The rooms were of good size, except for one on the first floor, which didn't have space for opening 2 suitcases on the floor even. Also, it didn't have an attached bathroom.The other rooms were of good size. We had one large room on the ground floor and 3 rooms on the first floor. The kitchen-cum-dining room and the drawing/sitting room were on the ground floor.Our unit was # 24.The kitchen is well equipped.

None of the doors in the apartment had door stoppers, which are a necessity in a family apartment. Also, some lights in the kitchen were not working and the one on the ceiling is not enough. The bathroom on the ground floor bedroom had its water-stopper in the basin missing - risk of loosing a ring, while washing hands.

the house was very spacious more than what we expected, very huge infact. there was a huge bedroom on the ground floor with a huge bathroom and a lovely kitchen. the first floor also had the similar size huge bedroom and two medium sized bedrooms with attached washrooms. to be honest it was enough to accomodate 8 people. the location is superb because it's just 15min walk from princes Street and there is a bus stop right near the reception. this is an apartment which is not part of the main hotel but 4-5 buildings away but that's not a concern.

while the description says they don't service the apartment however I feel that can be a demerit if you are staying for long period , for us it was fine as we were there for 3 nights. the dishwasher didn't work well, it was leaking. the washing machine also doesn't have a dedicated drying mode. also there should be manuals kept on how to use these two equipment because they are different and everyone may not be comfortable with this. also like other bnb u expect minimum things like salt to be available, not sure why sugar , tea, coffee sachets was there but no salt and pepper. isn't that very basic!

The hotel is in a great location, right beside Calton Hill and about a 15-20 minute walk from the main attractions: Royal Mile, Edinburgh Castle etc. Tram station is a 5 minute walk from the hotel that goes directly to & from the airport. Staff were very friendly and welcoming, and the room was a good size and great value for money. Bed was comfy and the extra snacks that came with the room were a welcoming bonus. Lots of shops and restaurants nearby as well, St. James' Quarter shopping center is in walking distance. Overall would recommend for a short stay in Edinburgh.

The windows in the my room seemed old and could hear traffic passing by during the night through them.

Loved pretty much everything! The location is perfect - about 10 mins to walk to Waverley station. The room was so cosy - the perfect size for one person, with a radiator to adjust the temperature (stayed here on a chilly night, but the room soon warmed up). The bed was cosy and there were extra pillows, and everything was super clean. I also loved the finishing touches - for instance, there was a mini-kettle with tea, coffee, water, and even biscuits and crisps! I was so impressed with how cosy and welcoming the hotel was, and all at such a reasonable price.

There was virtually nothing not to like. The room was a bit chilly (on a very cold day) when I went in, but it warmed up very quickly once I put the radiator on. The shower (which is above the bath) leaked onto the bathroom floor slightly, but not in a major or disruptive way.

I was travelling solo and catching up with friends in Edinburgh for the first time since January 2020; The hotel location was perfect for my activities, in town but Windsor St is peaceful and quiet. Room was a small double, turned out very nicely and all the facilities I required. Got a really good sleep each night and wasn't disturbed by any outside activities. All the staff I encountered were very friendly and helpful - all my questions were answered. Thank you for a wonderful few days. Oh and my stay was topped off with a free gift when checking out - really nice touch that I wasn't expecting. Thank you to you all.

If there were any gripes; in advance I knew I'd booked a small double room but it was just the issue of either having to climb over the bed or skirt round the top of the bed to get to the wardrobe. And in the bathroom there were signs warning me about very hot water, there just seemed to be rather a wait for the water out the taps and shower to warm up. But otherwise excellent and it is now my hotel of choice for future visits to Edinburgh.

The room 404 across the road from the hotel was lovely, not large, but perfectly fine for us.The bathroom was a really good size. Everything was clean, and it contained everything we needed. Breakfast was self-service, again, everything to could want. Cereals, fruit juices, croissants, hot food, cold food tea and coffee. Perfect. Then, when we were leaving, the lovely receptionist with the blonde hair gave us a little box with 2 macaroons, so thoughtful. The hotel was situated in a lovely part of Edinburgh, near St James Quarter and the Playhouse theatre, really close to all amenities. Thank you

Best place! Worth every penny. What a spacious room. Everything clean and functional everywhere. The gentleman at the reception was very helpful and kind. They even fixed the bathtub at night when they realised we'd only stay for that 1 night which was very thoughtful of them and swiftly done. Niiice modern decoration with your fuzzy carpet around the corridors/stairwell. The family room we were in had the largest bed ever 🤩 even for 2 parents ..could fit 3 if it was allowed 🙌🏼 Finally a large enough bathtub for tall chunky people 🥰 and the room came with good accessories (hair dryer, folding suitcase stool, fan, kettle and free snacks). The towels were all clean and fluffy and good smelling soap for all in case you forgot yours.

The breakfast was not a £10 each quality. Mushrooms were soggy and a little sour..only scrambled eggs and the packed muffins were pretty dry.

The room was spacious, clean and overall very comfortable. The water pressure and temperature in the shower were great. The hotel is located close to the centre, just a short (but hilly) walk from Waverley Station, but the street is pretty quiet so I couldn't hear any traffic from my room. All the staff I spoke to were friendly and made me welcome at the hotel, from check-in to check-out. I had a late check-in just before midnight, and they were very accommodating. The hotel has made efforts to be more sustainable, such as providing the option to reuse towels, and having an on/off switch and temperature controls for the radiators and towel rack, so I could adjust the temperature and turn them on or off as needed.

The doors were quite heavy and shut loudly, so I was woken by other guests leaving or entering their rooms in the early mornings or late at night.

Everything was easy. The location was great. Street where hotel was located is lovely and it was nice and quiet. Although the room was small, it was just what I needed. It was comfortable. Bathroom was absolutely spotless. Super shower (easy to use), soft fluffy white towels and a towel warming rack - terrific. The room I was in was in the buidling across from the main hotel and although it's a city hotel, the view from the room was very green (not the usual concrete) as the building backed onto the gardens of the neighbours. For me this was an added bonus. Couldn't believe how quiet it was. Staff at reception were so friendly and so helpful. I wasn't there long enough to use the bar or anything else. In my experience hotel coffee at breakfast usually isn't great, but this was actually good.

I dislike saying that anything was bad. In my opinion, the cooked breakfast was only ok. I didn't try the cold breakfast. Apart from that, nothing else comes to mind.

Excellent Location, very easy go access with tram or bus and walking distance as well to city center. Very friendly and accomodating stuff. Very clean premises and room, with High quality amenities provided by the hotel. 9.5!

Two drawbacks in the knitpicking domain, one is that the double bed is basically two single matresses joined together(at least in the room we were given) and in the morning (8 am) you could hear some doors slamming here and there.
