Pub downstairs is probably the best kept secret in Hastings. Great music, and a warm welcome. If I lived here this would be my local. Spent 4 days in the kingsized room. I don’t usually stay in pubs, especially when I am traveling alone as I prefer a hotel. My needs were for a proper desk space as I was working remotely from my room all week while my son visited family nearby. I needed space to unpack and work without having to perch on the edge of the bed - but also wanted the comfort of a bath and easy access to the town. Most other hotel rooms in the town are a bit too small for my needs or don’t come with a proper bath. Most of the apartments are either at the far end of the old town or in areas that I wouldn’t have felt comfortable walking alone at night. Room was very clean and comfortable. Room was ready early and check in friendly. It’s more of a guest house than a hotel or B&B. No breakfast available but I don’t eat it anyway so that suited me. Full sized fridge in the room and close proximity to supermarket so I bought snacks and fresh milk. Decent coffee and tea in the room and full sized kettle. Bed was very comfy and the room is quiet - although read on for more details. Pub downstairs was no bother and served decent alcohol free beer on draught (plus real beer of course) Menu looked good but I ate in various places across the town. It’s easily walkable to St Leonard’s and the Old Town. Would recommend for someone with similar needs to mine. It’s a period building so plenty of character. That means it’s a bit creaky and has a narrow staircase to the room. Room was large and has 4 large sash windows, so could sometimes be cold. The heating was good but it’s a large room. It’s on a busy road, so there is some road noise. Not a lot but you could feel the larger lorries. From 6am there were moments when I thought I was experiencing an earthquake. Nothing too serious though and not enough for me to mark them down.

Our reason for booking was that we needed somewhere to stay while coming down for a friends wedding in nearby Battle, but then thought it would be quite nice to spend an extra two days in Hastings afterwards so looked for somewhere we'd be able to get to, around and from easily as we have some mobility issues. We chose a budget room and on arrival were shown to no. 8, where the toilet was outside in the hallway but we were fully aware of this beforehand and didn't see it as a problem. It isn't a huge room (we weren't expecting one!) but I wouldn't say it was too 'small', we didn't feel cramped, stifled or limited at all and we could move around in it freely. It was very clean and comfortable and the decor looked fairly recently done. We liked the two armchairs and furniture, it looked better quality than we'd have expected for such a reasonably priced room. At home we're used to a Simba Hybrid mattress so when going away you sort of expect whatever they have to be 'less' but apart from the one here not being as firm as ours it was still very comfortable - my husband has back pain but we both slept very well with no problems. Our room was directly opposite the car park but we weren't bothered by noise either from there or on the two nights of live music being played in the bar downstairs, which I'd hoped we'd be able to go and watch but my husband hadn't felt well enough. We didn't have breakfast, my husband rarely eats early and I'd probably only have wanted toast so bought breakfast bars and fruit, though I'd read/heard the breakfasts there are very good. We were unaware of the room downstairs (lounge?) till our third day when the housekeeper told my husband about it after he went asking for more milk and tea bags.

Not much, on the whole we had a very pleasant stay but to be picky, in the evenings or during the night when turning on the light in the hallway to see and be able to step down the few stairs to get to the toilet, the light appears to be on a timer and had always gone off too quickly leaving it quite dark, with no further switch that we could see on that slightly lower area level that the toilet was on! There is a plug-in in the corner of the hallway which shines a very low light at room entry level but if you need to, maybe take your phone with you for its torch, or leaving the front door open with the light on inside made an easy enough fix.

A friendly, warm welcome and help up the stairs with my bag...very welcomed for this senior! Very clean, warm, and spacious room with lots of natural light. Great location for train (5mins) and bus station, shops etc. With their very own fine restaurant, plus lots of other eatery options also within a few minutes walk, not much not to like here. I really enjoyed hearing the live music filtering up to my room on Wednesday night. I could have gone downstairs, too, of course. This was my second stay in 4 months and as I have to visit Hastings a few times yearly I'll definitely be staying here again.

Can be noisy outside sometimes in the early morning due to location but not enough to be a deterrent. I don't particularly like not being able to fully lock my room door at night. There's no bolt and not able to click the latch down. As a female, it's almost 2nd nature to do this ...

A lovely large spacious light and airy room in a gorgeous old building. Full of charm, character and original features. Building and room very clean (and smelt lovely). We wanted for nothing. Very convenient central location. Beats the chain hotel I used to stay in whilst in Hastings hands down, and much better value for money. Didn't really miss breakfast on-site as so many options so close by. We will be back!!

I liked everything. My only request would be either plumper (or additional) pillows, and perhaps some form of additional side/ambient lighting as the bedside ones were not quite enough and the main ceiling one a bit bright for evenings.

Lovely stay at the Townhouse rooms. Staff were very helpful and friendly on arrival and gave us all the information we needed. Our room was a great size with a table and chairs too, as well as it being very clean and comfortable! The location was also a bonus as we had everything around us that we wanted to explore within about a 10/15 minute walk. There was also some live music playing downstairs in the restaurant that sounded amazing which we got to listen to whilst relaxing in the comfort of our room!

We loved everything and would definitely stay again!

Town centre Location. Bar below with fantastic friendly staff Food in bar was exceptional Room was light and airy Instructions and directions were clear Booking in and out was fast and easy

I was on the top floor and have slight mobility issues, but my fault as I didn't state it on the booking. The stairs were steep and the lighting on the top stairs was very poor, almost pitch black. There might have been an overhead light switch, but I couldn't find it in the dark. Room was exceptionally clean, apart from the tea cups, which hadn't been washed. Had to use my own cup.

The property was opposite the central shopping centre, about 5 mins from the beach & 10 mins from the old town - so very well located. It was clean & well decorated & there was even a kettle with decent coffee bags & good tea in the room, The bathroom was basic, but the shower was good; & I would definitely stay there again. For the price our budget room with en-suit was excellent.

Check in is limited & closes early evening as there is no over-night reception. However you have a key code so you can access your room at any time, & this probably keeps the cost down . You can also gain access to the rooms through a door from the bar below. However as each room has its own key this was not a problem, & we did not see anyone from the bar in the bedroom area

Town House rooms are rooms only. The owners share the bistro next door. No breakfast is offered. The room we had was spacious, well equipped, a great bathroom, two comfortable armchairs set to watch the large screen TV. The room had a dual aspect with three windows so was very light, but also allowed traffic noise to intrude during the night. The room was very cold and we were cold during the night. The owners were friendly and helpful but were not on site. A window was left open and we didn't realise the radiators were switched off. Knowing guests were due, we feel the room could have been warmed up. Finally we were advised to park in the multi storey carpark opposite with a modest charge for 24 hours. In fact, the car park closed at 19.00, reopening the next day at 7.00am. For us this wasn't a problem, but this may not be the case for others. We had to pay for two 12 hour shifts, i.e. £13.

the location in Hastings was very good for me, the room was very good for me. The people were very friendly and helpful

the only thing i didn't like about staying at the Townhouse has nothing to do with the facility, it is the fact that a mall was built across the street from it, and the truck and service entrance is directly in line with the rooms, lots of noise and trucks and equipment at 530am

The staff were friendly and informative. There was emails messages stating that they had bands on in the pub next door and it my be noisy (we went to see the band). It was easy and stress free for everything.

The toilet was outside the room but this wasn't a big issue as it it a private toilet.
