Convenient central location, comfortable and stylishly presented with a good breakfast.

There is no lift to the third floor so ask for a second floor room if this is an issue. The shower is good but quite small and a larger person would not fit in it. Take insect spray as there were many mosquitoes in our room, we were told October is the season for them.

3* hotel but staff were 4* so helpful and friendly, excellent location, very quirky hotel

Hard to find on first day, hotel has 2 entrances and door on via Fossi was closed.

The location worked out perfectly for us - close to the train station and car rental just a 5 minute walk away. The hotel is very well maintained and clean and most importantly air conditioning was available. Also a fan. The breakfast was tasty and had everything needed - eggs, bacon, yoghurt, muesli, fruit, different kinds of pastry, cheese and bread. There was staff available to make latte or cappuccino at the breakfast room. I loved the fact that the breakfast starts early - at 7:30.

I had a great experience. Hotel rooms are spacious, very neat, and clean. I had requested a hard pillow, and it was already there in my room upon arrival. The Washroom has got a bidet. I walked around 7,8 mins from Florence train station (Novella) to reach the hotel. There are many restaurants and bars around the hotel. Most of the tourist attractions were approx 20 mins walk from the hotel. Breakfast was also hood with decent food options. Marco from the reception was a professional and courteous. Hotel reception is very, very small, which doesn't do justice to the superb rooms. Would love to go back.

Great location and close to restaurants, attractions and the train station. The rooms were very clean and staff were helpful. The breakfast was amazing with a great selection of cold/hot food, fruit and pastries. Best breakfasts on the whole trip.

The hotel was difficult to find as there is only a small name plaque/sign on the wall outside and the entrance door actually doesn't look like the picture. The picture on the website is taken inside the building. We were getting quite frustrated with the GPS until I looked up and actually saw the sign and that we were standing right in front of the main door.

Good location as most everything was within walking distance. Train station and other tour meeting spots were easy to get to. The breakfast was simple but had enough variety and was very good. The room was a good size, and the bonus for us was the two bathrooms - made getting ready quick for our group.

The A/C was not operational (March 20-24). Opening the windows was recommended, but it was not a good option as it didn't help much, it allowed flying bugs into the room, and the street noise was very loud at night (restaurant/bar below). Seemed odd they couldn't enable it for use on two of the nights.

We went back and forth on whether to stay in an “American style” hotel with all the normal comforts of a new hotel. We decided to go with Residenza because it was modern and clean in the rooms but you could tell the structure was from hundreds of years ago. It did not disappoint. The location was fantastic as well to all of the sites you want to see, but also just a few minutes walk from the train station which we used to get in and out of the city.

It didn’t bother us at all, but if you are elderly or have any type of ability limitation, it may not be for you due to the steps needed to get up and down… for is it was part of the charm, but could see how it would be an issue for others

Breakfast was very good and the breakfast room was quite pretty. There was also a sitting room that had a computer area. You could also store your luggage there after checking out. Our actual room, once we found it, was quite nice and overlooked a pretty courtyard. There was also a very nice restaurant at the back entrance to the hotel.

The location was extremely difficult to find. We had to ask where it was and some of the locals did not know. It is hidden behind closed doors. The picture that is on the site is not representative of what you see at first. Also, once off of the elevator, you had to enter a code to get into the actual hotel, then one step down and another step up until you found your room. It was much better to enter from the rear of the building.

We loved this place. Our initial room was on the third floor which was only accessible by stairs. We are seniors and my husband is disabled so Marco moved us to the second floor. The room had good lighting, kettle, coffee and green tea. The breakfast was excellent. The only time on our 5 week trip that I ate the eggs for breakfast, they were superb. There was a water machine in the common area so no need to purchase bottled water. Great staff.

Our room 201 had patchy wifi. Our friend in 208 had great wifi.
