Located conveniently right outside the steps of a Metro exit, at the end of one metro line from the airport right near a wonderful big mall with restaurants and right down the street from a great art museum, but the elevators were out of order from the platform to the exit so we had to lug all our luggage up several flights of stairs. There are several exits at this stop, had we known this when we got there we may have had to walk a bit further but rolling the luggage on the sidewalk is much easier than hauling it up many stairs. The staff was very friendly, the breakfast buffet very nice, the main room that the buffet was served in was a comfortable place to enjoy a snack (great homemade coffee cake) a glass of wine (sold there) or play a game of cards. Our room was good sized, nice shower.
Knowing that we could have taken a different Metro exit (with a functioning elevator) would have saved hauling our luggage up several long flights of stairs. The elevator in the building is small, good for 2 people without luggage or one person with luggage. This does not look like a traditional hotel, it is in a mixed use building. Best if guests can manage climbing stairs. Our room was humid and very musty smelling, everything in our suitcases smelled musty for a week after we left.

Hidden away on the 2nd floor of a residential building, it is a comfortable and quiet, moderately priced hotel. It is located right next to a Metro stop, so one can come directly to the hotel from the airport on the Metro. The staff is very helpful and provides advice about most everything in Lisbon. On the second day they put a small carafe of port wine, along with two cups, in our room. It does not pretend to be a 4 star hotel, but it is a lovely, cozy no p place to spend a few days in Lisbon.
Good breakfasts provided, though the starting time is 8:30.

The staff were absolutely lovely and the hotel has a nice personal feeling about it. The place is interesting as it is on the 2nd floor of an old building with other floors used by other businesses. Breakfast was enjoyable especially the scrambled eggs. Also, biscuits and cakes and tea/coffee available at any time of the day. Lisbon is a lovely city, the hotel was a little far out but an enjoyable walk through the park and side streets, and the metro is right outside the door and very easy/cheap to use to get around the city and to/from the airport.
The shower and toilet area was a bit small in our room. The breakfast area is intimate which is fine but on one day we had a big group of people stay after their breakfast and debate their day ahead in a very loud manner which was uncomfortable. I do believe the lovely receptionist asked them to move on or be quieter as she could see it was upsetting other guests.

The property is fantastic. Extremely clean and comfortable. There were snacks with tea and coffee available throughout the day in the breakfast area. The room was cleaned every day, including the bathroom and the floor of the room. Every day we were also left snacks like cookies and sweets in our room, as well as water. The walls are extremely well sound isolated, so there was no noise from the neighbouring rooms. The property is located right next to the subway station Sao Sebastiao, so it's very convenient to reach it from the airport. The breakfast options were simple but more than satisfactory.

We had a great time at Feeling Eduardo. The hotel is located in an office building, overtaking the most part of a whole floor. The location is great, directly in front of the Sao Sebastian underground stop. There are several restaurants and cafés nearby, even a shopping mall. Either walking or taking the underground, it's completetly unproblematic to get to the main touristic spots. Furthemore, the hosts Maria and Laís are really friendly and thoughful, always leaving us a few portuguese treats at our bedroom. Would definitely recommend to anyone staying in Lissabon.
Nothing, everything was great!

Feeling Eduardo VII is a hidden gem. It almost felt like being a guest in an apartment. The staff was exceptional! Bright, helpful with recommendations and making reservations, and willing to make an extra effort when we had to leave early. The breakfast was better than any restaurant and in a charming “library” setting. Its location on the Metro and bus lines made it easy to get everywhere, and, if you felt like walking through the park, it was all downhill. Will definitely stay there another time and recommend it to all.

Above all it's the staff that make Feeling Eduardo VII ! Ana-Paula, Nuno and Bruno were absolute stars, welcoming and hospitable way beyond what one expects. We weren't happy with the view of an apartment block in the first room and Nuno arranged a different room, as well as helping us move. I had a bad fall in the shower- They need to get non-slip mats , and tore a ligament in my knee. Ana-Paula was amazing, using her office chair to get me into a taxi, messaging me at the hospital to see how I was doing, bringing lunch to us in the room afterwards and even messaging me when we got home to see how I was ! Bruno thereafter helped us with all our luggage (This took a few trips as the lift is tiny) and down the stairs into the transport for the airport.
As mentioned above the shower in our room was very slippery and with quite a high step down to get out of, caused me a very bad fall. Unfortunately when we met the 'proprietor' on our last day and tried to suggest that precautions should be taken, we found him to be dismissive and uncaring. We were expecting a 'proper' hotel and were surprised on arrival to find a residential and office building. No reception area on ground floor, one has to go up steps, into the tiny lift to the second floor, then through another door to reach the rooms. Three keys to get in and out. On the second floor there is a section of around 9 rooms that is the actual 'Feeling Eduardo VII' This set up should be made clear on the booking sites.

As soon as I entered the hotel, I was welcomed, and made to feel special. Nothing was too much trouble for Sandra, the lovely receptionist there. She was so kind and helpful. The room was comfortable. , and quiet. The bed amazing. I overslept , due to the comfort of the bed.The breakfast lovely, and plenty of choice. I shall definitely stay here again, when I have to visit Lisbon. Value for money, in a great location. A must for any traveller.
Everything amazing.

Decent sized, clean rooms with good facilities (large wardrobe, good bathroom). Staff was also kind enough to leave daily treats in our room during our stay, such as fruit, a piece of Christmas log and a bit of port. Nice!
Wi-Fi experience was not dependable, and the breakfast officially starts at 8.30am, which is a bit too late for those who need to leave early for work-purposes (e.g. meetings/conferences). To be fair though, breakfast area is always accessible and there's always a bit of cake or biscuits which you can take at any point during the day. There's also a pod-based coffee machine that you can use for free, any time.

Everythng! Gracious greeting. Advice (since I asked) about nearby activity for late afternoon. Wonderful choice. Amazing food options at breakfast and the sweet offer of cake and tea upon arrival. Quiet hours...it was so quiet I thought it might not be fully booked. At breakfast I realized it was!! So good to have deliberate hours of silence...and know exactly the expectation. Sheer delight!
