It was clean and tidy. Rooms were cleaned daily. Towels replaced every 2 days. The rooms had everything we needed for a comfortable stay. The location was great. It was opposite the zoo and was an easy bus ride into the city centre. Has a great Chinese restaurant which was 3 minutes walk away too. Although I didn’t meet the owners in person, Iain and Dot kept in contact via email prior to our stay which made check in a breeze. They also provided helpful information in the room for us about buses, restaurants etc

The lounge area was closed off. It would have been nice to relax on a sofa for a bit after a long day out on our feet.

We had an awesome stay in a nice, comfortable room that was even equipped with a small fridge (silent!) and a balcony. Although we have not met the host in person, we have always been well-informed via Booking messages and have got immediate responses whenever we have asked a question. Of course we were also lucky with the weather and could make use of the balcony. The washbasin is equipped with a modern 1 water tap system and not the old British 2 tap style. We travelled by train and bus and the bus stop Edinburgh Zoo is just in front of the house.

Actually nothing. If you force me to find negative points: Unfortunately, there is no breakfast option anymore and we don't see a reason why towels have to be exchanged at all when you only stay 3 nights (keyword: sustainability).

Room was comfy and clean excellent for buses into the city

There was a strange smell in the bathroom and the noise from a pump in there was a little annoying. Apart from that a great place to stay great for buses into the city. We tried out the local cafe with made excellent food. A little tip would be have a cup or dish for your waste from the tea and coffee packets. Also a light outside I know there was one to turn on from the inside but you can't switch it on and leave it all day

The room was well decorated and bright and everything provided was in good order. Excellent provisions for tea-making in the room and everywhere was clean and fresh. Good soundproofing between the rooms and the self-check-in arrangements worked well. Parking was easy to find nearby.

It's a very busy road outside with quite heavy traffic even throughout the night which can't be helped - very quiet with the window closed but noisy if you like the window open. Would have benefitted from more substantial pillows.

The room was nice and clean and had almost everything we needed for our stay. The location was nice. Although we did not meet the host in person, we were always kept well informed via booking messages and received immediate answers to any questions we had. Sometimes parking in front of the property was a challenge, but at the end of the day it was always a space for us.

1 negative point: the fact that there is no option to eat at the property, but then there is no fridge in the room either.

The room was great, beds were very comfortable and en-suite was a good size. Location was perfect with a bus stop taking us into the centre we never waited more than a few minutes. Dot and Iain were wonderful, very welcoming. Breakfast (available by pre order) was delicious. After we checked out we arrived at the airport to discover our flight had been cancelled. Dot kindly made a room available for the night at very short notice that completely saved us and made planning our alternative return journey so much easier. If I were staying In Edinburgh I wouldn’t look for anywhere else . We will be back .

Nothing our stay was perfect

Room was good size, nicely decorated in a neo-colonial style. Modern but refreshingly NOT grey colour scheme, which was quite relaxing. Little balcony with table and chairs was a neat addittion. They have put a lot of effort in which paid off for me. Transport to City Centre and Airport very easy 3/4 buses from stops just across the road by the Zoo.

Coffee bags didn't work - good coffee is always welcome - Nespresso? Parking was difficult - OK it's Edinburgh - it's free but rare - can't be helped but be warned. Value for money is difficult these days - but this is very competitive. The coffee would confirm it!

The location is very good, frequent bus services between the Airport and Edinburgh itself, zoo directly opposite. Sadly our paths didn't cross with the owners but they were lovely and very Informative, rooms had everything you needed, TV, kettle, comfy beds, shower ect, will deffo stay again!

The curtains in room 4 don't fill the window, but there is a blind and it's really not that noticeable, other than that, no complaints!

Great accommodation. We stayed in rooms 2 & 5, both with en-suite shower room and both with a double and single bed. Really good quality furniture plus extras that every guest house should think about ie hairdryer next to full length mirror, bedside table lamps, space for toiletries etc Breakfast is not included in the booking.com price so we paid for a very nice pre-ordered breakfast at the accommodation - very nice produce used. Location is excellent -bus stop outside the accommodation with buses into city centre very frequent. Accommodation also opposite the zoo - well worth a visit. Finally, the hosts are lovely, happy to have a chat but not intrusive 😀

Nothing - we were happy with everything
