We stayed here on 22nd October for 1 night. Great location (about 10 mins walk from train station) on seafront opposite De La Warr Pavilion, where we were going to a gig that night. The superior king room was very comfortable and spacious with a sea view. Bathroom was excellent, a big walk in shower and lovely toiletries. Breakfast was very good. Staff really friendly and we were able to leave our bags in storage after checking out as our train wasn’t till the evening.

Nothing really though as the accommodation is above a bar there is no reception as such. It was a bit awkward walking through the bar with our bags when we first arrived to check in .

Great location on seafront opposite De La Warr Pavillion. The room was a very good size, clean and warm Bed was really comfortable Bathroom was excellent, a big walk in shower , lovely toiletries and water was always hot. Always had plenty of towels. Staff really friendly Breakfast was good

No free parking available, only residents permit parking around the property. Car park opposite which was free after 7pm but had to get up early in morning to pay for next day if only for a couple of hours as parking charges started at 8am and wardens were around!! Personally didnt like the sourdough toast on the breakfast. It was automatically put on your breakfast plate with mushrooms on top it!. Would have preferred it separate however it was rock hard!

Helpful and genial owner/member-of-staff who greeted me warmly and explained all of the relevant details of the accommodation. Moved their car to allow me to park (there were otherwise no parking spaces left). Well-appointed modern apartment that included perks like a good coffee machine. Netflix available as part of the fee.

(1) Call me old-fashioned, but I just wanted to watch the news bulletin on the TV (BBC, Sky, C4 etc). These channels were not available. After around 30 mins faffing around, figured out that Sky News International was available on Youtube. TV was super slow to respond as well. (2) Did not have a good night's sleep. The wooden-slatted blinds looked great, but let floods of light in around the side of the bay window - hence a 5AM start. Plus somebody decided to empty what seemed like the World's largest bottle bank right outside the bedroom super early.

Second visit here and as before room was perfect. Clean, very comfortable and bonus of a view of the sea to wake up to. Staff very friendly and professional. Breakfast superb as always. Thank you.

Only slight glitch was we had booked room 7 for my husband and I at the top of the house ( we had had this room before and loved it) and room 4 on a lower floor for my 89 year old mum so she didn’t have to do multiple stairs. On arrival we had been given room 8 for mum ,which on querying ,the staff said they had decided to put us next door to each other. Whilst I get why they done this and mum JUST about managed the SIX flights of stairs ,it would have been good to maybe get a phone call to check if this move was acceptable for us and not just assume it was ok and switch rooms about without checking with the guest first.

We have just stayed at Seaspray for a mini break of four days and it was a fantastic base for our planned trips out around the area. We cannot fault this B & B. We have stayed here a couple of times before and it just gets better and. better. We were made to feel very welcome by extremely friendly staff. The proprietor is trying out a Mexican vibe in the lounge which makes the atmosphere so happy. The evening food has also got a Mexican theme and was delicious. Our room was cosy with a perfect view of the sea. Breakfast was great with various options and I like the fact that you ordered it the night before. A special shout out for the heavenly homemade granola with yoghurt and berries. We thoroughly enjoyed our stay.

Steep stairs especially when carrying you bags up!!

This is the second time we have used the Seaspray rooms. The location is ideal if you are going to the De La Warr pavilion, as we were. The rooms were a good size and very clean and excellent quality. The bathroom towels were lovely and thick. We had full English breakfast which was also of very good quality ingredients. The staff were very helpful and friendly.

Room 5 has a squeaky floorboard outside the bathroom, so if you are trying to be quiet at night going to the bathroom, and not waking up anyone with you, you will fail.

Great location, only a few minutes walk from the station. Opposite the De La Warr Pavilion, amongst bars and restaurants and, obviously, moments from the seafront. The room was clean with everything you need. Nice lighting, great TV, excellent choice of teas, lovely bathroom. There's a separate secure entrance so you can come and go without going through the bar. The staff were very friendly The bar on the ground floor is great and obviously very popular. The breakfast was delicious.

The wait for breakfast was quite long, despite giving our choice the night before. It was a sunny day and the room was very hot - the windows don't open wide enough and even then one window latch was broken. However, there is a fan in the room which helped.

I loved the furniture. Room 7 .And general decor. Maybe not enough hanging space for a longer stay. It was lovely and warm in the bathroom..just above room temp.

The shower.I Instructions please on how to avoid being scalded or frozen. I gave up and had a wash using the basin. But that had its drawbacks..the centre plug had to be screwed down to close and up to open. I haven't heard of that before. When you ve just arrived you can do without puzzles to use the facilities. The toilet roll holder needs to be fixed somewhere handy not free floating Re below. No expectations apart from hoping there was a comfy bed and the loo worked.

It was very homely and welcoming and lovely decor throughout. The staff were helpful and friendly and the food was fantastic. Location was perfect for popping to town or a post-breakfast walk along the sea.

There were areas that needed attention - in our room there was peeling paint in the bathroom, the shower screen was mouldy and elements in the room were dirty. We also had noisy neighbours that came in at 11:30 singing and playing music. It wasn’t too bad and they did quieten down but as we were having a night away from our toddler son, really didn’t want waking up in the night!

The staff, particularly the manager, were excellent. They were welcoming and friendly. The place is quirky, so don't expect a chrome palace - it is a bit distressed in places but that is part of the charm of the place. The rooms are above the bar, which is a great, lively place but as we were out late anyway, there was no disturbance at all.

Our room didn't have a window from the bedroom to the outside which made it a bit dark. There was an external window form the bathroom but no view at all from our bedroom. This was OK for one night but if this matters, ensure you ask for a room with views. Our friends had rooms with some good views towards the sea.
