No. 53 was a great little spot for a week-long stay. While I guess technically a studio, the apartment I stayed in was pretty sizable, with a full kitchen and good-sized living room. The bedroom was also generously sized and had multiple dressers for clothes storage. I think my favorite part was the bathroom--it had a really nice tub and a separate walk-in shower, and a lighted mirror that was great for makeup. There were skylights throughout the place so there was always plenty of light. I really liked the location, which was close to George Street. It's not a terribly long walk to the popular attractions in Old Town, and it's much less crowded. You're also right near the mall and more of the modern shops. There are plenty of restaurant options nearby, including a good little French place right next door. There had to be at least 10 coffee shops in walking distance too. I thought the staff was great, and did a good job relaying all the pertinent details. I appreciated that they thought ahead to communicate where to store luggage if you arrived before check-in (though they actually got me in early!) and even had a video to demonstrate how to access your keys. My room was very clean when I arrived, and they were great about cleaning it during my stay too.

I was warned, but they weren't kidding about the stairs! My room was on the very top floor and had its own separate flight of stairs in addition to the three flights before it. It was a little rough lugging a full suitcase up there, but that's par for the course for a building in a historical area.

Clean room. Good location for site seeing and food options. Comfortable bed. Great shower and hot water. Good communication with hotel operators via WhatsApp.

Top floor room so you will hear the wind and rain. Could hear drunk revellers outside at all times of the morning. In fact, you will hear a lot of what's happening outside. No elevators, so prepare for stairs.

Location was excellent with plenty around it. Keys etc as per video provided prior to visit. Comfortable spacious room with iron etc. Would stay again.

One of us arrived the Thursday and had poor quality sleep. One of the four sash windows (one obscured by wardrobe) with sound proof window shut in front of it. Our friend thought this noise was something outside but sash was rattling in wind. I shut window and all was fine so partially our friends fault for not noticing but recommend leaving sound proof window open if sash open. Also TV took ages to work. we got police interceptors on eventually and were frightened to change chanel.

A large room with space for 3 in a single + large king bed. A kettle tea coffee service. With Tunnocks wafer bar pp. A large bright en-suite with bath and hand towel pp. special thanks to Padraig for helping us with luggage. Generally staff sent good communication about checkin, door codes as well as responding to requests for an additional bar plug for the room.

Only one bedside light so need another for table to left of king bed. Keypad for entry to room 11 was temperamental - took several attempts. Light in hallway on floor3 was very dim. Insufficient sockets for charging phones/boiling kettle/ using cooler fan. Pressure of water in Shower was poor although rainfall shower was OK

The apartment we had (top floor) was absolutely fantastic! Location was great as it was close to some incredible restaurants and was about a ten minute walk to old town. The apartment itself was very clean, (I am picky about that!) and having our own kitchen, living room, and space to hang out after a long day exploring, was wonderful. It was a good hike up the stairs, about 4-5 flights, so be mindful of that if you have difficulty walking.

Perhaps the only thing I can think of was bringing our bags upstairs haha, but we didn’t make use of the porter so that was our own mistake. Also, perhaps the coffee table in the living room could be larger, as we found that quite small. But honestly, it was great!

It was almost perfect. Good-size airy room, very comfy kingsize bed & bedding, including the pillows. Tasteful decor, good lighting and plenty of suitable storage for everything, plus iron & board provided. Well-appointed bathroom with a great shower & sink hot water almost constant. Good Tea/Coffee-making facilities ; guests could replenish themselves including toilet rolls ! Excellent location, couldn't have been better. Frederick Street though very central & convenient isn't too busy like eg. Princes Street. Efficient multi key-pad entry system so no need for keys, worked well. Also the large 'Guest Lounge' was a welcome additional facility tho' we only popped in to look at the brochures etc. For friends & family booking several Rooms, it was a great communal place to gather ! Breakfasts not included enabled you to use the huge choice of very nearby eateries. We found the Cafe Andaluz & Cafe Hanover 71 particularly good. And property only 15 mins walk from Waverly Station, perfect !

It was almost perfect.Would definitely stay there again. 2x small issues ; no Lifts & Rooms are on 2nd/3rd Floors, but our suitcases were small so not really an issue and there were staff on hand to help as they promised. Also, in our (Kingsize) Room 4, you could hear the external air conditioning extractors from below. As we opened our window during the day only, it was OK (I often use ear 'bungs') & my husband managed to get to sleep. If the weather had been hotter, it may not have been so easy....I imagine some rooms either face the road (not really a main one) or other directions instead.

The room was nice - "attic style" and larger than expected. The kitchen was large, fully stocked. The bathroom very nice with a large bathtub and window above. Comfortable living area, and even a second smaller bathroom, warm heating. Location was good - very convenient in the new town.

Attic style meant we kept bumping our heads! No remote for the television so couldn't change volume without getting up. No lift - normally wouldn't be an issue but we had just run a marathon and it was really difficult to get up and down the stairs (possibly if you had lots of luggage it could be hard as well). But normally wouldn't be a problem for us.

I liked the clear and easy communication from the admin of the place. The room was easy to access and videos and communication made everything simple. The room was spacious with a lovely wide and comfortable bed, lots of light from the two windows and enough space to store my belongings. The bathroom was modern with everything needed and there were additional towels available if needed as well. I liked that the rooms are not being made while I stayed there, however, it is an available service if required. Even if there are bars and restaurants below, there was never too much noise and it ended well before midnight. I heard it because I keep my windows open; with closed windows no noise is to be heard. Great location which is within 5 minutes walking distance from the Airlink bus stop and Princess street. Easy walking or public transport to all places in Edinburgh.

As a suggestion it would be nice to have a small fridge to store items such as medicine that needs to be kept cool. And either a few more sockets or socket extensions to recharge would be great.

Amazing location right in the heart of Edinburgh and a great view out of our window. Really comfy bed. Nice, clean room with wardrobe space, coffee/tea in room, TV. Everything we needed!

Only minor downside to our room: The "private bathroom" our room had was across on the other side of the big landing upstairs, between the doors of other guest's rooms. I totally understand this is unavoidable if the room itself can't accommodate an ensuite, but we found ourselves having to hide/wait in there after showers to avoid bumping into other guests walking around. It would have been great if the bathroom was even next door to the room to avoid having to quickly scurry across the landing area in a towel!

Our stay was very delightful.. We met Merlin(yes, like the wizard) and he was very helpful of helping us checked in.. The place was clean(it was cleaned I think every 2 days), there was ameneties(coffee, teas,kettle, shower gel, shampoo and conditioner), the room was comfortable for 3 person with luggage(the heater was working fine because we came in November), the location was stategic(approx 10 minutes walk from Waverly Station and in a big street). Would love to come again to this place 👍

Keep in mind that this is an old building, so there weren't any lift, you have to climb stairs with your luggage.. Other than that, we had a great stay..
