This bed and breakfast was an excellent place to stay overnight.The host was warm and very friendly.We left early so missed the breakfast however I’m sure that would have been excellent.

I did not find anything to dislike ( all good ).

What a find! Super location, clean, safe and Sean and the team are very helpful and welcoming. The room is basic but clean, all essentials are on hand with a very comfortable bed. The property is very quiet, a great base of anyone looking to explore Edinburgh!

Huge Victorian-era bedroom with high ceilings FOUR beds (Deluxe Family Room, I believe is what we had), a bay window with a view over the street and chairs and table to relax and watch the world go by. It was also just steps from a main city thoroughfare: Leith Walk. Trams, buses, cans will quickly get you to New Town or Old Town from where we stayed, and Leith Walk itself is packed with shops, restaurants, pubs, etc. I also enjoyed the fact that this location was definitely an Edinburgh neighborhood; kids were going to school in the morning, etc.

Shower was tight; water flow from the faucets took some getting used to. WiFi was inconsistent; breakfast was NOT included in the price.

The room was clean, relatively spacious, and the bed was comfortable. The shower was roomy, with good pressure and plenty of hot water. Very easy access to busses and trams. I was able to walk from the train station, though I wouldn't recommend that if you have much luggage. Plenty of restaurants, pubs, and grocery stores were nearby. Being in a residential area it was very quiet.

My only disappointment was that the property is listed as a bed and breakfast but doesn't serve breakfast.

it was very easy to get to from the airport. we were able to get a tram almost to the door. Received a txt message prior to arrival explaining how to gain entry and where to find a key, The manager of the property was very friendly and helpful giving advice on transport (bus routes etc). fab location , easy to get in and out of town. Rooms clean and comfortable and i love that there was always the makings of a cup of tea/coffee in the room plus bottled water. (nice touch). We were on a shared bathroom basis which might not seem ideal but surprisingly it worked very well.

My only problem was and it was my own fault, is that i didn't realize it was a 3 storey house and we were in the attic. Too many stairs. So my advice is, iif you are of a certain age or have walking difficulty let the manager know this before you arrive and i am sure they will do their best to acomodate you.

It's really good 👍 complete value for money ! Cleaning was exceptional , it may be looks simple from outsode but inside u get the facilities which you don't even get from a 3 or 4 stat hotel like as follows Iron Heat Coffee /tea /hot chocolate Free water bottles Best shampoo and conditioner Big mirror Free parking outside for overnight till 8.30 am We really liked highly recommended if you looking for a cosy place to stay over night

The place is very clean, very well located in Leith. Easy to reach from the airport by tram. Close by walk to any main point of interests of the city. Car rental, shops and restaurants in the neighborhood. Rooms are warm, especially during autumn time. Price for the room was good. Room has hair dryer, TV, a kettle for which tea, coffee and water were provided each day. Personel was helpful and nice.

Lights above bed don't work and toilet is noisy when flushed but this was a friendly service, great value stay. Staff were so accommodating.

I thought I could have a continental breakfast but this is no longer provided unless previously booked on booking.com however as the area has loads of cafes it wasn't a problem. Lovely wee tray with hot chocolate, coffee, milk, sugar and biscuits provided.

Great little B&B. Excellent location with an easy 15 minute to walk to the bus station and 20 minutes to the Royal Mile. The family room was very large, comfortable, and had all the things we needed.

It was a bit difficult to park as all the immediate road side parking was 'permit only' and pay parking spaces further along the street were hard to come by. Although the tables in the dining room were beautifully set for breakfast, the dishes themselves weren't 100% clean.
