Great location, close to haymarket station and the EICC(20 minutes walk). Also lots of shops and restaurants in the neighbourhood to get some food. You are in the city, but still have the rest of a little town. I loved the kingsize bed and the mattress was perfect. Nice to have a fridge to put some food in. The owner was really kind and helped me with my luggage. They were always available for questions What i also loved was the old character of the house. I had a little window seat and beautiful high ceilings.

It was a little struggle with the stairs, also to get into the hotel, but i new that beforehand. So not a really negative point to add.

Location - 15 to 20 min walk from Princess St or buses Airlink 100 ( to and from airport) or 12 towards Grassmarket (with a few mins walk) if want to go towards the Royal Mile. Dont miss the view from the Vennel at Grassmarket! Very clean room Exceptional bed, matress, beddings 5*. Everything thought of carefully to add charm and quality. We loved the feature wall😊 Large fridge, tea, coffee, biscuit Shower with shampoo, conditioner, bodywash. Hot water! Towels changed daily. Mirror with sensor light. Room vacuumed and tidied

The staff were exceptional and breakfast was lovely (although at an additional cost). The location was excellent, only a short walk of around 20 minutes into the center of Edinburgh. There was a shop just down the road (about 5 minutes walk) and also a couple of pubs further down. The rooms were spacious and very clean. Tea and coffee was provided in the rooms (milk in the fridge - we didn't find it on the first night) as well as a hair dryer. The rooms were warm and inviting. David the site manager gave us very clear instructions before we arrived. He was there to greet us, then showed us to our room and proceeded to inform us of anything we needed to know. He was incredibly knowledgeable about the local area, gave us advice on areas of interest and places further afield that we could visit. He then spoke to us the next day, asked us how we were getting on and if there was anything else we needed. I cannot fault the welcome that we received or the friendliness and helpfulness of the staff. Excellent!

I went with my partner and parents and we all felt that the Guest House was lacking a bar/social area to sit before we went out or after we had returned from eating out. We had breakfast as an add on which was very well cooked but a little pricey at £12 per person. The en-suite shower room was also quite small and my partner struggled to move in the shower. Apart from that the Guest House is fantastic. We would certainly recommend to family and friends and would stay again without hesitation.

The manager David was extremely helpful and hospitable. He made sure the room was warm for our arrival and provided lots of useful advice re transport etc. our room was very comfortable - comfortable beds and a good shower. The room was a good size with nice touches such as an armchair, a towel rack, dressing table and tissues. The guest house is quiet - away from the noise and the bustle of the centre of Edinburgh but only a short bus ride from the city. Breakfast was excellent with a good variety to choose from.

Duthus Lodge was located in a quieter part of Edinburgh, but still close enough to walk to the City Center (about 15-20 minutes) or take the bus, with stops less than a block away from the facility. The house itself is beautiful, and the room was comfortable and had everything we could have wanted. David, the manager, allowed us to store our luggage before our room was ready on the day we arrived and when we needed to pick up our car rental on the day we left. This allowed us to move more easily about the city without having to worry about securing our luggage.

I cannot really think of anything that I would say that would I didn't like. The location may not be for those who want to be in the midst of the city center, but we liked that we could escape from the crowds at the end of the day.

The room was clean, comfortable and spacious enough for 2 people. I like that it has a small closet for clothes, a hair dryer and a luggage rack. The biscuits and beverages provided were thoughtful. The duty manager was available at all times and helpful with information on local transport. Being able to leave our luggage at the lodge after check-out was also a plus point.

Would have been helpful if the times when the heating is on are informed upon arrival. However the duty manager was very nice to give us an extra hour when we were still cold.

I can't praise it enough. It is such a place that I can stay there forever. We went 4 people and rented 2 rooms. We stayed only 3 days. David, who was the manager during our stay, never left us alone. His chat is very sweet, he is a very nice person, the breakfast he prepares is really great. The rooms are very clean, each room has a small fridge, kettle, wardrobe, drawers, iron and ironing board, bathroom, toilet, tea, coffee, decaffeinated coffee, extra heater (if the heating coils are off, we turn it on at night), so there is everything for your comfort. David told us what was happening in the neighbourhood. Where to eat, what to eat, which bar to go to, he showed all his helpfulness and hospitality. We will go again in 1-2 months. We plan to stay with him again. We were very satisfied 4. The location of the hotel, outside, inside and David's sincerity is very nice. You can choose with confidence. Don't forget to have breakfast :)

The personnel in the reception were very helpful and provided us with all the advice needed for our short stay in the city. The room was very comfortable, spacious and stylish. It was quite cold the first night though. When we informed the staff about that, the heat issue was fixed the next day. The breakfast was nothing special, but it had all the essentials needed and the staff was really willing to serve us and prepare it specifically for us. The location is ideal for taking the bus to the airport or the city centre, the bus stop is just outside the place. Overall it was a great experience and I would prefer it again.

The water pressure in the shower was very low.

CHECK-IN: I received detailed instructions with photos for the self check-in process. It was very easy! My plane arrived late but check-in was smooth, which made everything feel better. THE PROPERTY is an old, charming building (it looks like a tiny castle). However, it does not feel old on the inside. Not even an ounce of shabbiness. The place is really nice. There are water fountains in the hallways for refilling water bottles. THE ROOM: Spacious, clean, comfortable, and quiet. I appreciated having the extra pillows on the huge bed--I was able to luxuriate in maximum comfort. (Thank you!) There was a kettle with tea and instant coffee. I didn't partake, but I did eat both cookies. : ) THE BATHROOM: The bathroom was a bit tight, as was the shower. The water pressure was excellent. There were extra toiletries (shampoo and conditioner) and a hair dryer (located in the desk drawer). THE STAFF: Friendly, courteous, helpful, and welcoming. Prior to arrival, the staff was super responsive via the messaging feature in the Booking.com app. BREAKFAST: Plentiful with a variety of options, including fresh fruit. You get your choice of hot food (including eggs, beans, sausage, bacon, etc.) as well as continental options, (yogurt, cereal, excellent toast, etc.). There was also Nutella and other spreads available--I even got to experience Vegemite for the first time...and last time. Cost: I think I paid about 12GBP for breakfast. LOCATION: Convenient airport access. There is an airport shuttle stop out front, a few yards away.

I can't think of anything. The overhead light wasn't working--I was unable to determine if the cord next to the bathroom door was a light switch for the overhead fixture or an emergency cord. (I did not pull it in order to find out.) The over-the-sink light was sufficient.

The property was a lovely old building with a beautiful garden in a very central location. The room was large and old worldly which was lovely. The breakfasts were excellent and there was a lot of variety including cooked to order options. The bus stop was just nearby so it was very easy to get closer into the city and to the old town for sight seeing.

All was good.
