The whole guest experience was exceptional. Communication prior to the stay was great. The guest house itself is beautiful and kept immaculate but provides every comfort. Free parking on drive or outside. 10 mins slow walk to sea front and pier. The bedrooms are stylish, comfortable and have everything you need. The bathroom was lovely with big soft towels. The dining room is bright and welcoming. The lounge is lovely to relax and the garden is beautiful. The guest care from Kirk and David was exceptional, we felt very looked after. The breakfast was cooked to order, plentiful and tasty. Kirk provided local info re eateries and things to see/do. We will be back and recommend this bnb to everyone.

Absolutely nothing!

Amazing host, nice attention to detail with the rooms and exceptional customer service. The ice cold bottle of water that was handed to me on arrival was just what I needed, it had been a warm and muggy day so it was a welcome refreshment. The host even remembered my name when I came down in the morning saying ‘Good Morning Natasha!’, which is such a nice personal touch. Breakfast was delicious - highly recommend the Greek yoghurt, strawberry and granola pot. Location is ideal, a pleasant 10 minute walk down the promenade to the pier. Rooms were extremely clean and you can tell the property is well looked after by its owners. Couldn’t recommend it enough.

The properly is completely set apart from the other houses on the street. Looks fantastic, great curb appeal.. we have a ford transit custom which is my husbands baby and the parking was brilliant as we did not have to park on the street which was really appreciated. On arrival the house was gleaming clean and smelt lovely! The decor was gorgeous and exactly what we wanted for a night away. Having never been the Clacton before, the guest book was brilliant, very informative and full of personality from the hosts! Our delux double room with en suite was spotless, light and airy and just lovely! The hosts were brilliant! The attention to detail was seamless on arrival and the breakfast was a pleasure. All in all, got to give it 5* and would highly recommend to anyone with any needs as they seem to be met at every turn. Thanks so much for a fab stay.. Lou & Tom

Viva Guest House is an amazing place to spend a few days or even a week or two away by the sea, beautifully decorated and well presented, clean, fresh and very well maintained. Excellent hospitality, Kirk is a great host and an excellent cook with attention to detail in every aspect. Room was on the ground floor, very spacious, beautifully decorated with a quirky furnishing, and those little seaside themed touches, good sized wet room style bathroom, all the facilities you could want. If you’re ever thinking of visiting Clacton-On-Sea then this is the place to go. We will definitely be returning when we visit again 👍👍👍👍

There was nothing I didn’t like about Viva Guest House apart from I wish we had stayed longer.

The Breakfast was very very lovely we did enjoy it. And the location was perfect as well because it was so close to the church we were going for a wedding and it's a bit close to the beach as well. The guest house was so beautiful and the staff was very lovely and friendly it made us feel so welcome and comfortable as well. We like everything about the house. I think we might want to come to the guest house again when we come to clacton again.

I found the host Kirk to be exceptionally helpful, friendly, warm and welcoming. The place was exceptionally clean and cosy with a tremendous ambiance. I loved the fact that upon waking and leaving our room to head for breakfast there was an absolutely beautiful scented candle smell which immediately brightened our day. The breakfast was lovely and very satisfying. I would highly recommend the Viva Guest House as an amazing place to stay.

Personally we wished that the checkout could be a bit later (say midday) as opposed to 10am. Mainly because it was so comfy and cosy and we would have preferred to wake up a little later.

Excellent breakfast all cooked freshly to order. Choices of cereal, yoghurt and berries, cooked breakfast or croissants with cheese and ham, juice ,coffee ,tea or hot chocolate. Friendly and helpful hosts, room was lovely and very clean. A very nice guest house with nice comfortable areas for guests to use located very close to the sea front, pier, shops and restaurants of Clacton.

A bit of a limited breakfast menu, but that was fine as you can get your main needs incl vege and English breakfast. Heard the neighbour next door as they talked extremely loudly! but to be expected unless they sound proofed the walls. This was not really a complaint as it did not keep me awake but just typical of bed and breakfast all versus a purpose-built hotel. Fantastic B&B though and run very well

The accommodation is perfect for its location being a short walk to the promenade and towards the pier and seafront. The property is lovely and clean and a lovely garden to have your breakfast in (weather permitting). Michael and David are excellent host's and can provide valuable information for places to visit. The rooms are beautifully decorated and spacious. The breakfast was cooked to perfection, and you were not rushed. We will definitely be looking at returning.

There was nothing to find fault with.

Breakfast was fantastic, always had a cooked one. A great choice of foods and plenty of it (if you can work your way though all of the courses)The owner was very welcoming and a lovely happy person. Kerb appeal super and inviting as was the garden and our room was spotless and Tea/coffee making area always replenished daily.

Everything was great. There was nothing to dislike.
