The location is easy to find - though don't confuse it with The Kings Arms on the same road! The accomodation is located above their pub and has been recently refurbished to a very high standard. It has it's own private entrance (self-contained) from the street so you aren't tied into going through the pub to get in and out. We were greeted by one of the owners who was welcoming and kind. The accomodation itself was lovely and refurbished to a modern style but inkeeping with the age of the pub too. The bed was one of the comfiest beds I have ever slept in! the bedding was lovely and the towels soft! I appreciated the water, teas and coffees left for us and would definitely stay there again - great value. They also recommend the Truffle Cafe which is almost next door - another great local business.

There were no issues for me to report. I will only add clarity - the advert suggests the property has its own parking which it does not. There is a good sized pay and display car park out the rear which is only chargable between 8am - 6pm so if you're staying only outside of that time, it will be free and is a 2 minute walk. You can also pay the tariff by mobile app for convinience.

Great beds at the center of town. Loads of soundproofing except for the older windows. Helpful management team (we didn't ask anything, but it was clear they were there for us day and night).

We'd like to have known that there was live music on Saturdays as we were both looking to catch up on some sleep. If we had known beforehand we would have probably not booked here. Since we were there and couldn't sleep at all from the live music we got dressed and went down to enjoy the band, but honestly we both rather just slept early. Shower was broken (was only super hot or ice cold and it changed with the slightest movement of the faucet), but thats no reason to not go as it will probably be fixed by the time. Even with these "didn't like", we'd still go again outside of the weekend or a weekend where we don't mind missing out on some sleep.

Modern decorated room with large TV and an even larger bed to spread out in. Excellent staff to welcome and conveniently located above the bar which is rather a good one.

As it was a hot night we had the window open so was very noisy from street traffic. As this was one of the most expensive rooms I have paid for after traveling in the UK for 3 weeks I just felt there was nothing really special for the price paid so felt it was overpriced leaving me a little disappointed overall.

The King's Head Inn was absolutely beautiful. Even though the rooms are over a pub, I arrived on a Friday night when the pub was busy with people, but when I went up to my room I couldn't hear any noise from the pub. There is a private entrance on the side of the pub to access the rooms which is lovely. The room was large and clean and the bed was very comfortable. There is also a small grocery right down the street. I cannot recommend this accommodation enough.

The TV was large but connection was a little spotty though not enough to deter the wonderful experience.

These rooms were beautify designed, clean and my god was the bed in our room comfy. the host Paul was very friendly and relaxed and made us feel very welcomed. our checkin was super speedy too. they also allowed us to get in the room sooner as we were heading to a wedding at 2pm. I liked that we had our own entrance to the accommodation side of the pub versus having to go through the pub. the pub doesn’t offer breakfast, but they provide Tea, coffee, biscuits and bottled water. they also have a very handy list of the local places to have breakfast, all in walking distance from the pub. we took the recommendation and had breakfast at Whispers which was lovely. super easy check out too…sign the book and leave the key and you’re done! thanks for a lovely stay if we ever stay in billingshurst again you’ll be our first choice.

there is nothing that I disliked.

The location was great for our trip. The food was excellent in the bar/restaurant, really good choices and prices and and friendly excellent service. Although there was no breakfast served, there were really good cafes close by and they opened early. The Kings Head is on the main road but there was ample parking in the vicinity.

There was nothing.....

The place has been recently refurbished and has a clean, fresh feel and is stylishly decorated and the staff were very friendly, efficient and helpful.

Breakfast is not included in the price, this suited us, but for room only some may think the rate is a little steep.

Loved the room decor, the bed and how comfy it was. Lovely modern bathroom.

The awful noise that came from the pipes when flushing the toilet or running water in the shower and hand basin. The side entrance to the stairs leading up to the rooms was unpleasant and a bit smelly. Thankfully the room didn’t smell too. I think the price of the room is too steep. If it included breakfast, I’d understand but sadly it didn’t.
