Clean, comfortable, friendly staff. Was forwarned that their was no outside view and this did not affect my stay, as the accommodation was a minutes walk from the sea front. Everything was perfect for what I needed and the staff have been very helpful in returning clothes to me that I left in the wardrobe! I would definitely stay again. Very good value and lovely old world charm.

I had been pre warned about the lack of view from the window, but I was actually better served by having a ground floor room, given my mobility issues. So I got the perfect room actually. Some guests will not be happy with the rooms window but I was fine with it.

Brilliant location right by the sea, no more than a 15 minute walk away from town. I booked a single room but was upgraded to a room that would’ve fit four people, so it was huge and comfortable! The room was clean and tidy, bathroom was the same. Staff were friendly and accommodating — I asked for a fan because I tend to get hot at night, and came home from my event to find a big fan had been put in my room which was greatly appreciated. Tea and coffee and biscuits were left out along with a kettle, plus there was a lot of storage space with the cupboard and drawers if you’re a person who has a lot of stuff to unpack. All of this for a very affordable price means I will definitely be staying here again in the future!

Some work was being done when I arrived so I had to close my curtains for privacy, but that’s literally it so not a massive complaint at all.

I really enjoyed my stay. The location was excellent, and the service was outstanding. The staff member was very kind and helpful, assisted me with everything I needed regarding the room, and provided me with plenty of useful information about the area. I truly appreciated the attention and care.

Overall, I had a pleasant stay, but I believe there is some room for improvement. The bed was a little uncomfortable, and since the sun shines directly into the room during this warm season, it became quite hot and stuffy at times. Having a fan available would certainly make the room more comfortable during the hotter days.

As a solo traveller, this place was perfect. Location is phenomenal. Room was very clean. Bed was form but very comfy. Staff were exceptional. They let me leave my luggage until very late in the day after a lot of trains were cancelled and they were there within minutes when I was ready to collect. Will be back again and probably every time I visit Brighton. Added photo is from the front of the hotel to show how close it is to everything.

If you're a very light sleeper, the building is old and creaky (can't be helped and not their fault). Does not affect how great and convenient this place is, and didn't affect my stay at all.

The location was perfect, right on the beachside with easy access to the beach at all times. We were a group of 17 people, and they still managed to accommodate us comfortably and provide us with rooms. The gentlemen at the reception were incredibly friendly and welcoming. Even when some of us accidentally locked our keys inside the room at midnight, staff members kindly came from home to assist us and provided new keys to access the facility—an act we truly appreciated. The breakfast was good and offered great value for money. Additionally, they allowed us to keep our bags at the property even after checkout, which was really convenient and generous of them. Overall, we had a wonderful time and would like to sincerely thank the team for their excellent hospitality.

I was welcomed to the property and given details about breakfast. I needed information and it was given with enthusiasm and advice. The room was moderate in size but it had an en-suite, a kettle and lots of tea and coffee as well as two packets of biscuits. There was a television but I didn’t use it. Wi-Fi details were in the room and the signal was reasonable. The shower was hot and the ran well. Breakfast was plentiful continental and they allowed me to come into the breakfast room early which helped me as I was pressed for time. Location was a short walk to shops, restaurants and the beach.

The room was clean. Even for the small size, it had tv, kettle with tea provided, desk, lamp, WiFi and towels with soap and shampoo. There was also a sink in the room, which was great since the bathroom is shared and it was a useful for washing face/brushing teeth without worrying about the bathroom being busy. Breakfast had good choices. Nothing freshly cooked or baked though, but good selection. The staff were very kind and kept suitcases well secured after I checked out until I was ready to collect.

The bed was ok. The mattress wasn’t as firm as a hotel, but the sheets were clean. The room was also on the 3rd floor landing. It would have been nice if that info was more prominent when booking.

This hotel is amazing value for the price! It is quite basic, but very clean and the staff are friendly and helpful. The building itself is an old, beautiful Georgian building. They have a lovely dining room that serves breakfast, which is included in the price. It is a continental breakfast,but with lots of choice : fruit yoghurt,toast, cereals, tea coffee,and juices. Honestly, I can't stress the value for money! Heart of Brighton right on the sea. My first night was only ÂŁ59 for 2 people, we decided to stay an extra night, and it was only ÂŁ40!! I don't think you would find anything cheaper in Brighton. I will definitely be a regular guest!

No lift and we were on the 4th floor, but that wasn't really a big deal. So if you have problems with a lot of stairs, make sure you ask for a room lowwer down!

The location for the police in a clean room with a comfortable bed and a hot shower - I can't knock it. Only reason it didn't get a 10 is that it was a lot of stairs to get up to the room and whilst I didn't specifically ask, I wouldn't have said this is wheelchair accessible and I wasn't asked about any mobility issues, but look, it didn't disappoint, I only mention it for the benefit of others.

It could do with a bit of a facelift in terms of the decorating, but again, you make allowances because it's cheap, functional and well situated.

Great location, nice and clean. Bed was very comfortable and there was different pillow types which was gets as usually hotels have same pillows and sometimes they’re not ideal. Only interacted with the staff at check in and the guy was very friendly, upgraded my room at no cost and was very professional. Plenty tea and coffee and a couple packs of biscuits in the room which was nice as I was on the top floor and ready for coffee and a biscuit after the 78 steps up 😁

Breakfast started too late for me as I had to be out by 0730 each morning.
