A lovely house in a quiet area 30min walk from the historic centre and also easily accessible by local buses. The hosts made us feel really welcome and the delicious breakfast was enough to keep our energy levels up for the first half of the day!

The b&b is located on a lovely, quiet street away from the hustle & bustle of the city centre. It’s a beautiful b&b and it has the real feel of being at home rather than a hotel, it was comfortable and cosy. The hotel is situated about 20/30 minutes walk from Edinburgh city centre but it’s a nice walk. Mike and Caroline were so welcoming and friendly, making sure we were okay every time we saw them. Mike was very helpful about the area too, where we could get the buses from if needed and also recommend an Indian restaurant nearby (Ronaq) and it was a delicious! There are buses nearby if you don’t fancy the walk which are fairly cheap for an adult single. Our room was perfect for our three night stay with everything that we needed. The bed was so so comfy! It was absolutely perfect to collapse into in after a long day visiting the attractions. The bathroom had a spacious shower with big bottles of shampoo, conditioner and shower gel available to use. Big jars of coffee & tea were provided in the room too, not the little sachets you can sometimes get, so it was a bonus if you drink a lot of tea/coffee. The breakfast was spot on every morning, I really looked forward to it. It was a traditional Scottish breakfast (sausage, bacon, scrambled egg, tomato, mushrooms & a potato scone). There were a selection of cereals, freshly made coffee, tea, orange juice, fresh fruit and yoghurt to choose from too. I can’t recommend Carmichael enough, it was perfect for our entire stay! I would definitely stay again if we came back to Edinburgh

What I probably liked the most was the really friendly reception and general interaction with Michael. He did everything in his power to make our stay as pleasant as he could. The breakfast was self-made every day and he made sure to check the time when we would wanna eat it every day too. Adaptations to the Scottish breakfast were no problem and when we were unsure about which time to take breakfast, he also offered an alternate time from the usual time if it was what we had wanted. We were staying in a rather small room with a separate bath, but it was very cozy still. :3

Reaching the B&B itself is not impossible, but it does take a bit of a walk and it's a bit steep from whichever direction you are coming, if you are struggling with your legs or feet or are not used to it. My husband and me are young and used to longer walks, so that was generally fine, but unfortunately I have had some issues with my ankles since recently so that was sometimes a bit painful for me. I do have to say that this is probably the case for most hotels or B&Bs that are not right in the inner city, since Edinburgh does have it's little hills and so on. :3 I was a bit sad that the bath tub could not be used / was not allowed to use, even though I understood it was to save water.

It’s and absolutely adorable place, both homey and elegant. The couple running the place are super sweet and friendly. It almost feels like a stay at my grandparents’ house, in the best possible ways. The beds were comfortable and the breakfast was heavenly. I would highly recommend this place to anyone traveling to Edinburgh.

It isn’t super close to what one would consider the city center, but that doesn’t detract from the stay at all.

Upon arrival, we were greeted with a lovely, warm welcome from Mike. He showed us to our rather comfortable room, and happily suggested and agreed a breakfast time that was suitable for us (which we appreciate may have been a little later than usual). The room itself was exceptionally clean, and the bed extremely comfortable. We approached Mike with an error that had been made when booking through LastMinute - and he was vigilant on getting to the root of the issue - so top marks there! The breakfast itself was lovely. A great amount of choice, and a nicely-cooked Scottish breakfast. Mike and Caroline were extremely attentive throughout, and made us feel extremely welcome. Me and my partner have said we'd happily stay there again, the next time we come to Edinburgh. :)

The location was in a lovely neighborhood within a 25 minute walk to town. You could also walk 10 minutes to a bus stop, or about that to get a meal. The B&B was very homey and made a nice home base between our overnite Scotland tours.

There really wasn't anything worth mentioning that I didn't like.

It was a very nice stay, room was nice and clean. Michael was very attentive and had some good little stories to tell. Breakfast was lovely, only offered scrabbled eggs though, very nice but would of preferred a fried egg. Location was good for walking into the City. A little pricey, we have had similar accommodation for a lot less money.

It was a nice stay, well looked after.

The location was ideal set in a quite area with only a four minute walk to a reliamble bus service which went straight into Edinburgh. Our hosts where very friendly and very knowledgeable of the area and also of the town centre. Pleasant experience all round.

Excellent cooked hot breakfast and individually prepared. The Host asked each of us what we would like. And very kindly arranged the breakfast at a time later than usual as well. The whole house had a superb air of calm and that settled on me very quickly. The street was very busy but the bedrooms overlooked the huge garden at the back so the night was very quiet and the morning silent too. We were taken care of at every step so our stay was easy and very comfortable.

On the whole a very positive stay. Excellent property, comfortable and clean. Caroline was very helpful during email enquiry and appreciated her accommodating our needs. I would be happy to recommend to family and friends.

Breakfast experience was a little disappointing, the gentleman serving us hovered as if he was rushing us, felt uncomfortable. He was also quite brusque when he declined us addition helping of meat. Did not live up to the Scottish breakfasts we are familiar with.
