the next day. Very deceptive.

Nice Place - no complaints really. We wanted to stay in Hot Springs and looked at a variety of venues, this one appeared to be the best value.

All hotels in Hot Springs (and throughout the Black Hills) were severely overpriced during our stay. So the "price to value" ratio was way off. I get it - "make hay while the sun shines" - I imagine the same place would be pennies on the dollar if we had come 6 months later! But it still affects how you review a place - especially when asked "was it worth the price"!

Breakfast. I got down there 5 min before it opened to find people sitting there having breakfast. So I went in, started pouring coffee, and the guy taking care of the area got after me for “people coming in early” then turned to the people seated and eating and greeted them warmly by name. Then, the breakfast was sparse. One oatmeal packet. I ate the one bagel. A couple pieces of bread. I know this is new ownership, look forward to ongoing improvement!

Lady behind the counter was nice and helpful. She was able to get us 2 rooms as our reservation was made for the night before (wrong night).

That I was charged for a night that I did not stay and the hotel was not full so the 2 rooms I was charged for should not have been as there was no business lost because we reserved the wrong night. We came the next night but I was still charged for both nights.

Clean, good location and price per night makes sense.

We booked in part because of free breakfast. Only one person for one morning gets a free breakfast while the others receive a 15% discount. That info would be nice to know beforehand.

The room was spacious, clean, and comfortable with good Wi-Fi. The hotel was just outside the business district which was good as there is major road construction on the main road through town. Raisin Bran was one of the cereals and they would cook eggs and sausage to order.

The breakfast area was under renovation and there were no juices, fruit, or styrofoam cups for coffee or tea. The elevator was at one end of the building which meant we had to roll our bags a very long way.

Beds were comfortable and bathroom was good-sized.

Juice dispenser was out of order during our stay, so no juice was available for breakfast. Hot tub was unavailable due to repairs and maintenance.

Cody was a pleasure to work with compared to the guy you had last year. He was friendly, polite and caring. He was always available for any issues we had. Breakfast was great and the room was large. A great value.

There was nothing we didn't like about our visit. It was a great improvement from last year. Management does make a difference.

Very comfortable beds and good pillows. Staff was friendly. Greeted you whenever you came in or went out.

The air conditioner was very loud when it started. Woke me up in the night when it came on. The hot water ran out quite quickly when showering.

Rooms were okay. Comfortable and clean

They didn't have anything out for breakfast because the person who was supposed to come in to work didn't. We had to go to a restaurant for breakfast
