Location perfect, room warm and modern.would return

Could be seen through bathroom window when sat on toilet as blind wouldnt stay down. Cobwebs on bedroom ceiling. Difficult to access as enail to access room not sent until day after arrival. Ironing board but no iron.

The location was perfect, the room was just right for the 2 of us for the weekend. They left a small treat of biscuits for us which was very nice to have with a morning cup of tea. the heating was also on for us when we arrived so the room was lovely and warm. constant communication with the owners, so we know if we had any issues it wouldnt have been difficult to sort out. Again the location is fab, you are very close to the castle and kind of slap bang in the middle of the mile. very close to lots of cafes and pubs!

there wasnt anything we disliked, but we noticed a few people left bad reviews in regards to the stairs. yes there are three flights of spiral staircases to get to the room but if you are able bodied its not really an issue. Also people complained about finding the place, its not that hard to find at all and the instructions to get in were very easy to follow. The noise we noticed but it didnt bother us, the room is above a pub so if you are looking for somewhere quiet then this might not be for you. for us it was nice to nip down for a pint and we also enjoyed the sounds of other people enjoying their holiday! The only thing we disliked was the room next to ours, the guests were quite noisy and we could hear them snoring through the wall. Again not a massive issue.

Cool old style building with character if that’s what you’re looking for. Great tea/coffee station in the room+biscuits. Modern shower was very good too.

I could see a couple struggle for space but no probs for me. The spiral stairs would also be an issue for anyone with a suitcase…I only had a shoulder bag…still good exercise. The 10am check out time was the big negative for me. When I’m on a break I like to relax especially if I have a long wait in the airport anyway. It was warm when I stayed but it would be interesting to see how cold the room would get with the very old wooden windows. I tend to sleep with earplugs so be aware of a courtyard down below that could have you awake early or late.

The location was absolutely perfect. I was a little worried about the stairs given there are a lot of reviews that warn you about them, but they weren’t as bad as I thought, especially given that I had a very large and heavy luggage. There are not that many other people in the building and it feels extremely safe so you can take the stairs at your own leisure. The room was exceptional and cozy and although I was staying right on the Royal Mile, I could not hear any of the noise coming from outside. Would definitely recommend!

This is not the fault of the property owners, but the doors that were supposed to be kept shut for our own safety rarely were. If there is a way to enforce this with the other tenants further to make the other people staying there feel safe (especially for solo travellers) that would be great.

i stayed in Melville room. Its the top floor up a windy staircase. I dont think the stairs were very narrow as others have said. It is a climb and its just beside the royal mile so you're uphill from waverley station. the room was grand. very clean. tidy. Do bring your own shower gel/shampoo as you only get a tiny sample pack. towels and bedding were very clean. overall I was very happy

there were no clear photos of my actual room on the site. There are some bad reviews out there so i was pretty nervous about what i was getting, but ti was great. I advise them to share some more photos and clearly show the differences between rooms to ease guests minds

Amazing location, really central with lots of coffee shops, bars, restaurants and shops near by, along with lots of sights. Beautiful courtyard location and rooms felt very secure and were quiet enough at night. Great bed, bathroom and the gift wrapped biscuits were a lovely extra touch.

We were on the third floor so it was tricky getting our suitcases up to the room as there are no lifts, and the stairs are spiral turret style staircases with no handrail - this was in the description though so it wasn’t a surprise to us, and with how old the building is, it’s completely understandable!! As is stated in the description, this wouldn’t be suitable for anyone with mobility issues or with trouble carrying their cases up the stairs. but it is all part of its charm.

Couldn't fault this place! Would reccomend to anyone! Location is amazing, everything is on your door step. Once the information given is followed the place itself is really easy to find. Loved the spiral staircase and the history of the building. The room itself was very comfortable and clean. Loved the little biscuits, lovely touch. Juila was a very accomodating host and was very helpful. Lovely cafe and bar underneath apartment. Thanks for a lovely stay!

Room was small but perfect. Comfy bed and plenty of hot water for the shower. There is a steep spiral stairs up to it (we were on second floor) but we knew that beforehand. Julia was very accommodating for an earlier check in and slightly later check out. Location is perfect and yet quiet at night. The little box of biscuits was a very personal touch and much enjoyed with a cup of tea after an exhausting day of sightseeing.

Not really a complaint, bathroom is compact so nowhere to rest toiletries or makeup but you get over that.

The location in Edinburgh was excellent. The room was just what was needed to get your head down. The bed was comfortable and the heating in the room was nice to be able to adjust accordingly. The bathroom was a nice size. Nothing too fancy but all very pleasant.

The spiral staircase could do with a small handrail to help you climb the stairs. A bin bag needs to be put into the large bin in the room. The quilt was quite thin so a heavy blanket would be nice instead of having to have the heating on at night.

Location fantastic - room had charm but I hadn’t expected it to be a ‘do-it-yourself’ stay. It turned out fine for me as I had only a small overnight bag with me. The peacefulness of the courtyard was an unexpected bonus given the proximity to the Royal Mile.

I think advance warning that there is no reception or place to leave a big bag after checkout at 10 am wd be helpful , as would warning that there’s a lot of spiral stairs. At present this is made more evident after booking and it should be up front.
