This is an absolutely gorgeous and beautifully maintained property and it was a privilege to be allowed to stay in such a historic building. Hollybank House has been owned by three generations of the Williams family who made us and our two rather unruly dogs feel most welcome and comfortable. The suite we stayed in is spacious and overlooks the extensive garden. We requested a tax invoice from them many months after our stay, and they sent it to us without any delay.

A stunning house which has maintained its original features and is set in beautiful grounds. Very calm and peaceful. Spacious room with comfortable bed. The host is extremely friendly and welcoming. Breakfast was excellent. Can’t recommend it high enough. We will definitely visit again.

A beautiful country house set in wonderful gardens , but conveniently situated close to town and access to major roads . We liked everything about this large spacious home. The beds , pillows and linens were super comfortable. Breakfast was very good with excellent service . Highly recommended

Lovely atmosphere with warm and friendly hosts. Comfortable bed, soft and fluffy towels. Very homely. We were in the pink room. Lovely and quiet. Old world charm. Breakfasts were delicious with top quality ingredients. All served in the grand dining room seated with other guests who were also delightful company.

Very good breakfast with plenty of choice and nicely presented. We loved the location and being able to see the sea from our bedroom.

We prefer a table to ourselves for breakfast but it would be difficult with the large table and as it was quiet it didn't matter.

Location good, Emsworth village 5 minutes away Beautiful house, very welcoming, good size room and great view of the garden and could see Chichester harbour. Bed very comfort had great night sleep.

Beautiful manlr house, near the woods and comfortable room and bathroom. Very tidy and clean.

The property is a bit rundown and needs maintenance: removed carpet on concrete staircase and halll for example.

Location, grounds spacious and lovely, we had a dog with us so ideal. Room bigger than your average, beds very comfortable. Shower could have done with a bit more pressure but ho hum adds to the charm. Breakfast, shared big table, different and a great way to meet your fellow guests. Food just right to set you up for the day. Hosts, Viv and Ian first rate, if you need anything just ask. Dog friendly, Note, dogs not allowed in dining room for breakfast so either leave in room, ask to eat outside or as we did tether to the magnificent staircase. 😀 Great location for exploring and long beachside walks.

Always an opportunity to meet other guest during breakfast on large table. Excellent breakfast (best croissants!) and lovely staff always around. Beautiful house, sitting rooms, patio and garden which you have all to your self at times when nobody is around and help yourself to drinks from the bar.

The family owners were very welcoming and friendly, nothing was too much trouble. I took my dog and we had wonderful walks in their stunning grounds.
