Good size double. Bit tired decor, but very clean. Nice tea/coffee facilities. Good sized shower ensuite. Staff were friendly. Fan and portable air-conditioning machine supplied during the overly hot weather. Rooms are a few floors up from the pub and I could hear no noise, which was good.

Minimal onsite parking. Out of hours access is via outsite staircase which, although convenient, maybe difficult for anyone with mobility issues. I didn't find it a problem personally. Both electic fan and air-con extremely noisy for night use (nit picking, but a slightly quieter/more expensive fan might be appreciated - you can't really get a quiet mobile aircon unit and it was good for getting the room cooler outside of sleeping time). Risk of letting in pigeons opening the window to wide - probably no fix to that - there were bird spikes on window sill already)

Everything was thought of and the friendly, helpful staff were always quick to respond to queries and requests. Full English breakfast (all the food, really) was fantastic. The history and charm of the building are unmatched. Be sure to ask for a tour of the medieval crypt below the inn, which had been part of a monastery associated with the 1180 church next door. Fires in the fireplaces warm and charm, making the public rooms cosy and welcoming in the winter. A function room on the second level is used by locals for a weekly choir practice, which is quite wonderful and demonstrates how much the neighborhood loves the building. However, we couldn't hear anything from the rooms on the third floor. Handy to a bus stop and a next-door grocery. Would absolutely stay again.

The Lamb Inn is a beautiful, very old pub/hotel in Eastbourne (with a reputation for being haunted). The staff were friendly. As you would expect, with a property this age there is no lift and the rooms are cosy and quirky. It is based in the quiet, old town, about 2km from the sea. There is a Waitrose next door, which is very convenient, and buses go by. The Inn has a lot of charm.

The Inn is about 1km (0.7 miles) from the train station in the opposite direction from the beach front. Not necessarily a bad thing but just something to factor.

The location was great, not far from the town centre but situated in an area steeped in local history. The building itself is everything and more from a structure of this age, bags of character, pitch black timber beams, mottle and daub walls and a period 'walk in' fireplace. We had booked a family room which was in fact a self contained arrangement of 2 separate rooms, a small landing area with tea and coffee making facilities and two armchairs. Both rooms were decorated with interesting period prints and paintings. Towels were ample in quantity and very soft. The beer was well kept (Harvey's Best Bitter), the atmosphere in the bar very inviting and calm. The bar staff - friendly and efficient. The breakfast was superb and with generous portions. The owner served us and was most friendly and considerate.

We loved the atmospheric, quirky, friendly, and inviting Inn. The Staff and Owners were so inviting and made us feel welcome from the offset. Ideally situated in the Old Town with a bus stop within a few yards, taking you straight into the town centre. The Locally Brewed Harvey's Ale was excellent, and although we didn't partake ourselves, the menu looked delicious and definitely value for money. The place had a lively and full clientele.

To be honest, there wasn't anything to dislike

Well this is hard as it was an Olde style Inn. The staircase was tricky to negotiate as it was old style risers & carpet. You would not want to be tipsy. For a young person it would be great. As we are ancient fossils the steep staircase was tricky. Yes I have a soh. The fire doors were due to be repaired as the handle to open them took a bit of force. The staff were really friendly & looked after our needs. The food was excellent & servings were great. The GM's husband John was a West Ham fan & we had a great chat about Football & a few photos to boot too. His trip to Prague was a highlight to hear about.

The staircase needs to have more handrails as it was steep & getting suitcases up was difficult.

When we booked this accommodation we knew that we were booking a pub & knew what to expect from that, on this occasion however we actually received more than expected. John & Natalie were great hosts, the breakfast was very good, we were given clean towels everyday, which we did not expect on a 3 night stay & despite being a popular busy pub we were never disturbed by noise from the bar. The pub is well located, you can easily walk into Eastbourne in about 15 - 20 mins. & there is a supermarket next door, which is very convenient.

We had no real issues with this accommodation, the car park is small, about 5 spaces, but we never had a problem getting parked.

On a work trip arrived late after 4 hour drive. Lovely staff welcome. Immediately relaxed after a pint before check in. Loved the fridge in the room. Fantastic breakfast shame I didn't have chance to have the dinner as I'm sure that would have been amazing. Portable AC was noted but not used.

Toilet not properly cleaned. Road noise (front facing room). Prefer away from the road as I like the window open but not keen on traffic noise. Decor needs refresh as a few marks in the walls Disappointed with the shower for the price, as I paid extra for a deluxe. Unpleasant odour in the room wasn't fresh, but you do have to accept that when staying in a pub. Under bed not clean. I know the bed can't be moved after every guest change, but a vacuum now and again would be great. Nice to have a portable AC to cool the room but the bucket next to it was not great to look at. I assume it's for the condensate drain for the ac, but it's awful to look at.

Superb and very welcoming team; super comfortable bed. Room fully equipped (iron + board, tea & coffee - with fresh milk delivered to the fridge in the room, hairdryer). Very convenient location for bus stop, supermarket, nearby park, and of course the really nice and relaxing pub with restaurant downstairs. No noise travelled up from the pub, even with the band on the Friday.

Only one small comment - the plug sockets could be a bit easier to access.

The staff at the Lamb were very friendly and helpful. The room and bathroom were just right, being a very old building you expect the shape of the walls and spaces to be a little different. They have a varied menu, all the food was good especially the desserts, but we didn't have breakfast. The bar was vibrant and the beer good. There is limited number of parking places, but we got a park each day no problem.

The Lamb has steep staircases that lead up to the rooms, which was difficult for my wife, I should have checked for that before we booked.
