I liked the efficiency and the utilities provided. The building is older, but has been updated well - comfortable bed, microwave, kettle, TV, reverse cycle air con. It was a really comfortable stay. There is a good pub near buy if you want a nice meal also. The owner was also really helpful and accommodating. We had a trailer, which made parking difficult, but she was able to suggest ideas about what we can do. Communication was also excellent.

The bathroom gets a bit cold - especially in winter. It's out of date, but still good condition.

Super clean and new paint / furniture. It had all that we needed including toaster, cutlery, crockery, fridge for a small amount of breakfast supplies. Amazing hot water pressure

Very clean, large Queen room with a dining table and chairs, comfortable bed and mattress with good shower and hot water. Staff were fantastic, great communication and very friendly. They left key for me and turned on heat air conditioning so room was warm when I arrived after hours.

Spacious, clean, comfortable room. Lovely bathroom, comfortable bed. Well fitted out. Great air-conditioner. Just off the highway but very quiet. Great meals at the nearby hotel.

A few minor renovation tasks still to be done (eg painting parts of cornice), but nothing awful and certainly didn’t impact us.

A little noisy at times from passing traffic and adjoining rooms. No additional pillows in cupboard but I’m sure if I asked they would have been acquired.

Good split fridge with ice cube tray. Plenty of hot water, good shower. Plates, cups, cutlery etc plus washing up liquid. Toaster and microwave. Large modern TV. Everything seemed refurbished. Very easy to fine as on highway just slightly outside Tamworth. Stayed in Deluxe room.

Little noisy until traffic died down but anywhere in Tamworth would have been the same or worse.

Right on the highway , easy access to kootingal, extremely friendly little town, didn't find anyone in the town that wasn't friendly, pretty area. Nice quiet comfortable stay.

Great rooms and bathrooms. We only had minimal contact with the staff but they were very pleasant and the room was well cleaned in between our days staying there. The property was very well kept and although it was on a main highway there was very little road noise overnight.

The room was very comfortable and had everything you needed in it. Very clean and quiet. Short drive to Tamworth

On calling Kootingal to let them know I would be arriving after 9pm at night, they gave me excellent directions to find my room. Upon entering the room it was a pleasure to find that they had set the heater going in preparation for my arrival. This was fabulous after a 16 hour driving day! The modern bathroom and selection of offered toiletries is excellent. The bed was very comfortable.

I think the Booking.com advice was that Kootingal was 8km from Tamworth and it is more like 17km, which doesn't seem like much but at the end of 16 hours driving from South Australia I was wishing I had arrived when I was in Tamworth.
