The room was spacious, and the bed was comfortable and a mini fridge in the room. Has tea and coffee facilities and a variety of teas (Tetley, peppermint, camomile, and Earl grey) along with 2 sachets of good quality coffee and some UHT milk and also sugar. Also, 2 caramel wafers and a little candy cane on the pillow. We had room 316 next to the lift, which we didn't hear at all. The ensuite was very spacious and would recommend Staff were mainly helpful , and they refreshed your room daily. We didn't hear the pub next door either. They had secondary glazing, this worked perfectly Location was brilliant. A bit of a walk from the train station but easily done.
Had to chase for a room refresh on Thursday and the receptionist was a bit offish bordering on rude. But the other staff very nice and helpful. Never the same receptionist as changed daily. Unable to control the thermostat very hot at night and secondary glazing not easy to.open

Great location on the attractive Grassmarket, really convenient. We had a quiet room at the back of the building. Comfy bed.
To be fair it was advertised as a “small double room” - and it was tight! The bed had to be against a wall. Manageable if you’re only staying a night or two.

No false advertising. The room was as it said. Bed was comfy, ensuite was a good size, TV was huge!
The air-conditioning did not allow for heat (only blew out cold air) despite there being no radiator, except in the bathroom. The style of sink didn't allow for a wash. The noise of air-conditioning unit outside window not warned about

Was supposed to be in the single room but ended up being in the double room. Bed was amazingly comfortable, lots of room space, enough storage for one but maybe a little tight for two persons. TV was a very big smart tv, so good it was dangerous for a holiday where you’re supposed to go out and not stay and watch tv lol. Amazing location! Just outside Victoria street and a 5 minute walk from the Vennel viewpoint of the castle. Felt very safe (woman and alone) around the place even at night despite the area having pubs. Money was well beyond worth it.
STAIRS. Lots of stairs. I stayed in the 3rd floor and had to get a lift to the first floor and then go up 2 flights of stairs (with a 23kg suitcase after a morning flight lol). Some rooms are accessible to no stairs but it seems they don’t inform you they exist so ask for it if you want it. Everything else was so good though it was somewhat worth it. There’s a bar linked to the hotel (where the breakfast is served) which one night I faintly heard/felt the bangs of the music lol but I managed.

Location was great. Victoria Street is cute and there are a lot of restaurants/pubs nearby as well as several cute shops. Not too far from Waverley Station. The building seems to be historic (there was marker with a 17th century year on the side) but the inside is renovated and modern. I liked that there was a mini-fridge in the room.
On Friday and Saturday night the pub next door (connected to the hotel) was quite loud. We stayed on the 4th floor but could still hear it during the night. On Sunday night the pub's music was more subdued, and I imagine this would be the same most weekdays.

The room was just the right size. Lovely view from the window. The bed was very comfortable. Liked the mini fridge and the wardrobe had plenty of storage. Good tea and coffee facilities. Curtains kept the room dark enough to sleep in. Tv was really big. Lots of nice restaurants and cafes around plus a corner shop that's open till midnight (but doesn't sell booze fyi). Excellent location.
The bathroom door was kinda see through - not totally as it was a frosted door but you could clearly see the person in the bathroom. The shower took ages to heat up and then was absolutely scalding hot. We could never find a comfortable temperature. The bed was two singles pushed together and they kept coming apart during the night.

Location is great, close to the centre of town and lots of food places around. We did have an issue with hot water on our first night, after a long day of travel, but the wonderful staff member Amy, did not rest until she got it sorted for us. We got complimentary breakfast for the hassle. Cannot thank Amy enough for her patience and perseverance!
We were unfortunately on the first floor, directly over the pub so it was really noisy until quite late at night. Not a big deal (white noise helped here) but surprising that a family room would be so close to that kind of noise.

Loved the location,The room was perfect for a solo traveller..I loved the clean room the comfortable bed plus the Safe in the room was great to have. And the mini fridge came in handy to store bottled water in. The shower room was super modern and clean. And even though I was way up top of the building it was very peaceful. I really loved it and the ever so friendly ladies on the desk. Also I was very impressed by the offer to hold bags after checking out it left me hands free for the whole day before a late flight. Thank you so much guys I will be returning.
If I was to be very pickey I would imagine the room I had might have been a struggle to bring suitcases up to with all the stairs. But I was travelling light so it was just fine for me .

Lovely big bathroom and bathroom towel, very comfortable bed. Room was quiet and cosy. I didn't have breakfast there so can't leave a review for that. Location was central 10mins on foot from Waverley station 15 to Princess St. 5 mins from the Royal mile. Lots of cafes and pubs near the hotel. good value for money, would stay again.
Everything was perfect apart from one small thing, I arrived earlier and asked if I could leave my luggage before coming back and checking in. The hotel staff said it wasn't a problem. I thought the cases would be left in a baggage deposit area, but when I came back they were just stood in the corner of the hallway for anyone to access, as the reception desk is not always manned. However this did not spoil my stay and would still recommend the hotel.
