What a lovely homely bed and breakfast. We stayed with a large group of friends and booked three rooms, a standard double, budget family and the family room. Me and my friend staying in the family room and it was lovely, beds were soo comfortable, bathroom was nice and tidy, shower pressure was great and hot. The common room and kitchen was kept clean and staff was seen multiple times a day on our stay cleaning and hoovering. Loved the kitchen and meeting others also staying in the hotel, they provided cereals, milk, bread, orange juice and could pop to the kitchen whenever you'd like. Lidl is right across the road so it was easy to grab food.

The pillows were very thin but still comfy, shower wasn't cleaned as black hair still on walks and floor. The table was wobbly and the light fixture on the wall left of bed was hanging on but still worked. Did you hear from other members of our party that the double room bed was spring and uncomfortable and the budget family room toilet seal was broken and it unfortunately smelt quite bad in their room.

Met by the owner who offered a room inside the house but we chose the "hut" in the garden (as booked online) and was pleasantly surprised to find we had a private toilet and shower. Towels and sheets were spotless. Beds were very comfortable and had a good night's sleep. Kitchen was accessible 24 hours so access to hot drinks/fridge/microwave. Very close to Birmingham airport and aircraft flew low over the garden which was the main reason (along with reasonable rate) we chose this guest house for my plane-spotting grandson. Ample free parking but parking is also available on the public road outside. Lidl supermarket, shops and takeaways within walking distance but easy to drive to too. Free wifi didn't extend to the "hut" but wasn't a problem as easy to access in the kitchen. Wouldn't hesitate to book here again.

The property was close to the NEC, which is what we needed. We didn’t actually spend much time in the property itself, except for dropping off our luggage and sleeping in later that night. The host was super kind and after a phone call, allowed us to check in three hours before we were meant to do so, which we are super grateful for. The property is older and a little outdated, but we didn’t really care as it gave us what we required, which was a bed and a shower. we left early the next morning due to our schedule, and was happy that the breakfast was open, coffee was available, and so was the ability for us to self serve breakfast.

The location and area of the property it is in. But again, not really too much of a problem for us.

The place is clean comfortable and tidy,it's close to shops a bingo hall and buses for all over the city.....i also liked that there was no time limit on breakfast, because you dont always want breakfast at 7am...it feels like a family home really nice ..The man that runs the guest house (sorry ive forgotten your name,fibromyalgia brain fog moment) he could not do enough to help me he's so sweet ,he really does a fantastic job.

The Host was very helpful they can let you check in before 4 if you ask politely and even have a luggage weighing scale. The Solo room where I was staying had a really good view. The location was really close to the airport you just have to walk to Marston green station or you can call a taxi direct to the airport won't cost you more than 10 Quid there are also a lot of halal takeaways and a Lidl in very close walking distance for food. I don't have a car but it looked like there was a lot of parking available as well. And there was a self use kitchen where you can store things in the fridge. And they stock milk for you as well as teabags and bread as well as oatmeal.

The Hot water was working intermittently and the floor was very squeaky so you have to be extra careful at night and the walls were a little thin. And the price could have been a little cheaper

Friendly and welcoming staff, big room even thogh small showers. Not noisy though close to the airport. Plenty breakfast. Lidle in the nearby

There were no basically problems with structure and host. However a disservice with ticket machine at the near rail station (where there was none to help me) caused me a few problems in reaching airport and the venue of the concert I wanted to attend. Make sure to get well informed about all buses and alternative ways to reach city center/airport and other places

I've stayed here before when catching either an early flight from Birmingham Airport, or arriving too late to return home. Therefore I know the establishment, and will doubtless stay again under similar circumstances. Lea Hall station is within a few minutes walking distance, and the NEC and Airport are very easily reached from there. The room was spacious, everything worked, and the help yourself breakfast is a nice touch.

To be honest, can't think of anything which needs improvement.

The room was comfortable and spacious, and I appreciated the provision of the iron and ironing board. The host was very friendly and helpful, accommodating me swiftly even when I arrived hours earlier than expected. Breakfast was good for the price.

A desk in the room might have been helpful for business work. During my stay, the tap water became discoloured and undrinkable due to some external works, but the host promptly informed me of this and provided an alternative source of drinking water.

Excellent value for money. Great location to cycle to NEC or International by train or cycle, fantastic to have parking. They let me put my bicycle inside. Staff were friendly although not always easy to find. I liked the small communal kitchenette/dining area with fridge so I could keep a few bits and breakfast stuff (cereal, cow's milk, bread with toaster, jams etc) available.

Would have loved some soy or oat milk alternative but I could put my own in fridge. Room small and dated, which for the photos and for price I expected this and it wasn't an issue to me as was functional. Plus you can sit in communal area or garden.

we paid £55 for 1 night in a twin room on a busy weekend when even your budget Birmingham hotels like Travelodge and Ibis wanted more than double that, and I reckon we got good value for money. the room was no frills, but the beds were comfy and there were plenty of convenient wall sockets for charging electronic devices (better than every chain hotel I've ever stayed in where the sockets are always the opposite side of the room from your bed). it was warm too, much appreciated on a cold winter's night, and given the price I was happy they didn't cut corners on this despite crazy energy price rises! breakfast being included was a major highlight and really made me feel like I was getting value for money (I'd have had to pay an extra £10 or more to get breakfast for two people at a chain budget hotel). the breakfast room is a pleasant little space where you serve yourself with whatever you like.

the main downside was the toilet / shower room. the only ventilation was one very dusty extractor fan that clearly wasn't doing enough, as the wallpaper on the shower room's ceiling had started to peel away and go mouldy. the flooring was starting to peel away at the corners too, and the toilet and sink didn't seem to be attached to the wall or floor properly. I wasn't too bothered by this but it would definitely stop me from staying more than one night here; it's not a room I'd want to take a full shower in. it'd be much better if they'd tiled the entire space and made it more of a wet room; the space is tiny so it surely couldn't cost that much in the long term, even for a budget guest house.
