One big thing I liked about BIWA was the staff. Everyone I encountered at the hotel was accommodating, helpful, and respectful. From moving our luggages to our room, to room changes and date changes, all staff members were amazing. Just want to give Stephanie a shoutout for being responsive to my requests. It made traveling from Europe much easier.

One of the things about BIWA I noticed was the noise on the street. I understand that the hotel is on a busy street but some type of noise protector (new window/wall noise protectors) or something that could help this issue wouldn't hurt. Also, when my family and I went up to the rooftop bar during sunset time, nobody was at the bar. Not sure what that hours are listed for but I do feel like it should have been open. Lastly, the shower drainer did not drain as quickly as it should have. Overall, this did not ruin my stay and I would recommend this hotel to friends/family.

We came here for a honeymoon that was within our budget. Biwa was far better than we expected. I knew it was not a large resort on the beach. Biwa was very responsive on booking.com messenger service and offered to arrange flowers and sparkling wine in the room for our arrival for a reasonable extra cost. We where upgraded to a Suite from the standard room at no cost because of our honeymoon. The room was very nice, spacious and modern. The hotel building looks new and the pool although small, was very nice! We pretty much had it to ourselves the entire time. The rooftop bar is awesome but it's not open yet. However, they did let us go up with our own drinks and hangout up there which was nice. We also rented bicycles from them to get around which was very convenient. We visited the beach during our visit and it was full of seaweed making it unsuitable for swimming, so I'm glad we stayed in the Pueblo and not on the beach. If I ever visit Tulum again I will definitely stay here again. A huge thank you to everyone at Biwa for making this visit so personable and memorable.

The cutest boutique hotel, very spacious room for an amazing price, pleasant and helpful staff. There’s a pool and a restaurant attached. Front desk reception was very helpful with laundry, bike rentals, cenote suggestions and others. walking distance to the main roars with tons of shops and bars! I would most certainly stay here for my next downtown tulum visit! 💕💕

Nothing, it was a great stay!!

Very comfortable, well designed apartment with good beds, everything clean and pleasant and new looking. Nice pool, friendly staff and great location for everything in town. Good a/c and wifi.

The kitchen equipment was very basic, a few extra items such as a peeler, colander, grater and measuring cup would be useful. There was some street noise at night, but we quickly got used to it.

The hotel is on one of the bussiest streets, sometimes very noisy, if facing said street.

The property was clean. Although it’s small and didn’t have the amenities like the larger hotels it still had a nice quality. The rooms are a nice size and I loved the bathroom. I liked that it is centrally located in downtown Tulum. The staff was friendly. They have bicycles or mopeds that you could rent.

It took a while to get the AC to flow properly throughout the room.

Pool is nice, sun in the morning, shade in the afternoon. Room is very comfortable, good bed. Location is good, on the edge of the main downtown area.

Rooftop bar was one of the reasons why we booked it but it wasn't open when we were there and they couldn't tell us why or when it would be. A little overpriced for the area but wanted to feel safe and not be right next to a bar.

We got in late and staff welcomed us in. Then, we went to Casa Papa Rey and had a wonderful dinner (the short ribs and guacamole were incredible!) When we woke up the next morning, we had a delicious homey breakfast at the atatched restaurant then had a serene swim in the (jungle paradise) pool! Would definitely recommend this to anyone. Great value, and fun for families!

It was kinda noisy, but amenities made up for it.

One of the best hotel I've stayed in. It's well located (a couple minutes walking to the main avenue) the room was spacious, bright and clean. The restaurant has a wide choice of dishes and the food is tasty. The staff members were so welcoming and helpful. I definitely recommend this place!

We had the junior suite with 2 bedrooms - 1 twin & 1 double. The ample size sitting space adjoined a spacious kitchen. All clean & a great retreat in the heat of the day. Parking outside hotel was really convenient. Staff friendly. There is a lovely pool - although we didn’t find time to use. It is about 8 min walk into central parts of Tulum. Would definitely stay here again.

As we have discovered at other Mexican hotels, kitchen facilities are furnished with minimum equipment. Barely enough to cook your breakfast - and nothing like salt, oil provided. We had to buy these and left in apartment - would be good if they were available for future guest’s use, but I doubt.
