Everything was excellent but think rustic rather than luxurious. Family room on ground floor was spacious and had two large double beds as well as a bunk bed where we could stow our things. AC worked well and room also had two ceiling fans. Small fridge was great to keep drinks cool and coffee maker was very welcome. Early check-in was no problem and meant we could head straight to hotel from the water taxi. There is off road parking for a couple of golf carts but we just parked in the street in front. The small 4 ft deep swimming pool was clean and really appreciated by son. We were the only ones at poolside so size of pool was not a problem. There are plenty of loungers beside the pool too. Shower in bathroom was adequate as was water supply. I only found a single electrical outlet in the room. It has an adaptor allowing up to six devices to be connected but this is used by the fridge, TV and cable box so gets a little cramped. There’s a small table with a couple of chairs for laptop by the outlet. Miguel is a friendly guy and gave us a free coconut to drink. Unfortunately he had lost several customers due to the menace of Hurricane Beryl, which never arrived. We had postponed our trip too. There’s a restaurant but we didn’t use it so can’t comment on the food. There are a couple of hammocks and swing chairs but surprisingly no beer. Location is excellent. The hotel is on the opposite (west) side of the island from where the water taxi arrives from Belize City but only a 10-minute walk if you’re not too loaded up with bags. It’s on the same side as the departure terminal for water taxi to Corozal (5 minute walk). It’s in the centre of town and there’s a supermarket with ATM a 2-minute walk away. Check out is 11 a.m. but we were able to leave our bags in the office as our boat off the island wasn’t until 3 p.m.

More power points would be useful.

Nice place in a quiet part of town, away from the hustle of the main streets. Do not come here expecting any fancy facilities or standard, conventional services. This is more like a private house where the owner will allow you to have a room. A very nice guy by the way. Feels a bit like being lodged in a house taken out of Pirates of the Caribbean.

Well it was quite OK for what it is intended to be, but they miss most of the services and facilities you would expect to find in a conventional hotel, Which is not necessarily bad news, if you know where you are going to, it's fine.

This hotel is like an oasis in the hustle and bustle of San Pedro town and probably one of the most quiet options you can get in central San Pedro as it was facing the western waterfront (sunset side) of the island. - it is also only a short foot walk away from both piers for water taxis to Belize City and Caye Caulker as well as Corozal and Chetumal. - They had a nice seating area for socializing around a 4ft deep mini pool, really cozy! - the owner and his staff is really lovely, you notice the personal touch of this family-run business (the owner lives on the grounds and always can be contacted if need be) - worth mentioning also that the owner went out of his way and successfully helped me when I was facing problems in getting my boat ticket reimbursed when they denied me bording the boat to Chetumal/Mexico due to not formally checking in which was the employee's fault and not mine. Thank you again for that! - there is a little restaurant on site serving breakfast (hotel guests get a complimentary cup of coffee with their breakfast) and lunch from Monday to Saturday - when the restaurant was closed, the owner gave me two good suggestions for eating out

nothing to mention

The property is well located. You can easily walk from the ferry dock, and there are dozens of good places to eat within a two minute walk. Breakfast at the establishment was also good. The staff were very friendly and provided useful advice. The air conditioning worked well and there was an excellent selection of entertainment channels.

My bed was very uncomfortable; I could feel the metal springs.

The Location! Location! Perfectly situated on the lagoon! Perfect place in the center. Mike the owner is amazing! He is excellent in communication and very quick with solution. Internet was good. A little patchy at night but overall good! The pool and outdoor space was excellent add on! Mike kept the pool very clean which we appreciated very much because of our kids. Very nice property! And Location. Extremely close to resturants and Delis.

The room we stayed in was outdated. Bathroom and room needs renos but Mike had made it as comfortable as possible. Needs renos in that particular suite.

Mike the owner was awesome and fun to talk to. So were the housekeeping staff. Felt very comfortable. Stayed in the budget room next to the pool. The view from the roof top deck was amazing..when the sun set, the view was breathtaking. The hotel was 5 min straight walk from the Caribbean Sprinter water taxi...No golf cart needed unless you wanted to visit Secret Beach. Will definitely be back again! Thank you for having a wonderful comfortable place!

There was nothing we didn't like. Perhaps a few hooks on the wall to hang key, towels..as a friendly feedback...

Good Location. Its on the opposite shore from the town centre but everything from the Water taxi station to the main beachside cafes and restaurants and all the dive and snorkel centres are within 5 mins walking distance. So you can enjoy all the peace and quiet while still being able to get to wherever you need to be quickly. Very good host. The gentleman that runs the place is rather nice and attentive. The wifi to my room was terrible. When I first complained about it, he did get a bit agitated about it. But he then went about setting up a WiFi extender close to my room. It was quite a challenge but he got it done! I really appreciated that. The general positive vibe of the place, the calm and quint surroundings, for me that was a perfect way to start my holidays.

Well, this isn't really a negative but I think the interior of the room could use a bit of a paint job at least. Everything was functional and comfortable but the room was definitely due a bit of TLC.

The room was very clean and the beds were very comfortable. Our room had a little mini fridge, which was very useful. The property does have a restaurant and bar on site and a very nice restaurant next-door called Caliente. We swam in the pool every day and we had a wonderful few days stay here. The owner, Miguel was very nice and very helpful throughout our stay as he lives on site and he’s always around somewhere. We will definitely stay here again. It was awesome.

Watching the sunset from the roof terrace was a great after a day snorkelling or diving. The swimming pool was kept clean and a good way to cool off. The room was comfortable.

The stairs to the terrace were a little askew so felt unsafe. The large step at the bottom of the main stairs was hard work. The staff would only sell us hot water for tea. The room really needed air conditioning when we were there. The staff didn’t communicate what was happening when the electricity was off for over 12 hours.

The hotel was simple, clean and budget friendly. I stayed 1 night and after I got to the room after dinner, the AC stopped working. I called the onsite owner who promptly called an AC repairman and with 45 minutes it was fixed. He went above and beyond to help make it right. The breakfast was good with just enough choices. The owners family helps out and they are all wonderful people. Don't expect a resort experience, but if you need a simple place to sleep in a good location, you won't be disappointed.

I can't think of anything I wasn't happy with.
