Good location, clean, easy to communicate with staff using whatssapp. Everything what is needed is in room or in shared kitchen.
It was very helpful from staff to offer parking access for additional charge, but it would be very nice also to send it also some points in google maps where is the “blue zone” where You can park and points which are closest to the hotel, it would be very helpful. Bathroom is little small but if You are staying for 1 night so its not a problem. Our room was located next to shared kitchen so if there was someone it was very loud in our room. In general this is just small things and its good price and quality rate.

The interior is so beautifully designed and all of the little touches show how much care the hosts put into making the stay as comfortable as possible. There were sweets and biscuits provided, along with a fridge and a water dispenser which was great in the hot weather. There were teas and coffees and breakfast included at a local cafe. The check in system and instructions were clear and easy to use. The room itself was comfortable. The host was very friendly and easy to get in contact with via WhatsApp. The location was also convenient, a short walk from the Leaning Tower of Pisa and short bus ride and walk from Pisa Centrale station. There are a lot of good restaurants in the area.
It was a little loud from the noise of people outside the bedroom window but this is not the hosts' fault.

Great location, short walk from the leaning tower of Pisa, the room was clean and tidy, good communication from host and nice light breakfast.
Only thing I found bothersome was the noise outside, since the room i stayed in was located on street level and I could hear people talking loudly outside. I know this is outside the control of the host, so it's not a problem created by them. it's more some locals who don't seem to have any considerations for people in the neighbourhood who could be sleeping. I recommend bringing earplugs.

The room is in a good location and the bed is very comfortable. The hosts were friendly although we only saw them once. We appreciated being able to leave bags before the official check-in time. The host shared recommendations for restaurants and activities in and around Pisa which was a nice touch - it would be even better to get this before arrival so busy restaurants could be booked in advance.
The room is adequate for a short stay but the space around the bed is a little limited and the bathroom is very narrow. There is a lot of noise from the street - people, cars and horses passing right by the window until late at night and again early in the morning. There is a communal room with a fridge and microwave which is a nice addition although the drains smelt quite badly during our visit which meant you wouldn’t want to sit in that area.

The location could not have been better. It is about half way between the tower and the main shopping areas and was no more than a 10 minute walk to both. The breakfast was at a cafe just round the corner, you handed them a voucher and you got a lovely fresh pastry, a coffee of your choice and juice of your choice.
There was a bad smell in the room and the bathroom especially but we thought this was from the street as the room was ground level. We don’t think this was in any way the host’s fault and didn’t detract from the stay at all, I think we just got unlucky :)

the room was really pretty and nice. Also the entrance hall was big and super cozy. In the common room there was a fridge that we were able to use but also coffee and tea facilities that we were able to use. The host was super friendly and nice, he shared all info via whatsapp which was super convienant. He even shared a list with all recommendations of restaurants and things to do. The restaurants he shared was for sure excellent food! And even the breakfast across the street was nice, however the coffee of that place could have been better. I had better coffee for sure in Italy.
The reason for the 8, were the small details of the room. The bathroom was super narrow therefore it was a tetris game on how to get dressed when getting out of the shower. The hairdryer was not that strong to dry my hair as a woman. The hairdryer could for sure use an upgrade. There was a sign in the room that the cleaning lady would stop by at 8 to clean up the room a bit (not the towels). But when we got back, nobody passed by. Which is not a big deal for 2 nights but it was confusing. Like I said, these are just small details. But the rest was excellent. The host was super nice.

Location is amazing! Walking distance to the Tower, right next to Piazza dei Cavalieri, breakfast is provided at this very nice coffee and breakfast spot around the corner. Shops and restaurants nearby. However, the B&B is so cute and comfy you almost don’t want to leave. The attention to details are so thoughtful you can tell how much the owner wants the guests to be comfortable, water and coffee machine are available along with some refreshing drinks in the refrigerator. I think there were only 3 rooms, all independent and everything is self serve. Like a tiny hotel but better. The owner is just a text or phone call away. We had a fantastic stay, definitely would return and recommend!

As a group of 6 we had all 3 rooms and the shared area together which was really nice. Leaving refreshments after arriving late was lovely, the whole place was clean and welcoming. All bedrooms had air conditioning and were en-suites which were perfect. Really close to the leaning tower. A lovely place to stay, would highly recommend .
A little tricky to find late at night. We would have liked a post it to add to the comment wall!

It felt really smart and the whole experience of the rooms plus cafe for breakfast was brilliant. Perfect location, ultra-comfy beds, nice decoration in the room, and lovely to have coffee in bed in the morning too :) I thought the cafe for the included breakfast was brilliant and did a great cup of coffee, fresh pastries and juice - 10/10!
Maybe just a notice that there are two entrances to two separate spaces of this B&B, as I spent a while trying to put the entrance code into the wrong one - my fault because the address was 1 house along than the instructions for self check-in, but I just saw the Cosy Rooms plaque and just assumed that was the place. That’s the only thing though!

Homely setup as you walk in and the room decor was to a nice standard. The room had everything we needed and the bed was very comfy. The location was great and easily accessible once checked in.
Check in was potentially one of the hardest escape rooms I’ve faced so far. 30 minutes of combinations and riddles kept me on my feet, only lacking a timer. I would like to know how we compared to other couples, potentially top 10? Maybe even top 5? But in all seriousness, maybe provide a pre checkin service. Or information to where the key cards are.
